I hired NY Roofing to replace my flat roof and had a good experience. Before getting started, I stopped by their office on Prospect Ave to talk through the job. It was helpful to see the material samples and ask questions in person. They explained the options and what to expect without making it complicated. The crew was organized, treated the property respectfully, and finished within the timeframe we discussed. They also kept me updated as the work went along, which I appreciated. I’m happy with how the roof turned out and would recommend them.

The NY Roofing team was organized from the first appointment onward. I received clear information about the process, schedule, and expectations, no one pressured us to decide immediately. Once the project began, the crew worked hard and maintained a professional attitude, and the property was left clean at the end. I would gladly work with them again

The final walkthrough was more useful than I expected. We reviewed what had been done, the areas that might need normal maintenance, and the paperwork we would receive. I pointed out one cosmetic issue, and it was adjusted before the crew left. Nothing felt rushed at the end. We finished the project with our questions answered.

I’m really happy with the work NY Roofing did on my roof replacement. One of my biggest concerns with the old roof was how long water would sit after it rained. They added a slope beneath the new surface to help guide the water toward the drain, and I’ve noticed a big improvement. After a very heavy storm, a small amount of water may still collect in one area, but it drains away the same day instead of sitting there for a week. I appreciate the care they took to address the problem and the realistic results they delivered. Overall, I’m very pleased with my new roof and glad I chose NY Roofing for the job.

The biggest problem with my old roof was how long water remained after it rained. NY Roofing added slope beneath the new surface so more of it would reach the drain. There is still a small shallow area after a very heavy storm, but it disappears the same day instead of sitting there all week. That feels like a realistic improvement rather than an exaggerated promise. Overall, Im pleased with the replacement.

Weather changed the schedule more than once. That was frustrating, but I understood why the work couldn’t be completed safely in poor conditions. We received revised dates instead of being left wondering what was happening. Once the weather cooperated, the full roof replacement project moved quickly. The delay did not affect the final result and everything was handled well

A small rooftop greenhouse made our flat-roof replacement unusual. The greenhouse curb stayed in place, but the membrane around it had failed at two corners and water was reaching the room below. Condensation inside the greenhouse was evaluated separately from rain entry around its base. The plants and movable equipment were relocated before roofing began. Glass panels were protected while the old membrane and wet insulation were removed from the greenhouse perimeter. The main roof was replaced at the same time because it showed widespread seam deterioration. One deck section required repair beside the greenhouse entrance. New tapered insulation directed water away from the curb, and compatible membrane flashing was extended to the required height. The door threshold was also integrated into the new work. A small spot of primer ended up on the lower greenhouse frame. It was cleaned before curing, and the glass protection remained in place until the final inspection. The plants returned after the specified waiting period. The greenhouse still produces normal interior humidity, but rain no longer reaches the room below. The distinction between condensation and roof leakage made the final result easier to evaluate.

Thank you for sharing your experience. We're glad the flat roof replacement addressed the membrane failure around the rooftop greenhouse while keeping the greenhouse structure and plants protected. Replacing the wet insulation, repairing the deck, adding tapered insulation, and rebuilding the membrane flashing around the greenhouse curb helped provide a reliable roofing solution.

We're also pleased that the distinction between condensation and roof leakage made the results clear. It's great to hear the greenhouse continues to function normally while rain no longer reaches the room below.

The leak that finally pushed us to replace the roof did not happen during rain. It appeared while old snow was melting, right in the center of the upstairs hallway. That location made no sense from below because there was no drain, pipe, or visible roof penetration above it. The roof inspection found a rectangular outline beneath several layers of coating. Records from a previous owner did not mention it, but a test opening confirmed that an old skylight had been covered instead of properly removed. Moisture had spread from that area into the surrounding insulation. We were offered a repair that would open and rebuild the former skylight location. The complete replacement option addressed the wet insulation, aging membrane, low area near the rear drain, and multiple coats hiding older repairs. Since the documented roof age was already approaching 18 years, we selected replacement. Tear-off revealed that the skylight opening had been closed with uneven pieces of wood supported only at the edges. The opening was reframed and sheathed properly, and four additional damaged deck boards were replaced nearby. New tapered insulation created a smoother path toward the drain before the modified-bitumen system and parapet flashing were installed. The afternoon update on the main tear-off day arrived much later than promised, which was stressful because the weather was changing. Everything had already been secured, but a simple message would have prevented the concern. Communication was much more consistent for the remaining work. The rear yard, hatch stairs, and neighboring side passage were cleaned at completion. A few coating fragments were found behind an outdoor storage box and removed during the walkthrough. We received photographs showing the original skylight opening, new framing, decking, insulation, and finished membrane. The roof has now gone through another winter thaw and several long rains. The hallway ceiling remains dry, and water no longer sits behind the rear drain. The most valuable part of the project was finally turning a hidden patch into a documented, structurally closed roof section.

