Choosing the right agent was a big deal for us, and we eventually went with Khai Yuen from Propseller. It was honestly such a relief to work with someone who uses actual data to back up their advice instead of just giving us market talk.

UPDATE: after some escalation I was assigned a replacement agent who was helpful in following through completion of the sale. However despite being assured that payment of commission isn’t expected until the sale funds have cleared, I was immediately and continuously harassed for payment. This is certainly not the service recovery I anticipated especially in light of the poor service rendered.

I engaged PropSeller for the sale of my late parents’ flat.
The first estate agent who was assigned was very responsive. Although I didn’t quite agree with his approach of listing the flat at a much lower price than my expected sale price, I was persuaded to go with this approach as a marketing tactic to elicit potential buyers.
However only a couple of viewings ensued and only 1 offer was received. Throughout the process the agent pressured me to accept much lower prices citing the softening market and lack of interest. I pointed out that news reported only a 0.1% fall in HDB resale prices. Moreover the flat albeit old, was located in a very desirable area and of high floor and unblocked view.
I eventually accepted an offer that was $13k below my expected price which was the last sale price of a flat in the same block but on a lower floor.
The agent subsequently informed me that he was leaving PropSeller on the day of his departure. I had to initiate a follow up with PropSeller to have a new agent take over the process. However the new agent was very non-communicative and made no follow up since he took over. When asked if he would attend the HDB inspection, he declined and wasn’t even aware of when the completion of the sale will take place (though I had already informed him).
I further found out from HDB records that another flat (albeit better renovated) in the same block was sold in the same month at $37k higher.
PropSeller’s lack of effort in marketing my parents’ unit and poor service were extremely disappointing. They definitely didn’t earn their commission and I won’t recommend anyone to engage them.

We had a very positive experience with Don and his team in selling our home. From the time the listing went live to securing a buyer, the entire process took only two weeks, which exceeded our expectations.
The marketing materials, especially the videos, were professionally produced and showcased the property very well. More importantly, Don took the time to listen to our requirements. We had a target selling price in mind and were clear that we did not want to keep bargaining down the price. Unlike some previous agents we had worked with, Don respected our position and did not pressure or manipulate us into lowering our asking price. He managed the negotiations efficiently and professionally, which gave us confidence throughout the process.
One thing to note is that the PropSeller system breaks the sales process into different stages handled by different team members. Although there is a group chat to coordinate everything, there were a few minor instances where communication could have been smoother. We found that it helped to double-check on certain matters if they seemed like they might fall through the cracks.
That said, these were relatively minor issues and did not detract from the overall experience. The entire sale was smooth, efficient and largely fuss-free. We appreciate Don and his team’s professionalism, responsiveness and commitment, and would be happy to recommend them to anyone looking to sell their property.
