Hired them for a plumbing job few months ago. The issue came back again and they were unwilling to warranty their work. They did not even want to waive the dispatch fee for an inspection. I would not recommend them for future services. Bad experience.

Ahrun we were out on June 4th of 2025 to clear your main sewer line from the downstairs toilet , We pulled out a 2 1/2 gallon bucket worth of flushable wipes from the main line you were told at the time to not use these becasue you have a sewer ejection pump for that downstairs sewer and these are going to kill your sewer pump and that we only warranty our main sewer line cleaning for 30 days as we can not controll what you flush down the sewer, So here we are 6 months later and you continue to flush wipes down your drain and it is once again plugged up. No sewer company or plumbing comapny is going to warraty against user error. As far as our dispatch fee we do charge that fee to bring out 2 plumbers and $15,000 worth of drain cleaning equipment to your house and our plumbers have the option to wave that fee once they are at the house..

We had an excellent experience with Nook & Kranny. Our inspector, Austin, was incredibly thorough, professional, and easy to communicate with. His detailed findings helped us catch and ultimately avoid a major plumbing issue that could have turned into a very expensive problem down the road.
We were really impressed with the entire process from start to finish and felt confident we were getting an honest, comprehensive assessment of the home. We’d absolutely use Nook & Kranny again and highly recommend Austin and the team to anyone needing a home inspection.
We chose Nathan to do a home inspection on a property we’re buying and he is great. We’ve worked with him in the past so we remembered him being thorough and hired him again. He does a very thorough inspection with a detailed report and photographs everything. Then he invites you to the house and breaks down all the significant issues he found, giving advice on how to approach them such as repair steps based on your comfort level vs needing contractor attention. Afterward he invites any questions and emails the completed report. The report is broken down by section and has a convenient color coding system to quickly show where the issues are and their severity, with a handy section at the end summarizing the main issues. This ends up being a perfect to-do list upon moving in.
Used the service July of 2025. I closed on the Home October 31, 2025.
Overall, I had a good experience. I understand their perspective regarding my concern, but I hope this highlights an important issue about what can be missed during a home inspection with Nook N Kranny. They performed an okay inspection overall, but they failed to test the outside water faucet. When the faucet is used, it leaks inside the home, which ultimately caused my basement to flood and leave carpets/wall wet.
Even though the faucet had a winterized bib, I still believe it should have been tested. My inspection took place in July, so there was no reason the faucet couldn’t have been checked for functionality. This is something that any thorough home inspector should catch.
They have not tried to remedy the problem. I’m sure they will leave a great smart response so I can have a full understanding.
All I’m saying is if they don’t test things as small as a water faucet outside of your home as a home inspecting company… Things will be missed.
Note: Funny I have to say this but, if a styrofoam bib is installed by the seller on any outside faucet for “winterization” be sure the sellers remove it prior to inspection.

You are correct we are not allowed to move or tamper with seller belongings including the Styrofoam bib protectors that are put in place for winter. What we are required to do is to report on our finding on the day of the inspection and in your inspection report there is a photo of the cover on the hose bib and it states that they were not tested at the time of the inspection. I know your upset and after we talked I waited for this review and your comments , I will tell you this again it was clearly stated in the report with a photo that they were not tested at this point it becomes your responsibly to ask the seller to remove them and have us come out and test them on a re inspection. So this is a typical case of not understanding what a home inspection is and what we can and can not do during that inspection. You would have known all of this if you were to read you inspection agreement as it clearly spells out that we can not move or tamper with sellers belongings. I hope this helps you to understand better what a Home Inspection is and what we can and can not do.

My inspector was awesome. He checked everything thoroughly and was really honest about his findings. He listened to my concerns and explained things to me in basic terms. He was super friendly, and as a woman, I felt safe in his presence. He is great at his job! Communication from the company was clear and prompt, and the price was fair. Definitely recommend!
I don’t know if Troy is the owner, but that guy is the worst in their business hung up on me when I was asking questions yelled at me. Very unprofessional the tech they sent out. It was after 4 o’clock didn’t want to fix my hot water heater called dreams and told them there was something else wrong now I can’t get my hot water replaced. These people are total trash. I would never do business with them.

