He currently manages three of our properties—a 5-unit apartment complex, a single-family residence, and a unique property with two homes and horse stables—and has consistently gone above and beyond in every aspect of management.
Before working with Steve, we were handling rent collection ourselves, including physically picking up checks each month. He streamlined everything by implementing a convenient online
payment portal, allowing tenants to pay via bank transfer or credit card. This alone has saved us a significant amount of time and hassle.

My wife and I have been using Steve Portaro and Nicole Stinson, now Pivot Property Management, for several years and we could not be happier with their services. Unless you're up to date on all laws regarding landlord tenant issues, and follow those laws carefully, managing your own rental properties can be very challenging and a potential legal nightmare.
I remember well the day I told myself that I wanted a property manager. I had a tenant whose AC went out at 11:00 at night on a mildly warm evening in September. My mother had passed away just two hours prior to this tenant's call. I accidentally picked up the tenant's phone call at 11:00 that night and she insisted that I get someone out to fix her AC immediately. I told her it was 11:00 at night and my mother had just died. Well, she couldn't care less, and started yelling and badgering me for not getting someone to fix the AC that night. Yep, that was it.
The comfort we receive by having Steve and Nicole do everything for us is priceless, and they are really good at what they do. When there is a problem at a unit, we get notified by Steve immediately who gives us options how to best resolve the problem. Often the option Steve proposes was an effective and cost efficient fix. Since Steve is also very handy, he will sometimes take care of problems without even having to hire someone.
I can go on and on, but suffice it to say, I would not hesitate to use Steve and Nicole with Pivot for our property management. They are the real deal.