Thank you for sharing your experience. We're glad the roof inspection and roof replacement identified the concealed skylight opening and addressed the underlying moisture issue rather than continuing with another surface repair. Reframing the opening, replacing damaged decking, adding tapered insulation, and installing the modified-bitumen membrane and parapet flashing provided a more reliable roofing solution.

We also appreciate your feedback about the delayed update and are glad communication was more consistent throughout the remaining work. It's great to hear the hallway has remained dry through winter thaw and heavy rain, and that the rear drain is now functioning properly. Thank you for trusting our team with your roof replacement and roof repair.

Our rooftop terrace used concrete pavers on adjustable pedestals rather than a wood deck. The membrane beneath them could not be inspected fully until the pavers were lifted, although recurring moisture below the terrace suggested the old roof had failed. The removal plan mattered because we hoped to reuse most of the pavers. Each paver was marked and moved to a protected staging area. Once exposed, the membrane showed punctures beneath several tilted pedestals and wet insulation around the drain. The deck itself required only one localized repair. New insulation and membrane were installed with a clearer route toward the drain. Protective pads were placed beneath the reset pedestals, and a removable paver section now identifies the drain-access point. The terrace layout changed slightly to keep that area usable. Two pavers cracked during removal. That possibility had been discussed beforehand, and matching replacements were supplied before the terrace reopened. Some dust remained on the parapet walls and was washed down during the final visit. The terrace has been back in use for several months, and the room below remains dry. Water can be checked at the drain without dismantling a large portion of the surface. Reusing most of the pavers kept the finished appearance familiar while giving the concealed roof a complete replacement.

Thank you for sharing your experience. We're glad the flat roof replacement addressed the concealed membrane damage beneath your rooftop terrace while allowing most of the existing pavers to be reused. Carefully lifting and staging the pavers, replacing the wet insulation and damaged membrane, improving drainage, and adding protective pads beneath the pedestals helped provide a complete roofing solution.

We also appreciate your understanding regarding the cracked pavers and the remaining dust on the parapet walls, and we're glad those items were addressed before the terrace reopened. It's great to hear the room below has remained dry and that the new removable access point makes the drain easier to inspect.

Fragments from deteriorating masonry on the taller neighboring building in Flatbush had punctured our flat roof in several places. Temporary repairs stopped the active leaks, but replacing the membrane before the adjacent wall was stabilized would have exposed the new roof to the same damage. The masonry work therefore had to come first. After the neighboring wall was repaired, the roof received a new inspection and moisture testing. Wet insulation extended beyond two punctures, while other impact areas had not penetrated fully. We selected complete replacement with NY Roofing Brooklyn because the existing membrane was already worn and heavily patched. The deck remained structurally sound throughout the affected zone. New insulation, membrane, parapet flashing, and protective walkway material were installed after the masonry phase ended. Photographs documented both the impact damage and the bare deck. Masonry dust continued to fall for part of the first roofing day and had to be cleaned before installation proceeded. That slowed the start but prevented debris from being trapped in the new system. The neighboring access agreement also added a few scheduling calls. Several months later, the membrane remains undamaged and the former interior leaks are dry. Sequencing the masonry before the roofing was inconvenient, but it prevented a new roof from becoming another temporary repair.

Our building has three flat-roof levels, but only the lowest section was failing. The upper roofs were replaced more recently and remained dry, while the lower membrane had open seams, wet insulation, and repeated damage where runoff landed from above. We wanted each level evaluated separately. The proposal replaced the lower section and retained both upper roofs. A new conductor carried runoff from the highest level to the lower drain instead of allowing it to discharge freely onto the membrane. The landing area received additional protection for the water that still reached that roof. Removal found one deteriorated deck section near the lower drain. The wood quantity was documented before insulation and membrane installation continued. Flashing at the height transitions was rebuilt rather than coated again. Some materials remained staged on the middle roof for an extra day after the lower section was complete. Nothing was damaged, but we asked that the load be removed before a scheduled equipment visit. It was cleared that afternoon. Later rain confirmed that the new conductor was directing water as intended. The lower roof drains faster, and the two serviceable upper roofs were left out of the replacement scope.

