I don't like giving negative reviews but I guess I am just frustrated by the way the service department does not respond to our emails. We purchased a modular home a few years ago and have recently had to re-level the home. We followed all requests for a certain slab layout but the installers used cheap blocks and they broke under the pressure of the home. This was not our fault. We have sent photos to Pratt Homes with no reply. Don't expect service after the sale. We love our home but it is a major problem if its not installed correctly.

We dropped in without an appointment and had to wat around 20 minutes before we had the attention of a sales person. The sales person was polite and knowledgeable and made us feel at ease while he asked us questions about what we wanted in a new home. After a while he showed us 3 homes that he thought would suit our needs and asked us to rate them on a 1-10 scale. After looking at the homes and knowing that we had liked one of the homes more than the others, he told us that the prices are likely to increase twice a year and that if we paid a $1000 deposit that we could fix the price at the current rate regardless of any increase. Well I do not enjoy being pressured to part with my money or to make a decision on the spot, so the sales person seemed a bit upset that we were not able to pay the deposit that day or that we would not allow for him to get us pre-approved through their financing partners. The next day we were glad that we didn't put any money down, as we wanted to do more research into modular homes and we also want to find out from our bank, how much a building loan will cost, before being drawn in to the Pratt Homes financing deals. Overall they were nice, polite and knowledgeable and seemed professional, however always do your due diligence and look up reviews and YouTube videos before signing anything, also make sure you shop around for the best financing deals, that suits you. We still may buy through them, but only if our research paints a good picture about their company and their post service reviews.

Wish I was able to give a good review, but their "after the sale" customer service was the WORST I have ever had to deal with. Ignored calls, emails and just horrible follow through. Totally deflated our excitement of getting a new home. The right hand does not know what the left hand is doing. Everyone passes the buck and no one is accountable. Poor management!! I work in the retail business and I can NOT imagine treating my customers this way. We were not allowed to move in our home for over 3 months from the date it was delivered! Just got the call that we could officially move in and we are about to make our 2nd mortgage payment!! Also, the delivery company did the most horrible job and Pratt never held them accountable to fix anything. Luckily, we have been able to count on the manufacturer to repair small things in the home. Pratt has done NOTHING! Whatever you do, do NOT purchase your home at Pratt.

For clarity and for those who may read this, our team provided weekly updates throughout your project, including multiple phone calls with your husband. Your home closed on 6/30/25, entered our possession in mid-August, and was completed and cleared for move-in by late October — a timeline that is actually shorter than what is typical for this type of home.

We also want to clarify that several of the improvements made during the process were customer-led and independent of the Pratt Homes Construction Management team. While we do our best to support any homeowner-requested changes, these additions can affect timelines and expectations, especially when we must still follow strict regulatory and inspection guidelines.

Regarding communication, our email thread began in August, though we did not receive responses until October when the refund question was raised. Deposit refunds must go through accounting, which can add processing time; this is something our Housing Consultants should explain clearly upfront, and we are reinforcing that internally.

With respect to the delivery company, they operate independently, though both Pratt Homes and the manufacturer monitor their work. We’re glad the manufacturer was able to quickly address the minor items identified.

Even with this context, we genuinely regret that your experience did not reflect the level of service we strive to provide. Your feedback is valuable, and we would welcome the opportunity to speak with you directly to ensure every concern has been fully resolved.

Kyle was extremely helpful finding the modular home that best suited our needs. He even worked to make custom modifications to the original floor plan to make it perfect. Excellent communication throughout the process even when we ended up being unable to proceed with the purchase for personal reasons.

My husband and I have a ranch in East Texas and started exploring the idea of adding a tiny house or cottage to our property. We visited three different dealers in the Dallas–Fort Worth area and even had a contract in hand to purchase one. However, after some miscommunication, we decided to pause before signing and take one more look elsewhere. That’s when we made the drive to Tyler to see what Pratt Homes had to offer — and we are so glad we did! The minute we stepped into Blayne Noble’s office, we knew this was the place for us. Blayne took the time to really listen to our ideas and understand what we wanted. His attention to detail, patience, and ability to translate our wishes into design options led us to a cottage we probably wouldn’t have even looked at on our own — and it turned out to be perfect. We began the process of finding a home for my mother to put on our land on 4/26/25. My wife and I met with Joe Minter and he showed us about 15 different homes. After viewing the homes we sat with Joe for about 30 minutes to go over the full process and scheduled a meeting in May when my mother was in town. On May 10th my mother and I went to look at the homes so she could decide which one she would like. We found a model home we wanted and put the deposit down that day. While working with Joe we were informed that we had up to 6 months to prepare our property for the delivery of the home. Working with Joe was great. We closed on the home June 18th and I began the process of hiring contractors to prepared the site for the home. On July 17th I received a call from Kendra in financing telling me the final payment for the home was due the next day. I explained to her that Joe had told me that we had up to 6 months to have the home moved to our property and the final payment would be due before delivery. She said that Joe was no longer with the company so that could not be confirmed. She also said that the contract states final payment was due 5 days before the furniture was removed from the home, and since the home was being delivered soon, they needed to remove the furniture. She was correct on what the contract said but I explained there was no date scheduled for the home to be moved and we were still working on the site. I spoke to the construction manager and he said there was a miscommunication and he would take care of it. A week later I received another call from Kendra saying the payment was due and I again explained the house was not being delivered yet. This time she had a new story saying they needed to move the home for a new model being delivered. The payment was made and we were told the house would be wrapped and moved to the back of the lot but they would only store the home for up to 60 days. On August 19th the delivery company showed up to inspect the site. There was no communication that they were coming. The home was delivered on August 26th not wrapped as we were told and also still full of furniture that was supposedly being removed in July. The delivery went smoothly. I was provided permission on 10/3 to enter the home and begin the punch list. The punch list and pictures were sent to Jonathan on 10/4 with no confirmation that he received them. I received a call on 10/6 that the keys were being sent and we could begin to move into the home. I was also informed that instructions would be sent on how to remove and return the lockbox. I was not informed that I would have to purchase the packing materials for the lockbox and pay to ship it back. As we were preparing the home for move in, I removed a sticker from the fridge and found a scratch under it. I went back and looked at pictures we took on May 24th when we visited Pratt to see the home again and the sticker was on the door at that time. Someone scratched the fridge and decided to cover it up with the sticker. This has also been reported to Jonathan with no confirmation he received the email. Good news is the manufacturer contacted me to schedule repairs. Still no response on the fridge
