Phoenix Environmental: Got the Job Done & Saved Our Deal! We hired Phoenix Environmental for a Phase I Environmental Site Assessment (ESA) for a gas station we were buying. The past use of the site immediately raised some red flags that were confusing and stressful, seriously jeopardizing our loan closing. Our capital provider was extremely strict, requiring the Phase I documentation to meet unequivocally tough standards. Phoenix Environmental was incredible. Their technical expertise and proactive due diligence meant they didn't just report the problems—they worked hard to properly investigate and clarify the complex issues. Phoenix helped us work through the lenders requirements, making sure we avoided a costly and time-consuming Phase II recommendation, which was non-negotiable for us to move forward. It wasn't easy, but thanks to their commitment and expertise, we secured the necessary financing and finalized the acquisition without a hassle. Phoenix Environmental was a huge help during our recent Phase I assessment. They did a deep dive into the property's history and uncovered that it had operated as a dry-cleaning facility for decades—not just a retail storefront—raising the potential for environmental impact. While a Phase II wasn’t conducted, their insights helped us fully understand the risks and next steps. On top of that, they were incredibly patient, answering all our questions and helping us navigate the back-and-forth between parties in the deal. They also provided great insight into the possibility of pursuing a brownfield assessment or remediation grant if needed down the line. Their knowledge and thorough approach made a big difference for us, and we will definitely be using them again in the future. Highly recommend!

Thanks, Aaron. That was a tough project but our team enjoys a challenge. My son, also named Aaron, did a great job researching this property. Due diligence is about detective work and through that we were able to find the evidence that this was a dry cleaning plant...and the underground storage tanks and spill site. Not an impossible site but the potential for significant environmental issues (especially from dry cleaning solvents) is there. Hopefully, the owner can pursue a grant and get this assessed and cleaned up...he didn't cause the problem, he just unfortunately bought one! Best of luck with your new venture. I think it sounds absolutely brilliant and well timed!

I had opportunity several months ago to discuss a potential need with Jeff for his services. He was very happy to help. Even in the early stages, when it was uncertain whether we would need to utilize his services, Jeff was very kind to explain how the process would work and answer any questions we had.