Thank you, Shardaisa, for your detailed review and for recognizing the value we delivered at a great price. We're glad we could evaluate each roof level separately and replace only the failing lower section rather than recommending unnecessary work on the two upper roofs. Rebuilding the transition flashing, replacing the deteriorated deck area, improving the drainage with a new conductor, and adding protection at the runoff landing area has helped the lower roof handle water more effectively.

We were one leak away from paying for another patch when we finally priced the complete flat-roof replacement. There were repairs around two plumbing vents, an abandoned skylight, and an old exhaust opening that no longer served anything. The roof had become difficult to maintain because nobody knew which surface patch covered which original penetration. The replacement was more than we could comfortably pay in cash. We applied directly with a third-party lender and qualified for a monthly payment plan with no money due upfront under the lender’s approved terms. The roofing business did not provide the financing or make the approval decision. Once the existing layers were removed, the abandoned skylight and exhaust openings were closed properly at the deck rather than covered with new surface patches. Moisture damage was limited to the skylight perimeter and a small section near the rear wall. Both wood repairs were photographed and deducted from the stated allowance by actual quantity. New insulation, membrane, plumbing-vent flashing, drain detailing, and parapet work completed the system. The lender paperwork delayed the start by two business days, but the construction schedule remained steady once approval was received. One expected afternoon update was also late, although nothing was left exposed. A few fasteners were found in the rear courtyard after the first cleanup. Someone returned with a magnet and checked both our yard and the narrow area beside the neighboring property. We have not found additional debris. Several months and multiple storms later, all three former penetration areas remain dry. Financing did not make the roof less expensive, but it allowed us to remove obsolete openings and replace the full system instead of choosing another single patch.

Thank you, Jessica, for your detailed and honest review. We're glad the financing option helped make the complete flat-roof replacement more manageable and allowed you to address the underlying problems instead of continuing with repeated patches. Properly closing the abandoned skylight and exhaust openings at the deck level, repairing the moisture-damaged wood, and installing new insulation, membrane, vent flashing, drain detailing, and parapet work provided a more complete solution.

We also appreciate your understanding regarding the scheduling and cleanup details. We're pleased to hear that the former penetration areas have remained dry through multiple storms. The main issue with our flat roof was the transition between two additions built at different times. One section sat several inches higher than the other, and water collected against the step between them. Previous repairs added more roofing material to the same location without changing where the water went. Rather than beginning with a replacement recommendation, the estimator measured the elevations and poured a small amount of water to observe the drainage route. The rear scupper was high relative to the low area, while an improvised patch had created another ridge in front of it. We were shown why sealing the visible seam again would not correct the drainage. The agreed scope included removing both roof surfaces, inspecting the decking, rebuilding the transition, and lowering the drainage path to the scupper. A tapered cricket was designed to move water away from the wall and toward the outlet. The scupper and exterior conductor head were replaced as part of the same system. Hidden conditions were limited to one soft decking section along the older addition. The newer section did not require wood replacement. I liked that the photographs included both areas because it made clear why only one appeared on the additional-work total. Installation took an extra half day when the masonry opening around the scupper required more preparation than expected. We received the update before the additional work began. The only thing that bothered us was a small amount of dust that entered through an old vent in the rear room, but it was easily cleaned. A thunderstorm arrived about ten days later and gave us a good chance to observe the new drainage. Water moved around the rebuilt transition and exited through the scupper without collecting against the higher roof. The repair makes visual sense now because the shape of the roof actually directs water instead of relying on sealant to hold it back.

I own a rental property in upper Manhattan and did not want to replace four sides of siding because one elevation had wind damage. The affected wall faces an open area and had lost panels twice, while the other elevations were still secure. My main question was whether a one-wall replacement could be done without looking careless. The existing color had faded enough that new siding would not match exactly. Instead of trying to hide random new panels throughout the wall, the proposal covered the full damaged elevation and ended the new material at the corner posts. That made the difference look intentional. Removal exposed loose building paper but no widespread sheathing damage. One narrow wood section beside an exterior vent required replacement. The wall was then covered with a continuous water-resistive barrier, and the vent was reset using a mounting block sized for the opening. Tenants received notice because their side windows needed to stay closed during removal. The NY Roofing crew showed up earlier than the stated window on the first morning, which irritated one tenant who works nights. After that, arrival times were confirmed with me the day before. The replacement wall is slightly darker than the other sides, but the color shift occurs cleanly at the corners. More importantly, the panels are secure and the vent opening is properly finished. The wall has handled several windy days without movement. I consider it a good result because the work solved the damaged elevation without turning it into a full-building sales pitch. Matching limitations were explained in advance, and the finished appearance is consistent with what I approved.

