Royal Roofing Bronx did an excellent job repairing our leaking commerical flat roof around the roof drain. Water was pooling in that area, and the roof was leaking into the building. Their onsite foreman and crew removed the old roofing around the drain, replaced the rotted wood decking, and installed new roofing membrane and waterproofing around the newly installed drain and adjoining walls. They addressed the damaged materials underneath and rebuilt the affected section thoroughly. The difference is clear: water now drains properly, there is no more standing water in the repaired area, and the roof is no longer leaking. The photos show the condition before the repair and the work involved. I highly recommend Royal Roofing Bronx to anyone needing proffers roofing, We’re very pleased with the results...

Thank you for sharing your experience. We’re glad the repair addressed the underlying drain issue by replacing the rotted decking and rebuilding the affected roofing, membrane, and waterproofing around the drain and adjoining walls. Most importantly, it’s great to know the area now drains properly and remains leak free.

We appreciate your trust in Royal Roofing Bronx and your recommendation. If you need future roofing or exterior service, we’ll be happy to help.

A severe windstorm removed shingles from the rear slope and loosened several courses near the ridge. Because the rest of the roof was approaching the end of its life, we asked for both repair and replacement options. The differences in cost, remaining risk, and expected lifespan were explained without pushing us toward either choice. We decided to replace the roof rather than invest in a large repair on aging shingles. Temporary protection kept the house dry while materials were ordered. The final installation looks consistent, and we no longer have mismatched storm repairs across the rear of the house.

Replacing a row-house roof requires some consideration for the homes attached to it. The neighboring property had a newer membrane, while ours had failed along the shared party wall. Both sides were photographed before work began, and the termination point was reviewed with the adjoining owner. Our roof was removed without cutting into their system, and the wall connection was rebuilt on our side. A small amount of debris crossed the property line during tear-off but was collected immediately. The technical work was handled well, and so was the potentially awkward neighbor conversation

The quote included a decking allowance, and that became important once the old roof was removed. Four damaged plywood sheets were found near the hatch and replaced without increasing the agreed price. New insulation and modified-bitumen roofing were then installed over the repaired deck. The final invoice matched what we expected from the beginning.

Richard, thank you for sharing your experience. We are glad the decking allowance provided a clear path for addressing the damaged plywood discovered near the hatch without increasing the agreed price. Replacing those four sheets, followed by new insulation and modified bitumen roofing, helped ensure the new roof was installed over a properly repaired deck.

We also appreciate you recognizing the consistency of the pricing and final invoice. Keeping the project aligned with what was agreed from the beginning is an important part of a straightforward roofing experience. If you need a future roof inspection, modified bitumen roof repair, or roof maintenance service, our team will be happy to assist.

Our building has separate front and rear flat roofs, and I assumed both would need replacement. The inspection showed that the front section was dry and still performing well, while the rear contained wet insulation and deteriorated seams. Only the rear roof was removed and replaced with a new EPDM system. The front received minor seam maintenance and drain cleaning. The divided scope saved us from replacing a roof that did not need it. I appreciated that level of judgment.

Michelle, thank you for sharing your experience. We are glad the inspection provided a clear picture of the condition of both flat roof sections. Finding the front roof dry and performing well allowed it to remain in service, while the wet insulation and deteriorated seams on the rear section showed where replacement with a new EPDM system was needed.

We appreciate you recognizing the value of a divided scope based on the actual condition of each roof. The seam maintenance and drain cleaning on the front section also helped keep that roof maintained without unnecessary replacement. If you need a future roof inspection, EPDM roof repair, or roof maintenance service, our team will be happy to assist.

Overall, I had a very good experience replacing the flat roof on our community building with Royal Roofing Bronx. The old roof had been coated several times, and new cracks kept appearing around the vents and drains. Test openings confirmed that some insulation was wet, so another surface coating would not have solved the complete problem. We chose a PVC system with new insulation and a cover board. Work was planned around the building’s regular daytime activities. A damaged section of decking was discovered beside an old vent, photographed, and replaced before the membrane went down. The landscaped area beside the building was covered during tear-off, and the neighboring property remained clean. We had one weather delay, but the roof was secured and the revised schedule was communicated. The final inspection included drain testing and a review of the warranty. Several months later, the building is dry and the new roof is performing as expected.

