Amanda - Please let us know if the land owner where your mobile home is located would be willing to work with us. It seems that they wouldn't allow us access to the property. We're here if that changes at any point, but we aren't willing to trespass and need authorization from the landowner.

I had no idea where to start to remove a perfectly serviceable mobile home off our property so as to prepare the property for another use. Realtors knew nothing. I found Banyan on the internet. Cecelia walked me through the process below.
I was at first hesitant because I'm in WA state, and Cecelia is in TX. But Cecelia communicates both through email and text, promptly, both in answering questions and at every step in the process.
First I sent pictures of my MH; after confirming that Banyan would accept it as a donation, the steps were:
1. If the MH vehicle title had been extinguished (ie. it is now part of the real estate), one has to reverse the extinguishment, re-establishing its title as a vehicle. I did this.
2. When the Dept of Licensing sent me the "pink slip", I sent it to Banyan. They then sent an inspector to the property to confirm the property's condition was as I described.
3. Cecelia sent me a lock box for the property, indicating that they would try to have the home removed within 8 weeks. (Yup, they met that timeframe).
3. Banyan then advertised the MH for sale in my area, using a local MH broker. Several potential buyers came to view the property. Each time Cecelia notified me ahead of time of the upcoming visit. Each time one of the steps (4. through 6. below) occurred, Cecelia notified me ahead of time:
4. Banyan accepted an offer from a buyer; they may have helped the buyer with financing, they may have helped the new owner arrange for moving, but all this was transparent to me.
5. A workman came, removed the skirting, removed the tie-downs, secured the appliances inside and attached wheels and tongue.
6. Moving day, the movers arrived as scheduled, worked their way through a few difficulties, attached the MH to a moving truck and disappeared down the road.
End of a successful transaction.
Cecelia does, indeed, get high marks for coordination and communication.

Fast but poor follow-through
The work was completed quickly to meet our closing timeline, which we appreciated, but the quality left much to be desired. Areas appeared rushed, and the attention to detail was lacking, leaving us concerned about the overall reliability. Additionally, the mobile home is still under our name months later, causing tax issues, and no guidance was provided on claiming the removal as a donation. While we’re thankful it was done at no cost, the lack of care and follow-up made the process frustrating.

When my wife and I had to move in with my mother, who was getting too old to live alone safely, we weren't sure what to do with our mobile home. It was on a lot in a park, so we would still have to pay rent. We decided to donate it. We tried someone else first, but emails and phone calls were left unanswered for weeks then months. Out of frustration I started looking for someone else. I found Banyan online and got a response the same day. They were very easy to work with, and Cecelia kept us in the loop through the whole process.
