Having stayed in a house run by Bryce properties for my second year I cannot recommend them enough! Their customer service was excellent anytime we needed assistance it was easy to contact them and they were very helpful and made us feel welcome. The property was very clean when we moved in and would recommend to anyone who is looking for a place to stay!

I stayed here for my final year of university and it was the best decision I’ve ever made. The cleanliness, quality and overall maintenance was 10/10 and the team at Bryce Properties were very helpful and were quick to sort out any issues. I stayed with Bryce properties in my second year, and out of all three years of being at university, Bryce Properties gave me and my housemates the best living conditions. Within the first couple of weeks living in the accommodation, one of my housemates reported to the company that he had a bad mattress, the next day a new one was delivered and fitted in his room for him. There were a few parts of the house that needed maintaining due to natural wear and tear. However, this would occur in any house, and as soon as we had reported it, Bryce Properties had fixed it. At the end of the year, we had left a few love marks on the house, for instance, one of my house mates put a hole in his desk, but the price charged at the end of the year was completely reasonable, and fair. The house was also deep cleaned ready for the next tenant. Would recommend Bryce Properties.

I’ve had a truly positive experience staying at Bryce properties the rooms are spacious, clean, and well maintained, with plenty of natural light. The staff are friendly and always quick to respond to any queries, and genuinely care about creating a supportive and comfortable living environment. The location is ideal for students close to both the university and local amenities. Whether you're looking to grab a coffee, do some shopping, or get to campus, everything is within walking distance, which makes life much easier.

We lived with Bryce properties for two years, first in a very nice house during our second year and then at 16 whitefield terrace in our third year. There was a clear difference in how we were treated between each house, our second year house was modern and well kept, they even had cleaners come in. However while at 16 whitefield terrace they did not care about the house at all. We moved in and the carpets were horrible and filthy covered in stains, the paintings on the walls had writing on and there was no thermostat resulting in us not having heating for the whole winter. They clearly didn’t care about the house and therefore did not care about us or any issues we brought up to them. When it would rain the walls would be wet, we moved into a mice infestation which the refused to treat and we had to sort ourselves with poison. This company is completely useless at caring for properties that aren’t modern and new. They have then attempted to charge us for damage caused by the previous tenants. HORRIFIC. Do not book with them.

We are disappointed to read your review and do not believe it reflects the level of service and care that we provide.

We take all maintenance and condition issues seriously. Properties are inspected before each tenancy, and issues such as cleanliness are addressed promptly when reported through the correct channels. Your comments regarding stained carpets, wall condition, heating and pest issues at your property are inaccurate and seem very emotional.

Our maintenance team responded to any issues that you contacted us about. A few visits is not a mice infestation and keeping pet rats and hamsters and having overflowing bins does not help with this matter as explained on numerous occasions.

The property was cleaned before you moved in, and it is an inaccurate representation that a stain on dining room carpet denotes filthy carpets throughout. One wall canvas with a signature on does not project that all wall canvases had writing on. It is misleading that you state that you did not have heating for the whole winter. The ‘wet walls’ you state was a single small hole on the shower room where the cable entered the building which was sealed as soon as you reported it.

While we understand that not all experiences are the same , your review contains several factual inaccuracies. We have reported it to Google accordingly.

I really enjoyed living with Bryce Properties this past year! They were the best landlords I have had to date and set up a WhatsApp chat with us in the beginning of the year where we could communicate which was great. The apartment was great and everything worked well - when it didn't then they were quick to fix it or help us with the problems so I would definitely recommend them to others!
