This has been one of the most exhausting, infuriating experiences I’ve ever had with any management company.
There is absolutely no transparency. Homeowners are kept in the dark, receipts are not shown, and major decisions seem to appear out of nowhere with zero communication. The ‘meeting’ they scheduled? A 3-minute announcement during a holiday week, early in the morning, where all homeowners’ microphones were blocked and told the HOA fees were going up — no explanation, no input, nothing. Just a message to ‘contact customer service’… which, in my experience, might as well not exist because they never respond.
Dealing with management — including Lisa and Mia — has left me feeling ignored, dismissed, and completely unsupported. Issues in the community aren’t just overlooked; it feels like they’re not even acknowledged. Some interactions with customer service left me feeling deeply disrespected and shocked at the lack of professionalism.
I cannot express enough how stressful and disappointing this has been. If I could give future buyers one piece of advice, it’s this: avoid any community managed by this company. The frustration is simply not worth it.
Speaking with Denise really eased our concerns. As new homeowners the language can be confusing but, Denise was amazing at explaining and walking through everything with us. The knowledge was there, the compassion and patience were comforting. Need more examples of Denise floating around, a company gemstone.
had an excellent experience working with Jaime. He was incredibly courteous, responsive, and helped me resolve all my HOA requirements very quickly. His professionalism and willingness to assist made the entire process smooth and stress-free. I highly recommend Jaime and truly appreciate the outstanding support he provided.
This company just took over our community (Lakewood Trails) as the new HOA management company. We were never notified of this transition/take-over. We have a community page for our HOA and there are still not any announcements regarding this. I find this extremely unprofessional.
Edit: over a year later and this "management" company is absolutely worthless. I'm trying to wrap my head around why we are even paying them. More often than not, when an issue occurs - we (the residents of this community), are being told that they don't have the authority to do something or do not have the resources to do so. They are either extremely understaffed trying to manage multiple community's or just do not care to help.
Here are some issues that we have had but not limited to:
1.) The dog waste stations in our community are usually filled to the brim and I'm having to make bi-weekly/once a month emails to the management company to let them know that they need to be filled.
2.) We had a huge issue with people illegally dumping trash and other items within our community. The HOA was of no help; I had to take my own time to contact the correct resources (Kaufman County) to get the items removed.
3.) Abandoned Vehicles - While it might not happen often, when it does, the issues are extremely slow to be resolved. I've contacted the HOA, and they are of very little no help. I contacted the Kaufman County Sheriff, and they told me that by law they can't tow a vehicle if a resident calls and that we are in an HOA community that has privately owned and managed roads. We as residents should not have to exhaust are own free time to reach out to the correct individuals, that is why we have an HOA. The HOA needs to reach out to the correct individuals; we are paying them for services that they are not rendering to us.
4.) Road Issues and Road Maintenance - Another issue we are facing that is not getting resolved. We have had a very large pothole on one of the roads here within the community for over two years now. That is far too long to have an issue of that severity not be addressed and repaired.
5.) General Landscaping - it seems that 99.9% of our money for landscaping all goes to the very front entrance of the community. If you actually drive into the community and look at some of the greenspace, you will see, various wildflowers, weeds and many fire ant mounds. Walk on over to the community pound where you will see tons of trash along the shorelines.
I could go on and on and on about how awful this management company is, but you get the point.
Update 6/10/2025: We have been asking this company for close to a month now to provide the residents here with the bulk pickup schedule and they have been unable to provide us with that information. Last month the bulk pickup truck came to our neighborhood and not a single resident was aware of it.
As of today, the pool rinse shower has been broken for twenty-two days - it's leaking water. We reported this to the HOA as soon as we were aware it was broken. It's still broken and leaking water. I have no idea how many gallons of water have been wasted at this point in time.
This is not only ridiculous, but also unacceptable and this is the type of "service" we have received thus far from this extremely lack luster "management" company.
Update 6/27/2025: We have had a trash can in our community that hasn't been emptied for well over ten days now. I reached out to our community manager Brittany Johnson on 6/21 to report the issue. On 6/23 she responded that she would contact the porter to have the issue addressed and resolved. It is now 6/27 and the trash can is filled to the top and over flowing.
Update 11/17/2025: Nikki Shephard is unresponsive and unwilling to help resolve issues. I reported a sidewalk that needed to be repaired back in July 2025, and the issue has not been resolved. Our community playgrounds have been needing the mulch to be filled for several months now. Nikki stated it would be done in October, that never happened.