Thank you for sharing your experience. We are glad the inspection identified the wet insulation and showed that another coating would not have addressed the underlying issues. The new PVC system, along with the insulation, cover board, and localized decking repair, provided a more complete solution.

We also appreciate your understanding regarding the weather delay and are pleased that the revised schedule was communicated clearly. It is great to hear that the building has remained dry and that the final inspection and warranty review gave you confidence in the completed work. Thank you for choosing Royal Roofing Bronx.

Replacing the roof above an occupied hotel required more planning than the material installation itself. Eleven plumbing vents, two exhaust curbs, an internal drain, and a roof hatch all served occupied areas below. Closing the entire top floor was not realistic, so the work was divided into controlled zones. Moisture testing and core samples showed wet insulation near the drain, one exhaust curb, and part of the rear perimeter. The leaks visible in two guest rooms represented only a portion of the affected roof. Repairing those ceiling locations would have left wet material elsewhere. The approved scope included complete removal, deck evaluation, tapered insulation, a single-ply membrane, drain detailing, curb flashing, perimeter work, and service walkways. Guest rooms beneath each active zone were left unoccupied during removal. Housekeeping received a daily map showing where interior protection needed to remain. The metal deck was sound across most of the building. Two corroded sections near the drain were marked from above and below before replacement. Photographs and measurements were provided before the added metal work was approved. One guest complained about drilling that began earlier than the posted time. The work stopped, and the morning schedule was corrected for the remaining days. That mistake did not repeat. The vents and curbs were completed individually rather than covered by one generic penetration detail. Walkway pads now provide a defined route from the hatch to the equipment, and the drain approach has a visible slope. Final documentation identifies every curb, vent, deck repair, and seam transition. The first major storm arrived while the hotel was nearly full. Neither of the former leak rooms reported moisture, and the drain cleared without the ponding seen before replacement. The installation mattered, but the room-by-room coordination is what allowed the building to remain operational.

Thank you for sharing your experience. We are glad the hotel roof replacement was carefully coordinated around occupied guest rooms, plumbing vents, exhaust curbs, the roof hatch, and drainage. Using controlled work zones, replacing wet insulation and corroded deck sections, and installing tapered insulation, single ply membrane, drain detailing, curb flashing, and service walkways helped create a reliable roofing system.

We also appreciate your feedback about the early drilling and are glad the schedule was corrected without the issue repeating. It is great to hear the former leak rooms remained dry during a major storm and the drain cleared properly without the previous ponding. Careful planning and communication are important when completing commercial roof replacement while keeping a hotel operational.

This repair involved the HVAC technician almost as much as the roofers. Refrigerant lines serving a rooftop unit had been resting directly on the EPDM membrane, and years of movement wore through the surface at one contact point. Another section was being stretched by a support that had shifted. The roof itself was approximately nine years old and remained dry outside the damaged path. Moisture testing did not support complete replacement. The recommended approach was to repair the membrane and have the mechanical lines raised on compatible supports. Scheduling the two trades took longer than the physical repair. The first appointment had to be moved when the HVAC technician became unavailable, which was frustrating because we had already cleared access. A coordinated date was confirmed before the second attempt. The lines were temporarily lifted without disconnecting or pulling on the equipment connections. Wet insulation beneath the puncture was removed locally, and the area was rebuilt with matching material and compatible EPDM patches. New supports and walkway pads now keep service traffic away from the vulnerable area. I asked for pictures after the lines were lowered onto the new supports, not just while everything was moved aside. Those final photographs showed that none of the repaired membrane was carrying the line weight. The patch is visible, but its edges remain flat. A later HVAC service visit followed the marked walkway and did not disturb the repair. Rain has not produced another stain in the room below. The solution worked because the source of the membrane damage was corrected along with the hole.

Thank you for sharing your experience. We're glad the EPDM roof repair addressed the membrane damage without requiring a full roof replacement. Repairing the affected insulation and membrane, while raising the HVAC refrigerant lines onto compatible supports, corrected both the damage and the underlying cause.

We appreciate your patience with coordinating the roofing and HVAC work, and we're pleased the new supports and walkway pads are protecting the repaired area. It's great to hear the roof has remained dry and that the later HVAC service was completed without disturbing the repair.

