I worked with Novel Management for just over 5 years. They are very responsive and helpful. Their setup makes it easy for owners to stay updated about their properties. Edit: i am lowering my review because after being bombarded with requests to delete my review by the owner, it turns out they decided to put misleading comments about my review. I never stated i was a client, i was about to be a client and was inquiring about their services in-depth. This company definitely lost a potential client. They state they are honest and transparent, yet they insist on not getting your approval before taking funds out of your account to pay for repairs. That doesn't seem honest to me, nor would any other property management company agree. The owner is also very argumentative and always thinks he is correct, just look at all his responses to negative reviews; definitely not the person I'd like to trust my home with.
They expect you to allow them to charge your account for repairs without your approval. They informed me they will not notify me first nor wait for my approval before withdrawing my funds to conduct a repair. There isn't even a cap to the amount that they can withdraw, as long as it falls under the 'minor' repair category. Considering historical reports of other property management companies charging unapproved/hidden/unwarranted fees, this was a big concern for us. It seems like an easy step to accommodate as who would like their funds withdrawn for something they have not yet approved? The owner did not budge on this point; we will not be taking unnecessary risk.
Novel Management has been absolutely amazing to work with! Their team is professional, responsive, and truly goes above and beyond. From handling tenant issues to keeping properties in top shape, they’ve made the entire process smooth and stress-free. I couldn’t be happier with their service—highly recommend

1. Multiple times the AC broke. This happened on several occasions over the weekend and was left without AC
2. Unit was handed over with many AC related problems. The landlord used bleach pellets which the AC specialist informed me is not recommended and cause illness. I suffered from severe allergic reactions. The AC specialist informed me they had never seen such dirty coils.
3. Toilet that flooded apt. and neighbors
4. Freezer broke multiple times
5. Shower door fell off hinges and I was unable to use the shower for one weekend due to the door blocking the entrance and the team not working on weekends.
6. Dryer blew up in smoke when in use 1X, management did nothing.
7. Dish washer never worked over the course of 11 months. I had someone in my apartment trying to fix it every 2 -3 weeks. Eventually they said they would replace it unit completely, but ultimately rescheduled several times.
It is clear, Novel Management did not properly maintain the unit. Many of these issues were not resolved in a timely manner and made for a very uncomfortable living experience. As an owner, I would never use Novel Management, as it's clear they do not maintain the properties they oversee. Novel Management team was extremely defensive and often rude when issues were reported. If you are considering renting a property managed by novel management I highly recommend looking elsewhere. I’ve lived in other rental buildings in Miami, in particular with Aire communities and did not experience any issues like this.

It is very sad that you went ahead to write a negative review, when all we did was treat you nicely and concede to all of your requests. You kept the balcony door open at all times, and never changed the AC filter, until the AC broke down. However, the owner decided to fix it for you at his cost. You flushed large bandages down the toilet, and flooded the apartment, causing damages to the unit as well as the downstairs neighbor. However, everything was immediately fixed and owner did not charge you for damages. The freezer was fixed, the dryer was fixed, and the bathroom doors was fixed, all in a timely manner.
The past tenant never had any of these issues, so they were most likely caused by your mistreatment. When we could not fix the dishwasher because the certain piece was in backorder, we offered to replace it. You accepted and then did not let us install it. We had to place it in a warehouse for months. Even so, we treated you nicely and the owner even returned your entire security deposit.
Let me just end with the fact that the buildings associations management was very happy to see you leave the building. I do not know what you did to them, but that just goes to show what type of tenant you are.

First of all, both federico and arnaldo were very kind all the time.
However, since the very beginning many mistakes happenned. e.g. incomplete rent deposits and so late, miscommunications between them, they blame for all mistakes to their managing software "state of the art"? not assuming responsibility, unable to solve problems, and almost always they take tenant´s side not the owner, therefore, i would not recommend novel AT ALL.

I was renting an apartment at hidden bay for 4 years. Arnaldo Cataño from Novel management is the manager of the apartment. Every time any appliance stopped working he arranged the service within 10 min. The AC stopped working once and he sent someone to fix it within 2 hours. Arnaldo is extremely responsible, trustworthy, and takes his job very seriously.