What stood out during our estimate was that someone actually measured the pitch of the rear addition. Other parts of the house have a normal steep shingle roof, but the addition is much flatter and had been covered with the same shingles. Water was repeatedly getting beneath that section during slow winter melt. Royal Renovators explained that the low-slope area needed a roofing system suited to its pitch rather than another layer of shingles. The proposal kept architectural shingles on the main house and specified a compatible membrane system on the rear addition. We were also shown how the transition between the two systems would be built. Removal exposed an uneven tie-in and several places where old underlayment stopped short of the transition. The deck itself needed only a limited repair, but the edge had to be corrected so water could move onto the lower roof without collecting behind the shingles. Photographs were provided before that area was covered. The main roof received new underlayment, valley protection, flashing, and shingles. The flatter addition was completed as a separate assembly with its termination and transition integrated beneath the upper shingle work. That approach made more sense than pretending one material was appropriate for every slope. There was a noticeable roofing-material odor inside the addition during installation. It cleared after ventilation, but I would have appreciated knowing about it beforehand so we could have moved a few things out of that room. The crew answered our questions and kept the door closed once we mentioned it. Since completion, snowmelt has drained from the transition without producing the old ceiling stain. The roof also looks more intentional because the change in material occurs at a logical line. My advice from this experience is to have the slope measured, especially when an addition looks flatter than the original house

Thank you, Shay, for your thoughtful review. We're delighted that our team took the time to evaluate the different roof slopes and recommend the right roofing system for each section of your home instead of applying a one size fits all solution. Correcting the transition, rebuilding the underlayment and flashing details, and installing the appropriate membrane on the low slope addition has provided lasting protection while preserving the appearance of the main roof. We also appreciate your feedback about the temporary material odor and will use it to better prepare homeowners in the future.

We truly appreciate your trust and recommendation. It's rewarding to know the new roof has performed well through winter weather and that the improved transition has eliminated the previous leak. Thank you for choosing us, and we look forward to assisting you with any future roofing or exterior improvement needs.

The rubber roof on our two-family house had pulled away from the rear parapet and wrinkled around the scupper. During heavy rain, water collected at that end before slowly making its way out. We had repaired the same area once, but the membrane continued shrinking and the new patch began pulling with it. The contractor showed us that another patch would be attached to material already under tension. We were offered that option as a temporary measure, but a full replacement made more sense given the age and condition of the rest of the roof. The proposal included removal, selective deck repair, tapered insulation, a cover board, a fully adhered EPDM membrane, and complete reconstruction of the scupper detail. The old roof came off in sections. Deck damage was limited to the immediate scupper area and one parapet corner, which was good news. The crew showed us both sections, replaced them, and did not use the open roof as a reason to expand the wood work beyond what was needed. Tapered insulation was installed to improve the slope toward the rear. The new scupper sleeve was tied into the membrane rather than pushed through an existing opening and sealed around the edges. They also removed an unused satellite mount, so the finished roof has one fewer penetration to maintain. The EPDM was fully adhered over the cover board, and the wall transitions were reinforced at the corners. New supports were placed beneath two cable lines that had previously rested directly on the membrane. The repair around those lines looks much cleaner, and water can pass beneath them. One roll of material had a damaged edge and was rejected before installation. That changed the sequence for half a day, but the project manager showed us the issue and had another roll delivered. It was one of those small moments that made me trust the finished work more, because using it would have been easier. The tenants received notice before removal, and the top-floor rooms were checked each afternoon. Debris was cleared from the rear yard and the neighboring extension. After the first storm, water moved into the scupper without building up across the back of the roof. The replacement was not the cheapest proposal we received, but it was the only one that clearly described how the scupper and drainage would be rebuilt. That turned out to be the part of the job that mattered most !!

