Misleading Promises, Poor Value – A Costly and Diappointing Experience I hired Planning By Design Ltd to provide two feasibility reports for my property — one exploring the possibility of converting it into 6 flats, and the other into an HMO with 8 en-suite rooms. From my very first conversation with their marketing team, I made it explicitly clear that I expected advice on both these options, and, if they were found not to be feasible, I wanted clear alternative solutions as part of the service — without extra charges. I was verbally reassured and promised this over the phone before I made any payment. However, once the feasibility reports were delivered (both concluding my original ideas were unworkable), the company refused to provide any follow-up advice or alternatives unless I paid again. This completely contradicted the agreement I had been assured of — and shows either a lack of internal communication, poor service standards, or simply misleading sales practices. The reports themselves were basic and lacked depth, and the refusal to follow through on their verbal commitments made me feel let down and misled. In my opinion, this company over-promises and under-delivers, and I would not recommend them to anyone looking for honest, thorough, or professional planning support. A very frustrating and disappointing experience, both financially and emotionally. I regret using this company and hope this review saves others from making the same mistake.

Planning by Design helped me get my studio planning application through first time, and did so whilst giving consideration to the fact I live in a conservation area, with all the additional requirements that go hand in hand with that. I am delighted and both Cerys and Abigail kept me up to date and talked me through each step of the process. Positive experience dealing with planning by design, from initial consultation with Bertie who was very thorough going through the full process of our single story extension design and application. To discussing with Abigail and Paulina our plans and seeing the drawings come to life. Cerys was on had to answer any queries that we had once the application had been submitted.
