Excellent person to do business with. Prompt, very honest and very fair pricing. We needed a replacement water heater. James was very fair on his quote, provided great information, was honest in his recommendation and sincerely a very rare kind of service provider in this day and age. We had him also replace some other valves that needed updating and again very fair in his pricing and exceptional work ethic. Will continue to seek his services as the need arises. Can not recommend enough.
We had an upstairs toilet pipe issue recently, and James was able to resolve it. He always communicates and shows up at the appointed time. He is fair in his pricing and is a real pleasure to have on call for any plumbing problems we might have. Couldn't give him a higher recommendation. I called By the Book Plumbing because I saw on NextDoor App James S. had been referred as a great local plumber that gave great service. I told the situation how my water bill had been increasing over the months and James brought up a few issues that could be the problem. My appointment was scheduled for the following week, but he asked if I needed someone sooner to come out, he would recommend me to someone else he knew. I told James I could wait until my scheduled appointment. James let me know the day before my schedule that someone had canceled on him, and If he would like me for him to come earlier to troubleshoot. I got off work early to meet James at my house. He verified which water meter was connected to my house, ran my water sprinkler system to find if there were any leaks, checked all of my toilets to make sure they were working fine and at its full potential, he even adjusted the water levels so the flush would be better and tightened the seats for me. He wrote me a recommendation letter and service report so I could give to the city. James is very knowledgeable and takes his time. I would definitely recommend By the Book Plumbing to anyone who is having trouble with their plumbing or water bill.
James was wonderful to work with! He was very easy to schedule, arrived right on time, and worked quickly while explaining everything clearly. His pricing was very reasonable, and he was so kind throughout the whole process. I would highly recommend James to anyone in need of a plumber.

He called the water heater maker to see if it was under warranty and then went to Home Depot and put up fight to get it replaced ….. because they did not want to give in ….. but James did not give up and finally Home Depot gave us a replacement!!!!! James is the best. He fixed a leaking toilet found during home inspection. Now the AC drain got clogged and busted water heater leaked out of the pan. I called at 5 PM after work, not expecting any response or schedule until the next business day. James came out quickly that night, snaked the AC clog, and gave a quote to replace the water heater. Found him via recommendations on Reddit and I am so glad to have a trustworthy plumber after we moved across the country.
