I do not recommend this company for buying real estate I bought a property, an apt in Clearwater, Florida in December 2024 from Opendoor Property Trust I, with Title & Escrow OSN National. I bought the apt mostly to rent it. I used a real estate agent I bought another property in October 2024. Since I was living and working abroad, and did not have anyone to check the property, I trusted the real agent who lied to me. She did not share the rules of property which does not allow the owner to rent the apt within the first year. However, this review is for the seller. I have been working abroad for years, and it was my first-time buying property US. I bought the first apt through an individual and when I was looking for another apt, I learned that there are companies that buy and sell properties as is the case of my second apt. I would never recommend buying anything form a business. I have paid so much money in 2025 and this year too to fix issues, such as AC outside of the building and inside too, the grinder, dishwasher, etc. The Opendoor Property Trust I do not do a fair business at all. I think the only thing that drives them is profit since they did not bother to check the apt when they bought it a few months before they sold it to me, away much cheaper, you can check the history.

Purchased a property from them and they LIED about permitted work that was NOT permitted. We found out after we moved in. Open door had us wait several more weeks to move in because of permitting taking awhile but when we moved in and had an issue, the city inspector who came to our place said our electrical panel and smoke detectors were not permitted work and were not up to code. So now that weve fully moved in with all of our things, someone has to come and punch holes in our walls and make a mess because we need to be up to code and hard wire our smoke detectors. This couldve been done BEFORE we moved in with our things as they PROMISED they were doing. Highly illegal practice. This company should be THANKFUL I didnt hire an attorney after this huge lie. I would NEVER recommend them.

This company is predatory and dishonest. Wasting time by telling you they will give fair market value. They offered $100k off fair market value for our gorgeous updated move in ready home. When we received the offer we were literally aghast. Within 10 minutes of the offer we called them to say absolutely no and tell them that their offer was not only flat out insulting but 100% trying to take advantage of people that are desperate. Luckily we are not desperate. Do not bother to waste time with dishonest business.

Opendoor purchased and remodeled unit above mine in a condo building. Their contractors failed to complete bathroom remodel to sufficient standards. As soon as new owners used and cleaned the shower, it flowed water into my unit below damaging my bathroom due to bad workmanship that Opendoor did not validate before selling.

Opendoor state it offer competitive cash offers. However, they offered a high initial price then added in sales charge and very high repair cost. The house that we were putting on the market was being renovated to rent ready status. After their in person inspection they offered a prince $30k higher than three other investors with cash offers, but they added all kind of fees totaling 45% of their initial offer. Their offer was a total bait and switch. I would not use this service. They use their relationship to ****** to make you feel that it is a market rate offer. They are very much taking advantage of people lack of experience with cash sales of homes.

I sold my home to Opendoor and was very happy with what they gave me. Their **** were courteous and kept me in the loop every step of the way. I got a great offer for my home and the amount given to me at the end was the amount promised. I'd use Opendoor again in a heartbeat.

Our house was viewed by two realtors and they both gave us a fair market value to sell our home. We called Open Door to see what they had to say about our house. They came up with a bogus long list of things they would have to do, but the guy was only there for 5 minutes. They wanted to offer $50,000 less from the realtor said we could get. We went with one of the realtors and our house sold in 3 days for asking price. Open Door will rip you off.

Bought a home from them, they were rude and demanded MORE than what they were offering the house for not to mention they lied about having new fixtures and a new water heater. Almost everything was broken when we moved in. What a scam of a company.

I wish I wouldve done more research on this company prior to buying a home from them. They have no pride in resale or home ownership. I was a first time home buyer and went into it knowing it needed a bit of ***. The longer Ive been here the more I notice all of the s***** work they did. They bought the home for 125k, updated (installed carpet and did the worlds worst paint job) and then resold for 150k. Plumbing in both bathrooms needed to be repaired. Electrical wiring is shot. None of the windows opened and all have to be replaced. My seven year old could have done a better paint job. Instead of a normal railing upstairs they used an outside deck railing. So beyond disappointed in this company; just another example of corporate greed. Nothing I can do about it now other than put actual honest work to make it a nice space. I would only recommend purchasing from this company if you are looking for a headache and thousands of dollars in repairs.