This is funny because you are mad at us for something that is due to Rheem and the water heater that you purchased from HOME DEPOT that we were contracted by Rheem to come out and diagnose the issues that you were having , You wanted the heater replaced and the only issues were that the drain valve was cracked and leaking and the tempature and pressure relife valve was leaking , We checked water pressure and it was high so our plumber told you the the pressure regulator was bad and needed to be replace, He then called Rheem and told them of the situation and they said that they would ship out the parts directly to you , Rheem dropped the ball and did not ship the part and now you called up today and started our phone call by saying how disapointed you are in our service and the lack of comunication and that our plumber was horrible, As I looked into it and got the work order and tried to explain to you what was happeing you lost your mind on me , you claimed that the plumber did not bring in any tools to your home BUT yet there are 4 or 5 photos attached to the work order showing the pressure guage and the T & P valve and tools laying on the floor. Then you started to yell at me and demanding that we come out today and replace your heater as you wanted in the first place as I tried to explain that we can only come out when we have a work order from Rheem or we do not get paid again you lost it and started to scream at me , At this point I decided to end the call as I was not getting through to you. YES I hung up on you NO I did not swear and yell at you you simply did not like my anwsers and chose to tell me how bad our service was . Let me be 100% clear you purchased this water heater from Home Depot and now you have to go through Rheem to get parts and to get it fixed. Had you purchased this water heater from us as a licesend plumbing contractor things would be compleatly different we could have taken care of it the first time we came out. We are just a 3rd party contracted plumbing company that was HIRED BY RHEEM to come out and figuer out what was going on with your Home Depot water heater.. This is outside of our control as to how and why things get done like they do, If you have issues call Rheem there is an 800 number on the water heater and you can call and complain.
And just and FYI Rheem sent out and new work order to come out and replace your drain valve and we denied the work order to come out to fix it based on your attitude and the way you have acted about this

Really bad, I wish we never trusted our realtors advice to go with them. She told us to go with Taylor, said he was the best at the company and the others weren't as good as him. I would HATE to see the competency of the other workers. Not only did Taylor miss a HUGE rat problem, he neglected to test the electrical outlets so now I have a kitchen and living room I can't use any of the electrical outlets in and a house that is going to need 20k+ in repairs just from the rat problem..... Can't wait to see what else they left out of the report as we spend more time in the home.

So if I am correct your name is Grace, So when I looked at you report dated 09/17/25 I want adress your issues in the order you gave them to us here on Google insted of calling the office to talk to us. The Rat problem you are talking about if you read your inspection agreement that you signed it clearly states that we do not do pest inspections and we incourge you to get a licensed pest control comapy to do that type of inspection as we are not licensed to do that. And knowong that this was a horder house that should have been done. And I was told that you had to cut the walls open to find the ratt problem this is nothing that we could have seen durring the inspection as we are not allowed to cut walls open.
Next was electrical issues so when I looked through your report in the main body of the report in the electrical page Taylor called out 3 times in red to have you get an electrical contrctor out to look at major issues with the electrical then Taylor called out 6 times issues with the electrical system that need to be fixed or repaired.Let me list the sections of the report so you can look them up Section 8.0 with a photo and in red , 8.1 with a photo and in red , 8.2(2) with a photo and in orange , 8.2(3) with a photo and in orange 8.3(2) with a photo and in orange, 8.3(3) with 4 photos and in orange,8.4 (1) with a phot and in orange,8.4(2) with a photo and in red , At this point I would like to ask if you indeed did get a electrical contracor out to look at these issues?? I would think probably not due to your review. I would incourage you to read your report because as I am going through it there are several things that Taylor called out in the plumbing , foundation , structual , roofing , Taylor also found mold and several areas of moisture issues in the house, the exterior has issues ,and the summary page has 20 major issues that Taylor told you to have contractors out to address with you. What elses I find interesting is that durring the walk through with Taylor you would not even go inside of the house due to the smell and you aksed him to go over everything outside with you. As I go through this report this is truly a fixer uper house as there is missing flooring and a lot of things going on in this house, I realy think that this review is due to the fact you are overwhelmed with the repairs that need to be done on this house and you felt the need to take out your frustrations on us when I dont think you read your report or the inspection agreement and now you are looking to blame someone for all of the things that you were told to do but chose not to take action on. At the end of the day it might be best to turn of the magnolia network showes and relise things can not be fixed in 30 mins. And that this house is more than you relised and you are in over your head.

Cannot say enough good things about this company and how thankful I am we used them for our home inspection and plumbing needs moving forward. They were incredibly thorough and responsive, not to mention incredibly fair in their prices (which was a sigh of relief following us getting quotes from companies that upcharged and created issues that didn’t exist).
