I don't write review often, not because of time constraint, but because business now a day is not worth a minute. BUT I decide this review is really worth my time and expression. Paul is a professional in every aspects in his line of work. Our appointment was scheduled 2 weeks in advance and he showed up as on time. While we conducted our mold inspection with my tenant and I present in the room, Paul went thru step by step of the testing process with us. Each device, whether it is 1) Moisture Meter, 2) Thermal Imaging (Infrared) Camera and 3) Hygro-Thermometer / Hygrometer, Paul was transparent and show us each device and how it detects moisture accordingly. At the end of the inspection, Paul then again, explain his process and findings. We are very fortunate to have encountered him and his company. Both tenant and I (landlord/manager) appreciate him very much and refer his business services. Bottom line!... Good people with ethics are very hard to fine now a day (I've been in the real estate business over 35 years). Thank you PAUL!!! Anyone is welcome to contact me directly for verification.

As a property management company, we deal with a lot of unusual issues. We recently had a house in Covina that for years a disabled individual urinated in the room for years. The odor was overwhelming and permeated throughout the whole house. We had already laid the vinyl flooring, but had to pull it completely up to treat the floor. We had tried to do it ourselves, with disappointing results. We hired bio clean and I spoke with Paul. He came out the same day and gave me an estimate on what he felt was necessary to eliminate the odor. They were there the following day and started the work and completed it within two days. It involved acid and commercial disinfectant and Cleaning products. Unfortunately, after a couple of days, we could still smell the urine. Paul immediately brought his crew back, redid several areas and even treated and painted the walls at no additional charge. Paul and his crew are very professional and very knowledgeable. Hopefully, we won’t run into something like this again, but he would be the first And only Company I would call. I highly recommend them. Perfect Time Property Management Does

Worth every last penny!!! The team was suppose to come at 9 but came an hour early and got the job done in 2 hours. They were respectful and had great communication because during difficult times the last thing you need to feel is judged. Paul and his team were amazing. I am a social worker and my resident, a veteran, had a big hoarding problem and it became a biohazard. Paul was very understanding to the client's needs and only took what was soiled or unusable. He saved whatever could be saved. The fridge was filthy and after Paul cleaned it the appliance looked like new. I recommended him to all my colleagues at different sites. Paul is amazing, understanding, fast, detailed, and great at communication with the clients. A++++

I have had a very good experience dealing with Mr. Cobos, who is the owner of his company, Bioclean Socal. He is very knowledgeable, professional, and honest. He is very good at this kind of work. His price is fair for all the work he was doing. I am lucky in finding him online and calling him about the job. He explained everything well; I felt at ease talking with him and glad for hiring him for the job, which turned out better than I expected. He was hands-on in all aspects of the biohazard cleanup; I dealt with him directly. He did the work himself with one assistant (in my case). I was stressed out when I called some other outfits- big companies with multiple layers of reps demanding to have all kinds of paperwork signed before giving an estimate, which turned out to be a waste of time. Consider yourself lucky if Mr. Cobos can help you with the cleanup. His work is very good and thorough. He is a godsend!

I manage the maintenance side of an apartment complex here in Los Angeles and when the need for a bio-hazard cleanup arose, Paul and his guys took care of everything and then some. They were on time, got it done in half the time I anticipated it would take and did it all in such a manner that the tenants in the neighboring units didn't even notice they were there. my landlord was denying any presence of mold while workers had removed several layers of vinyl and left me there with moldy Oder I’m so glad I calked this company that night and paul was there the next morning He was so professional and understanding He did not just do the sampling which also was very reliable and prompt I think results were sent in a day or two But paul was also very helpful in explaining what codes my manager was skipping and assuring me this kind of thing happens That’s why we call good guys like paul He also answered further questions I had about the kind of mold Ect He was totally great I was very impressed !