A windy night took off three ridge-cap shingles and loosened several more. From the ground it looked like we might be heading toward a full replacement, but the field shingles were only about seven years old and still in good condition. The damage was concentrated along the ridge. The inspection found that part of the ridge vent and cap had not been fastened securely enough. Simply replacing the three missing caps would have left the same weakness farther down the ridge. We approved removal of the affected ridge caps, replacement of the damaged vent section, and installation of new caps with the proper fastening. They also checked the attic beneath the ridge for signs of water entry. A small damp area was found below one missing cap, but the decking remained solid and did not require replacement. Photographs were taken before the new material went on. The replacement shingles were the same general color but looked darker because the existing roof had weathered. That was explained before the repair. The crew arrived about 30 minutes earlier than expected, which caught us off guard, but they waited while we moved our cars and unlocked the side gate. Everything was completed in one visit. The yard and planting beds were swept with a magnet, and the loose ridge material was removed from both sides of the house. Several windy days have passed without movement or noise from the ridge. I was glad the repair addressed the fastening problem without turning a limited failure into a full-roof proposal. The color difference has already become less noticeable, and the attic area remained dry during the next rain.

Our home in the Bronx has a roof that did not leak during ordinary rain. The problem appeared in winter when ice formed at the eaves and water stained the ceiling along an exterior wall. We also found frost on a few roofing nails inside the attic, which made it clear that the issue involved more than old shingles. The evaluation covered the roof, soffit intake, attic insulation, bathroom exhaust ducts, and ridge ventilation. Two bathroom fans were releasing warm, moist air into the attic, and insulation was blocking several intake paths. The shingles were also near the end of their service life and had become brittle along the edges. We decided on a complete roof replacement, but the proposal did not claim that shingles alone would prevent future ice buildup. The roofing scope included architectural shingles, ice and water protection at the eaves and valleys, synthetic underlayment, new flashing, intake baffles, and ridge ventilation. Air sealing and additional insulation were handled separately by an insulation specialist. During removal, damaged decking was found along one eave where the old staining had been heaviest. The crew showed us the open section, replaced the affected wood, and extended the protective membrane over that area. Both bathroom ducts were routed to exterior roof caps instead of being left in the attic. There was more dust in the attic than we expected after the decking work. Nothing valuable was damaged, but we had to wipe down a few stored containers. I would cover attic storage more carefully if doing the project again. The roof has since gone through rain, snow, and a freeze-thaw cycle. We have not seen new staining, attic frost, or water backing up at the eaves. The best part of the experience was that ventilation, moisture, and roofing were explained as related issues without pretending they were identical. Cheers to Royal Roofing Bronx!

The aluminum siding on this building left a chalky residue whenever it was touched. The fading itself was mostly cosmetic, but loose seams, face screws, and damaged corner trim made restoration less straightforward. Several panels also carried old patches from air-conditioner openings that had since been removed. The owners compared cleaning and coating the aluminum with complete replacement. Recoating would have improved the finish, but it would not have corrected the damaged locking edges or inconsistent penetrations. They selected new vinyl siding after reviewing the condition beneath several test panels. Removal found no widespread rot, although the old weather barrier was torn around windows and former equipment openings. Those areas were repaired, and abandoned holes were sheathed before the continuous barrier was restored. New flashing and mounting blocks were installed around the remaining active penetrations. The vinyl siding was laid out to avoid narrow pieces around the windows. Fasteners remained slightly loose in their slots so the panels could move normally. Aluminum was separated for recycling rather than mixed with general debris. The completed exterior had consistent trim and no remaining face-screwed patches.

Leaks had appeared in three apartments over several years, but never at the same time or directly beneath the same roof feature. The surface contained numerous abandoned cable mounts, vent openings, and satellite brackets, each surrounded by a different repair material. Test cuts also revealed damp insulation around the internal drain, even though the visible membrane there looked intact. The owner compared another round of targeted repairs with replacing the complete flat roof and removing everything no longer in use. Full replacement was selected to eliminate the unnecessary penetrations and create consistent drainage. The existing roofing was removed, abandoned openings were framed and closed, and damaged decking was replaced around the drain. New tapered insulation was installed beneath a two-ply modified-bitumen system. Work was divided into sections so occupied apartments remained protected overnight. The finished roof had far fewer penetrations, and water moved directly toward the drain instead of collecting around old equipment bases. No apartment reported new staining during the following rainy season.
