South coast was easy to deal with for our first balcony inspection. They’re busy now but they’ll get back to you. I’ve only dealt with two at this company, Taylor and Erick(inspector) both were pleasant to deal with and both got the job done. It’s not as complicated as people think so don’t let other companies scare you into thinking it is. These guys are contractors with in-house people to sign off on these reports and you’ll be good for 6 years(apartment). Half payment when booking an appointment, and the other half after the report is ready. They take Zelle so it’s easy. If they don’t need access to a private balcony, you don’t even have to be there. If your deck or balcony needs work, they’ll call it out as they should. But ours didn’t need any. Watch out for any soft spots, Water intrusion, peeling etc. rails are not a part of this law so don’t let other companies scare you. Our inspection took about 15 minutes for two walkways.
They’re based in Orange County but do inspections in LA, IE and San Diego

Erick, from South Coast Deck Inspections came over this morning to do balcony inspections at Lake Murray Woodlands Condominiums in La Mesa, Ca. He was professional and pleasant to work with and had a very positive attitude despite the unusual rainy conditions. He was meticulous as he inspected 16 units and went over every area in detail explaining what things need attention and answered all of our questions. We were all very satisfied with the whole experience. They say first impressions are often lasting impressions and we knew we were in good hands with Erick and South Coast Deck Inspections. Definitely would recommend them to others that need this type of service.

Inspector Wayne came out to inspect the decks on two of our properties. He called to let us know he was on his way, and even arrived a bit early. Wayne was friendly and professional. He worked quickly and efficiently, he definitely knew his job.
Everything, from the initial call inquiring about their services, getting paperwork done, setting up an appointment and the actual inspection was seamless.
