Before using Pat's service, I initially thought I would start my investment portfolio on my own. Living in London and travelling to view properties in Liverpool and the Midlands was tiring & inefficient. My first attempted buy-to-let purchase fell through, which was frustrating. A friend that used TPG recommended Pat. On my initial call, Pat answered all my questions, detailed his strategy, and explained why Liverpool was an excellent location to start a buy-to-let portfolio. This clear guidance was exactly what I needed to feel confident moving forward with Pat. Throughout the process, I faced several challenges. My offer-to-completion process took about five months, during which I had to change solicitors and mortgage lenders midway. There were also various issues that came up during searches/surveys. However, Pat always had a solution or someone he could connect me with to resolve these issues. Even when I was on holiday with a six-hour time difference, Pat managed everything efficiently, communicating directly with my mortgage broker to ensure everything was progressing smoothly and keeping me updated via video calls and WhatsApp! Pat arranged structural surveys and introduced me to his recommended accountant and solicitors. His service was truly hands-off; he would inform me of what was needed and when it was arranged, then walk me through the outcomes. Pat's detailed buy-to-let analyser tool was incredibly useful in showing how profitable the property would be. When I had to switch mortgage lenders, Pat reanalysed the property's profitability and net cash flow, ensuring I was always aware of my investment's potential. The refurbishment process was equally seamless. After the completion, I decided to finally view my property in person, and Pat met me there. He walked me through the house and explained the refurb process in detail. Throughout the renovation, I received weekly video and picture updates. Even though it was during the Christmas holiday season, Pat and his team managed to finish the refurb in time for my tenants to move in. I learned so much along the way, and the property has been generating rental income since January. I’m happy with how everything turned out and can’t wait to start my next buy-to-let property with Pat.

Sometime in 2023, I decided that I would like to build a property portfolio in the UK. I initially thought of doing things myself with some assistance from relatives of mine in the UK as I live a long way away. I very quickly apprehended that there would be far too many areas that I would not be able to look into with the level of detail necessary to ensure I don’t end up in a mess. I then decided to identify a property Sourcer and I landed on about 4 including Pat. I spoke to all of them. Some sent me properties to select even. With Pat, he outlined the way he works extremely clearly from the get go. You basically need to commit to get the ball rolling. And that’s a bit of a leap of faith. But every reason behind my assessment of Pat which led me to commit proved to be through. I did not travel to UK at all but am happy to report I am already a landlord of a single buy to let. I intend to rely on Pat again as I build my portfolio. With Pat, expectations are very clear and he delivers on each of them. He has a solid and clear strategy on how to make property a stable income and wealth enhancer and you cannot poke any holes in it. It keeps you grounded and focussed and I believe these are non-negotiable criteria to succeed in property. He has you covered from A to Z in terms of every possible support you need as you move from potential buyer to rent collector.
