Matt took the time to understand every component and operational detail for our requirement. We had a very targeted location given our customer base, and Matt was able to identify an ideal distribution facility with extremely limited supply, that met our needs in every way. From a functional warehouse with proper loading, a customized office floor plan, and a secured outdoor storage area. Matt and his team have knowledge of the market, they pay attention to detail, and their guidance throughout the lease process made everything feel organized and manageable. In addition to an almost perfect facility, Matt was able to negotiate tremendous concessions that created significant cost savings. When we started looking for new office space, we had a real list of requirements: the right location, a layout that worked for our attorneys and staff, a setting that looked professional to clients, and lease terms that made financial sense. We hired Matt Gonnerman of Verv Commercial Real Estate, and it turned out to be one of the better decisions we made during the whole process. The first thing I noticed was how much time Matt spent learning about us. He wanted to know how our firm runs day to day, who works here, how clients come through the door, and where we expect to be in a few years. Every space he brought us was chosen with that in mind, so we weren't wading through a pile of listings that didn't fit. That alone saved us a lot of time. Partway through, one of the spaces we were pursuing fell apart. That can derail a search, but Matt came back quickly with another option in a different building, and it turned out to be a great fit. The lease negotiation is where his knowledge of the market really showed. He was thorough and persistent, he pushed back where it counted, and the terms he got were substantially better than we expected going in. He was also just easy to work with. He was quick to respond and clear in his explanations, and he kept a complicated process from getting overwhelming. At no point did we wonder whose side he was on. He cares about doing this work well, and it shows in how he treats his clients. I'd recommend Matt and Verv to any law firm or business that needs someone strong in its corner on a commercial lease.

We first met Matt Gonnerman, with Verve when we engaged him to help us negotiate the lease renewal at our Charlotte distribution center several years ago. He did a good job of understanding our business needs and time horizon and was able to negotiate several concessions from the landlord and produce a competitive lease. We sold our business in March, 2026. The new owners asked us to help find a larger property in the Charlotte market in order to accommodate our expanding business and geography. We immediately recommended Matt and introduced him to the new owners. Matt spent a good amount of time with our new team learning what we needed in a suitable property. He was also very thorough in his explanations of the dynamics of the Charlotte commercial real estate market, including locations, pricing, proximity to customers and competitors, and flexibilities with expansion, access, and facility upgrades. Over a period of 5 months Matt met many times with the principals of our company to show prospective properties. He also kept the local management personnel in the loop, soliciting their input and offering regular updates. What began as a long list of 13 potential properties was quickly culled to a short list of 2 properties. After a period of 60-90 days, and several proposal revisions, Matt was able to deliver a long term lease which was agreeable to both parties. A very significant dollar amount of landlord concessions was part of these negotiations. We were obviously very pleased with that. In a nutshell, Matt is the consummate professional. He has an extensive knowledge of the commercial real estate industry and an equal knowledge of the greater Charlotte market. He is quick on the uptake, understanding his client's needs and what properties might fit those needs. He is a creative and respectful negotiator, managing both client and landlord. Probably above all, Matt is a superb communicator. In a world where there are unlimited ways to communicate, all too many people fail to do it. Matt is not one of those people. In our experience, Matt was the perfect choice for helping us with our property search in Charlotte. He is a quality human being and a quality professional. If you are in need of superior real estate representation, I recommend Matt and Verve without reservation.
