If I could this business zero stars I would. From the beginning of my time there, I had multiple incidents where I’d have to reach their office and speak with someone, just for them to not give a crap about us, the tenants. They look at all tenants like a dollar sign and do anything in their power to nickel and dime everything. The washing machines suck, and the prices kept going up. Parking spaces in the garage DO NOT meet code. The elevator was not serviced in an appropriate manner, and some tenants got stuck going down only 1 floor. The leasing agents, office employees, and help support have no personable redeeming qualities. The only person who is a good person in their company is the maintenance manager David. They put him in so many crappy situations and refuse to help. Despite the fact that they act like they care, they will literally dismiss all concerns and hang up on you. Lindsay Lightsey promised to help solve a problem, but lied. This company will steal your money, raise your rent, but lower the quality of living. Do yourself a favor, and do NOT rent any space form Structure Properties, unless you don’t value your finances and sanity.

Update(9.18.26): I have lived at Stevenson Lofts for about a year, and I want to distinguish my positive experiences with Sebastian from my more recent experience with Structure Properties as a company. Sebastian has consistently been kind, responsive, and willing to help. When I misplaced my keys, he assisted me without hesitation. When a refrigerator water line came loose and damaged my floors, Sebastian and the contractor, John, handled the flooring replacement efficiently and treated my home with care. I remain very appreciative of both of them. Unfortunately, my experience with Structure Properties’ handling of a recent utility-billing dispute has been very different. Livable serves as the property’s third-party utility billing provider, but Structure Properties is my property management company. Despite that role, Structure Properties has not been sufficiently communicative or transparent while significant back charges have been added to my account. For approximately a year, I paid the utility statements issued to me through automatic payments and reasonably believed those statements included all utilities for which I was being billed. I was later informed that water and sewer charges had not been included during that period. Instead of being billed monthly, approximately a year of previously unbilled charges was added to my account at once, with little advance notice and an approaching payment deadline. The initial statement did not provide a clear month-by-month explanation of the accumulated charges. I sent multiple messages requesting clarification, supporting documentation, corrections, and written assurances before the stated payment deadline. Structure Properties did not provide timely or substantive responses. Instead, I was left trying to understand an incomplete and inconsistent billing workbook, rapidly changing account balances, and unexplained credits and reversals largely on my own. Regardless of Livable’s role in processing the utility bills, I expected Structure Properties to communicate with me, explain what was happening, coordinate with its billing provider, and ensure that my concerns were addressed promptly and transparently. The lack of communication and follow-through—especially while a substantial disputed balance carried an approaching due date—caused considerable and unnecessary stress. Sebastian continues to be an excellent and supportive on-site manager. My concerns are with Structure Properties’ broader handling of this matter. The company needs to take greater responsibility for communicating with residents and overseeing its third-party billing provider with much more care, accuracy, and transparency.

This place is a fantastic deal. It is in the best location in the city. Near offices, China town and night life in north beach. It has all of the amenities you need and amazing staff that keep the place clean and in order. The manager, Liam, is extremely responsive and helpful. I without a doubt would give this home 5 stars.

I can’t recommend Jesse enough as a landlord. Extremely responsive, and extremely prepared- in fact on my move in day he had several contingencies ready when I arrived late into the night due to a flight delay on move in day. I’ve been consistently impressed by how spotless the shared bathrooms have been kept as well. Very happy with both what I got in return for the rent price and the overall tenant experience.

This company has been a nightmare to work with. I can never get someone to answer my calls or emails. I have a simple request regarding a security deposit fee that I am owed that I have been trying to get remedied for over a month now. I’m not sure why it’s so hard to get simple issues resolved. Property managers are unreachable and I feel completely ignored. After living in a building managed by them for 3 years, I would highly advise against their properties as their “hands off” approach to tenant management is ridiculous.

Structure took over the property I live in after a previous property management company completely dropped the ball on safety and upkeep. There couldn’t have been a better replacement! Structure Properties onsite personnel feel like family and it is obvious they care about their positions, the tenants, and our little patch of the Tenderloin. Their improvements started with security, increasing guards onsite to 24 hours…vagrants knew that the schedule of the guards before and would sneak in when they were gone and steal, break things, and squat. Where Bridge failed Structure has saved the day. Structure also has repaired the elevators and both boilers…we used to have to waste water waiting for it to get hot but now it’s instantaneous again. They’ve even painted the dings in the walls of the stairwells and common areas. All of the fellow tenants I have spoken with are super appreciative of the turnaround in just 8 months. I honestly couldn't have asked for a better place to stay this summer. As an intern living in San Francisco for a short time, finding somewhere that felt comfortable, welcoming, and easy was really important, and this exceeded every expectation. The biggest reason for that has been the management. Lee has been incredible throughout the entire process. Since I was only staying for the exact length of my internship, he worked with me to prorate my lease, which made everything so much easier. From the day I moved in, he has always been willing to help with anything I needed. He sent me recommendations for restaurants nearby, pointed me toward the closest gym, suggested things to do around the city, and was always quick to answer questions. It's clear that he genuinely cares about making sure residents have a great experience, and that level of effort is something you don't come across very often. Omar has also been amazing. Between the two of them, they've helped me with everything from getting my Wi-Fi set up and figuring out the printer to helping with deliveries, finding a vacuum, and plenty of other little things that made settling in so much easier. No matter what came up, they were always friendly, responsive, and happy to help. The property itself is also very well maintained. The bathrooms, kitchen, and laundry room are cleaned every day, and everything is consistently spotless. All of the supplies you need are provided, so it's easy to focus on work and enjoy your time here instead of worrying about the little things. The whole place feels cozy, comfortable, and genuinely like home. The location is another huge plus. You're right in the middle of some of the best neighborhoods in the city, with North Beach, Chinatown, and the Financial District all within walking distance. It's also really convenient to get to the Marina, where a lot of my friends are staying this summer. It made exploring San Francisco incredibly easy while still being close to work. Overall, I've had such a great experience living here. The location is fantastic, the property is clean and well cared for, and the management truly goes above and beyond. Lee especially made this experience so much better than I expected, and I'm really grateful for everything he did to make me feel at home. I would absolutely recommend staying here to anyone looking for housing in San Francisco.

Maybe the worst property management company i’ve ever dealt with. On our move-in we noticed the place was in the same condition in which we toured it. Not clean, leftover items in the dishwasher from previous tenants. Missing parts in the dishwasher, Mold growth in and around the refrigerator (the refrigerator was leaking and the freezer itself stopped working a week into the lease), cracked windows that allowed pests to trickle in, dead flies everywhere, mice roaming the apartment, light fixtures hanging by wires from the ceiling, a broken fireplace with exposed wires, chipped and scratched walls, and over 10 lights themselves that needed replacement. Despite all of this, it took an extraordinary effort to get our property manager to take care of these things. Despite submitting a move-in inspection with photo evidence of all of the issues, they fought back and claimed the apartment was in good condition, did not need cleaners and was inspected to meet standards. It took a week of back and forth for him to finally send out cleaners. They pay the least amount of money they can for third party contractors that do not do the best job and put band aid solutions on recurring problems. We are almost a month into the lease and we are still struggling to get this company to take care of these issues. I can barely get in contact with our property manager. In order to get any sort of response either by phone or by email, I have to call the company directly, have them transfer me to him wait for the phone to not be picked up, then call back and ask if they can call his personal number. This is almost a 10k a month apartment - service should be top notch, yet it mimics the service you would receive at an apartment in the tenderloin of San Francisco that costs a tenth of the price we are paying. Atrocious company, stay far away from them.
