Extremely disappointing experience with this firm. I hired Oleg for what he described as a straightforward zoning case to add a 4th unit to my property. Despite his confidence, he appeared unprepared at the first hearing and failed to inform me that detailed architectural drawings were required. Without my knowledge, another attorney, Gabriel, took over the second hearing. He was clearly unfamiliar with the case, and the application was denied. Even more concerning, he did not know the outcome afterward and said he would follow up — which never happened. From July to mid-September, I received no responses to multiple calls and emails. No updates, no documentation, no explanation — just silence. To make matters worse, I was billed for the most asinine things — including being charged to “find out what the judge meant by his verdict” and even for a call simply informing me of the verdict. Nearly $10,000 down the drain for what felt like complete incompetence. This is a late review because I had to first find a competent attorney to clean up the mess and get me out of the hole this firm put me in. While outcomes aren’t guaranteed, communication, preparation, transparency, and professionalism are the minimum standard. This firm failed in all of these areas.
In short: take my advice and go elsewhere.
We are genuinely sorry that this client feels disappointed with her experience. We were also disappointed that the requested zoning relief was not granted.
As anyone who regularly appears before the Philadelphia Zoning Board of Adjustment understands, variance decisions are discretionary. While we provide educated projections based on experience, the Board does not always vote as anticipated.
In this matter, the Board specifically requested additional architectural plans after the initial hearing. For this type of variance, detailed plans are not always required at the outset, and we initially proceeded in an effort to avoid unnecessary expense. The continuance and second hearing resulted from that request.
Following the hearing, there was a brief delay in communication with Ms. Terry due to the need to clarify the unique nuances in how the Board voted. Rather than speculate on the language in the Board's decision, we worked to confirm the exact outcome before reporting definitively.
We understand how frustrating a denial can be and take client concerns seriously. While outcomes cannot be guaranteed in discretionary zoning matters, we remain committed to preparation, transparency, and professional advocacy in every case we handle.
