Property Health Check Ltd. was highly recommended by two independent sources. I sought three quotes for a Structural Survey in Dublin. The seamless and predictable interaction on the PHC Ltd website, offered me a quotation immediately.
The site inspection was conducted two days later and the 40+ page detailed report was received the following day with photos and recommendations.
The website had prepared me in advance on what to expect in a report and how to best understand it. A customer-focused video explained all the main elements in simple language and images.
The follow up email afterwards offering to explain anything not fully understood gave me a sense of being taken care with an attentive after-sales service.

I got this company recommended by a friend. We bought a house back in in June 2025 and we availed of the service paying the highest package available to ensure that we would get the best out of it. However, with incredible disappointment, they missed to report heavy issues with the roof. The company who changed the gutters (which by the way were signed off on the report as good condition....false), told us that the roof had serious issues just by looking at it and probably required to be done up again from scratch. We were bewildered to find this out! We got other 2 quotes from other companies who as well confirmed that the roof had visible issues. We got in touch with Health check to ask more information on how they could have missed such an important issue with the house and they came back saying that "the inspection was only visual and they could not lift anything". The companies who came to check the roof did a VISUAL inspection and they could all tell the roof had serious issues, they did not lift anything. Even if I came back to them arguing their point and presenting evidence, Health Check never came back to us ever again. Leaving us with no other choice than writing this review. Their incompetence costed us 18k in the first 6months of an house purchase and for a young couple who want to start a family this was and absolute nightmare. DO NOT CHOSE THEM IF YOU WANT TO END UP LIKE US. I hope they will go out of business some day as they deserve!

In that response, we addressed the concerns raised, explained the scope of the inspection, and recommended obtaining multiple independent quotations for targeted repairs. We also confirmed that we were available to review any further reports or quotations. We did not receive any further correspondence after this, but we remain available to assist.
The Pre-Purchase Structural Survey carried out on 12 May 2025 is a non-invasive visual inspection, which is standard practice in the industry. This means we assess the condition of elements that are visible and accessible at the time, without removing or opening up any parts of the structure.
Importantly, the roof was not reported as being in perfect or maintenance-free condition. The report identified defects and the need for repairs, including:
• Repairs required to pitched roof coverings, with areas of lifting noted
• Defects to the roofing membrane, including holes/tears requiring repair
• Chimney defects and evidence of moisture staining within the attic
These findings are documented in the report and Executive Summary.
It is also important to distinguish between a survey assessment and a contractor’s quotation. Roofing contractors are typically pricing for works and may recommend full replacement as a commercial or long-term solution. A quotation for full replacement does not necessarily mean that full replacement was required based on the visible condition of the roof at the time of inspection. The quotation provided to us proposed extensive replacement works across multiple elements of the roof, which is why we advised seeking additional independent quotations to determine the most appropriate and proportionate course of action.
As outlined in the report, and as is standard with this type of inspection:
• Certain elements (such as timbers behind fascia, underlays at eaves, and concealed details) are not visible without intrusive investigation
• Conditions can change over time between inspection and purchase
• Where defects are identified, further specialist inspection can be advisable prior to finalising a purchase
We do not accept the suggestion that the issues were missed or that we failed to engage. The report identified roof defects based on what was visible and accessible at the time of inspection, and we responded promptly and constructively when contacted.
We remain available to review any further documentation or to discuss this matter directly if you wish to re-engage with us.

We booked our survey for property in co. Clare on Friday evening and the survey was organised for Friday week after.Our surveyor called us on the day of survey and told us all the most important information about property. He was very professional and kind on the phone and explained everything to us. We were told on Friday that we should get full report on Wednesday maybe Tuesday but to our surprise it was sent to us on Monday afternoon so they were super fast. Report was very easy to read and everything was explained in it. I highly recommend this company if your are looking for hassle free experience