Our multifamily building had developed leaks in three different apartments, but none of them occurred at exactly the same time. One appeared near a plumbing stack, another followed the line of an interior partition, and the third happened only during wind-driven rain. The existing roof had numerous patches and several obsolete penetrations left from equipment that had been removed years earlier. Moisture readings indicated that parts of the insulation were saturated, making a surface coating an unsuitable option. The contractor proposed a complete replacement divided into controlled sections so that the occupied building would not be left exposed. Tenant coordination began before any roofing materials were removed. Residents received the working hours, an explanation of expected noise, and a contact procedure if they noticed anything unusual inside. The crew started at the section containing the worst moisture and maintained temporary waterproofing at every transition. When the old assembly was opened, deteriorated decking was found around one plumbing stack and near a disused equipment curb. Those conditions were documented before repairs proceeded. The abandoned curb was removed entirely, the deck opening was properly infilled, and the active penetrations were raised or rebuilt to suit the new roof elevation. The replacement assembly included new insulation, a high-density cover board, and a heat-welded single-ply membrane. Tapered components were used around the drains to reduce the depressions that had previously held water. The roof hatch was reflashed, new walkway pads were installed along the service route, and the parapet walls received compatible transition details. One especially positive aspect of the project was the daily reporting. Management received photographs, the portion completed that day, the next planned section, and confirmation that the building had been left watertight. This made it much easier to answer residents’ questions without guessing. The crew also checked the affected apartments after critical phases of the work. Interior protection was adjusted where vibration could disturb dust, and no tenant was asked to leave the building. At completion, the drains were cleared and tested, debris was removed from the rear courtyard, and common hallways were cleaned. The contractor provided roof plans identifying major penetrations, along with warranty information and maintenance recommendations. Multiple storms have occurred since the replacement, including wind from the direction that previously triggered one of the leaks. The apartments have remained dry, and the organized communication reduced the stress of completing a substantial project over an occupied building

Hats off to NY Roofing! Our house stood on an open corner with little protection from prevailing winds. Several shingles had been replaced after earlier storms, but the remaining roof had become too brittle for dependable localized repairs. Lifted tabs were most common along the rakes, hips, and windward eave. The replacement specification considered the exposure instead of relying on a standard installation pattern. The old shingles were removed, and the plywood deck was checked for loose panels and missed framing. Four sheets were replaced, while additional deck fasteners secured several panels that had begun moving. A sealed underlayment approach was used at the most vulnerable locations, followed by approved starter material and architectural shingles. Fastening followed the selected shingle manufacturer’s enhanced wind requirements. Hip and ridge pieces were installed as part of the same rated assembly rather than substituted with unrelated material. Edge metal and rake details were secured before the shingles went down. The crew paused when wind conditions made handling full shingle bundles or underlayment unsafe. Those decisions extended the calendar slightly but kept the installation controlled. Daily updates explained weather delays instead of leaving the schedule uncertain. Neighboring yards were checked for wrappers and lightweight debris each afternoon. Warranty registration included the exact shingle, starter, hip, ridge, and underlayment products used. The finished roof remained secure through all types of weather, and we could not be happier with the physical result and experience.

Even a small roof leak posed a serious risk to this warehouse because its inventory consisted largely of books and boxed paper products. The existing EPDM roof was almost 20 years old, with repaired seams and increasing shrinkage at the perimeter. Moisture testing found damp insulation along one wall before water had reached the stored inventory. The owner considered repairing the perimeter and postponing replacement. The decision changed after additional testing found separated wet areas around a drain and an equipment curb. A full tear-off offered a clearer way to remove the moisture before it spread. Warehouse staff created temporary empty aisles beneath each roof section. High shelving was covered, and paper inventory was moved away from the exterior wall. Removal proceeded in narrow zones that could be closed with new roofing the same day. The metal deck remained sound except for a small area beneath the leaking curb. New tapered insulation and cover board were followed by a fully adhered TPO membrane. Perimeter flashing was rebuilt with additional securement, and the drain connection was replaced rather than reused. Weather limits were stricter than usual because an unexpected opening could damage a large amount of inventory. Temporary covering remained staged on the roof even after each section was closed. The completed roof received seam testing, drainage checks, photographs, and a marked maintenance plan before the paper products returned to their normal locations.

Replacing the aging EPDM roof with a new TPO roofing system, upgraded insulation, rebuilt perimeter flashing, and improved drainage provided a durable commercial roof replacement while keeping your operations and valuable inventory protected throughout the project.

Our team is committed to delivering dependable commercial roofing, roof inspection, TPO roofing, flat roof replacement, EPDM roof replacement, and roof repair services with quality workmanship and careful project planning. We truly appreciate your trust and recommendation, and we look forward to assisting you with any future commercial roofing, roof maintenance, roof inspection, waterproofing, or exterior improvement needs.
