I am new to the bed and breakfast scene, so the the "check-in" was awkward. Since I arrived after dinner hours, there was no one to greet me and there followed a few minutes of awkward stumbling through halfways to find my room. Sean, one of the owners, found me and very genuinely welcomed me. I found the room to be very comfortable and the fire place to be extremely nice after a chily day on the shore. Breakfast was amazing and I felt like I was in a family member's kitchen. It was very welcoming and warm way to start the day. I would stay there again at any opportunity.

What a wonderful visit. The host is welcoming, friendly and very helpful. He loves cooking for you and chatting with you. LL Bean, outlets and town are a very short walk. We stayed in The Pine Room, where you know you are in Maine with a fabulous fireplace and cabin feel. There is even a private porch off the room where you can watch the sunset. Breakfast? Wow! This Bed and Breakfast actually serves the most amazing breakfast - all homemade and comes with the room price. He uses Ina Garten recipes! Lots of tea to choose from, great coffee. Breakfast changes daily, but we had fresh fruit, choice of juice, sausages, glazed cherry tomatoes, and waffles with warm blueberry compote and whipped mascarpone cheese. We will be back. This is a different review. I never stayed here but had plans to stay in October. I made a mistake making my reservation and I put in September not October. I did not realize the mistake until I received an email from the inn. I knew it was past the date for changes but I was hoping they would be nice enough to realize I made an honest mistake. I immediately called and explained the issue and asked if they would just change the date to October but because I made it through Delta Stays I was told I had to call Delta. I talked to Delta and they called the Inn but the owner refused to change the date. So I am out over $200. I am still staying in Freeport in October but it won’t be here.
We’re sorry you booked the wrong month. We understood it was an honest mistake, and we spent time working with Expedia to find a solution. We’d like to clarify that we did not simply refuse to change your dates.
Your reservation was made through Delta Stays and processed by Expedia, so Expedia had to make the change. The room you booked was unavailable on your preferred October date, and your September promotional rate did not apply to an October stay. We spoke with Expedia and asked whether they could move the reservation to an available room at the applicable October rate, with the difference paid either by you or by Expedia.
Unfortunately, that was not the option Expedia offered. Instead, they asked us to provide a different, more expensive room in October at the September promotional rate. We were unable to do that.
We understand how disappointing this was and wish we could have found a solution. As a small, independent seven-room inn, we do our best to accommodate guests when circumstances allow.
A direct booking would have given us more flexibility to review the available rooms and rates and work through the change with you. We hope you enjoy your time in Freeport and wish you all the best.

Beautiful inn with clean, cozy rooms. The hosts were friendly, welcoming, and made a FANTASTIC breakfast. It’s located in downtown Freeport so you can walk. Convenient 20 minute drive to Portland. Highly recommend!
Sean was amazingly helpful and friendly. The house itself is so well maintained, and the blue room was adorable. Loved the fact that we were within walking distance of all the shops. Would definitely recommend and will plan on staying again the next time we’re in town.

This is our third stay, our first with new innkeepers Sean and Charlie. They have stayed true to the outstanding hospitality provided by Bill and Mary Ann! Sean is an amazing cook and each breakfast was delicious and abundant. Not to mention his warm, friendly demeanor...smiling from the moment we pulled in the driveway! The Inn is clean and lovely with an easy walk into town for shopping and dining. We hope to return in 2027!
An amazing weekend was made exceptional with the help of the two extraordinary hosts at james place inn. We had the privilege of being the very first weekend guests of the new owners and we would have never known unless they told us. We stayed in the green room and it was everything we had hoped for and everything we wanted. The breakfasts were amazing - be prepared to wake up early and watching the clock in anticipation of them lolIt was a truly lovely trip and i cant say enough wonderful things about our stay at james place inn. We will be back soon

Comfortable and clean rooms, good breakfast, kind hosts. Location was good for walking around downtown and visiting the LL Bean megaplex. Update my third time here and now with new owners. Happy to say the place is still great and the breakfast was delicious.