We arrived at a home they advertised as an open house and self tour to be turned away and told to come back with a real estate agent. They may have just cost their client a sale.

BEWARE BUYERS! We purchased a home through OpenDoor in 2019. We loved the location and thought we could make the home what we wanted. We had a very extensive and thorough inspection, but just didnt pick up on the shoddy work. Five years later, and all the upgrades that OpenDoor did are falling apart. The carpet is so far below builder grade and paper thin that weve caught our toes many times on tack strips (and now have hammered down all the tack strips to keep our kids from ripping up their feet). They did a DIY paint job on the bathtub/shower that has completely peeled off. The new floors in the kitchen have warped, cupped and chipped extensively. They picked the lowest quality paint and just slapped it on. There were basement water issues covered up by paint and disclosure of a sewer back up (which was a lie; there was longstanding water problems). We know that sellers will put up a new coat of paint to make a house sellable, but this is beyond shoddy work. I would never again entertain the idea of buying a home from OpenDoor, even if it were my dream home. And I would never sell my home to OpenDoor, out of concern for a future owner.

Open Door has established a business that doesn't require a real estate agent to show houses. A few months ago they had criminals file a false loan application to acquire access to a house down the street from us. They are now squatting in a house with supplied Opendoor electricity and water, and have now installed cable and even put out trash. These squatters have instilled fear in the neighbors. They speed down the street and have invited multiple people to stay with them. They also have a file full of criminal charges that includes stolen guns, other squatting cases, and **** charges. Multiple calls from the residents on our street have been met with limited response. This model of home sales has contributed to this type of behavior within the state as well as the country. We are left with violent criminals on our street with little care from this company.

A joke of a company do not buy a house from them. Everything to claimed to fix or touch up was done hastily and messy. The new closet fixtures they put in broke after putting one item on it. They took the blinds with them.. place was filthy and they overpriced the property for what you get. You can NEVER get an answer from them or a returned phone call. They left paint stains everywhere, they couldnt even put the outlet covers back on correctly. Its no wonder that, rumor has it, theyre filing bankruptcy

I have been working with OpenDoor to potentially sell my home to them. The initial "potential" offer was good, then they came back with an offer that was $40,000 lower, subtract the 5% surcharge, and the bogus $18,000 in repairs, and they wouild make over $120,000 on selling my home. My home is only 11 years old! We are the original owners. They told us we need a new roof, no one even got up on the roof and the roof still has about 20 years left on it. Most of the supposed "repairs" are bogus. Flooring upstairs and inside paint is all that it might need, we have already done many upgrades on the home. Very disappointing and I see that I am not the only one in this position. Glad I haven't signed anything with them.

Open Door is a horrible company to work with. In trying to make offer, they require all proprietary paperwork ignoring our State's legal forms. They offer little to no buyers agent commissions and because they are a large tech company based out of ********************** or ******* they appear are indifferent to negotiations. In my case their staff is not local and responses are usually ***** hours just to answer simple questions. Make sure you get the time zone correct because they are on the west coast or somewhere out west. They insist on their own non-local title company even though our local laws disallow a seller to cancel an agreement due to buyers choice of title company. SELLER BEWARE- BUYERS BEWARE. Watch for the canned company response below. Probably AI generated.

Terrible to deal with as a buyer. No pride in their workmanship in 'fixing' anything in the houses they sell. Just a '*******' company to make their fast money. I would never buy or recommend to anyone buying a house from this company.

They need to be shut down they rip people off the value of my house before I sold it to them was $300,000 the primary offer they gave me was ******* but then turned around off of me ******* because they said they have no current of the houses being sold in my area send my house is going to sit on the market so they offer $******* but they take over ****** and repairs and service fee. So I only get$230,000 for my house. I was a single man my house was in great shape I made a lot of repairs new everything the only thing Open door did for my house was change a couple of ceiling fan paint the kitchen cabinets and change the kitchen floor I'm turning around and list my house for $310,000 that's a $80,000 profit complete rip off do not do business with them
