Don't waste a free consultation w/ atty Mayoral; he doesn't give advice & knows less about HOA/COA's than you will. He's in it for the $$$ that's it. His staff is mismanaged; couldn't even send a google link for our consultation, I had to call & leave msg w/ their answering svc.
The biggest and costliest mistake of my life was hiring this firm based on their extremely high Google reviews to file a lawsuit against my HOA, which they assured me they would do. Even after going thru the process and paying them 6 months in retainer fees, they still asked me if I wanted to proceed with the filing. I specifically told them yes, but unbeknownst to me they never filed, and I only found this out 5 weeks later when I got served and sued instead. They then had the audacity to assure me that I still had a solid case as the Defendant instead of the plaintiff, but the judge ultimately ruled against me. I believe that them not filing the lawsuit that they were specifically hired, paid, and said they would do negatively impacted the outcome of the trial. I believe their negligence not only cost me from prevailing at trial, but their failures also cost me a massive amount of money in legal fees due to now having to pay for not just my attorney but also the Plaintiffs legal fees because of the resulting loss.
My experiences with the firm over the 2.5 year period were not great, and not just because they failed to do what they were hired, paid, and expected to do and also lost the case. I thought they were disorganized, didn't pay attention to details, weren't good communicators, and didn't include all important details and relevant facts during trial. Quite often I found myself feeling extremely stressed out and frustrated in my dealings with them, and I frequently questioned my decision to hire them. In the first 12 months they passed me around between 5 attorneys (only 1 of which still works there). One attorney who had been assigned to me for 6 months provided me with details unrelated to my case. Several times they billed me to request information from me that I had already provided to them. I believe some of their staff is inexperienced, and they appear to have an extremely high employee turnover with many not employed there longer than 2 years. Every one of the 4 motions that they prepared and billed me for were denied by the judge. It appeared to me during trial that the judge did not care for my trial attorney, who had been with the firm for only 1 year and was already made a "partner", while the opposition's attorney appeared to be much more experienced, polished, aggressive, and better prepared. The judge even rebuffed my attorney at the end of the trial in order to stop my attorney from incurring additional legal expenses against me. After losing the trial, they told me that I had a case to appeal, but they needed more money from me to do so. When I told them I couldn't afford to keep going after paying them $85,000 for their services (which was over 2 times the amount they initially estimated to me), I asked them to appeal pro Bono, but they promptly turned their back on me. I felt like they only cared about racking up massive and at times questionable expenses and taking as much money from me as possible than actually getting justice for me. Several of their monthly invoices indicated duplicate charges for redundant services that had previously been completed, which I had to ask them to amend and credit my account. While speaking to the owner of the company in order to rectify my account and correct the mistakes made by his employees, I felt that he sounded irritated that I was asking for the corrections to be made, even after I had already payed them $50k. He made me feel very uncomfortable as if I was in the wrong for pointing out their mistakes and asking for corrections.
Ultimately this firm failed me, and I felt they did a terrible job representing me, strung me along to squeeze as much money out of me as possible, and betrayed me based on what they were specifically hired, paid and assured me they would do. I cannot recommend this business to anyone, and I would refuse to use them again.
I also question the authenticity of many of the Google accounts posting 5* reviews for this business.
I rarely leave one-star reviews, but I feel compelled to share my experience because I was misled by the firm’s positive reviews. Overall, I found the firm unprofessional, disorganized, overpriced, and extremely frustrating to work with.
The billing was one of the biggest problems. We were constantly charged for repeated review of the same materials. It often seemed like time was overestimated, and we were billed for hours of document review without meaningful progress.
Our matter has been dragging on since July 2024 and is still not resolved. Communication was also far too slow for a legal matter involving urgent issues. In one time-sensitive situation involving a tenant, it took more than 10 days to get a response.
The case was later handed over to Steven Llarena, and our experience only became more frustrating. In our meeting, he came across as condescending and appeared unfamiliar with the details of our case, despite the firm continuing to bill for hours spent supposedly reviewing the case.
We were dealing with a water leak dispute where the association did not want to pursue insurance and instead wanted the owners to pay. Rather than meaningfully protecting our interests, it felt like our lawyers mainly pushed us to contribute more money. After all the delays, disorganization, and excessive billing, I cannot recommend this firm.

They are sooo unprofessional. They will take all your money and do absolutely nothing. We retained them and they made so many false promises about what they could do to help and yet nothing was done. 3 weeks after retainer was paid, nobody reached out and you have no way to reach them either. Then after multiple complaints, one of their associate, even hung up on us saying she is too overwhelmed to look after our case; that’s after paying them and giving them a retainer. Definitely not recommending them, stay away this law firm doesn’t have your best interest or any interest at all in fact.

I retained this firm to represent me in an HOA dispute in Florida and ultimately spent several thousand dollars in legal fees.
Based on my experience, I was very dissatisfied with the value received relative to the cost.
Before mediation, I provided the firm with a detailed written analysis, including relevant Florida case law that I believed supported my position. Despite this, I did not observe meaningful engagement with opposing counsel prior to mediation, which was later confirmed during the mediation itself.
During the mediation, I expected my attorney to actively lead the discussion and advocate on my behalf. I had initially been advised not to speak, yet during the session, much of the dialogue appeared to be directed to me instead of being handled by counsel. Additionally, when a statement was made suggesting that I caused a city violation — which I believe to be inaccurate — I did not observe my attorney step in to challenge or clarify that point.
While the invoices reflect ongoing activity, a significant portion appeared to consist of emails, coordination, and internal discussions. From my perspective, many of these billable activities did not meaningfully advance my position or contribute toward a resolution.
I understand that legal matters are complex and that outcomes cannot be guaranteed. However, in my opinion, the level of advocacy, communication, and overall value did not align with the fees incurred.
This review reflects my personal experience and opinion as a client.

One of the most unprofessional law firms I’ve dealt with. Communication was terrible; they rarely responded on time and set false expectations from the start. We paid a $3,500 retainer just for a letter, yet somehow the bill climbed to $7,000 with no real progress or follow-up. To make matters worse, one associate even hung up on us. Very disappointing experience.

Tried to get Mr Mayoral to call after initial consultation (zoom) had a few more questions and can’t get him to call back before I sign on the dotted line. If communication is that poor then I can’t do business that way. He wanted way more 40% plus expenses. Seems high for a cut and dried layup case. Mr Mayoral shields himself with go in betweens… but is too busy for a few simple questions. Left messages, texts and voice messages with secretary and no call from Mr Mayoral. Extremely poor communication. Look elsewhere.
