I felt compelled to write a review for this company even though I technically didn't receive any services from them other than an estimate because of their honesty. My husband and I are under contract on a house that had some water stains in the basement. Our inspector recommended we get it checked out and recommended this company because he said they do not attempt to "upsell" you. After our experience, I couldn't agree more. The technician who came out was Matt Fink and I seriously can't say enough good things about him. He arrived on time, was SUPER knowledgeable, gave me very easy/cheap solutions my husband and I could do ourselves to address the problems plus things to monitor/watch for to make sure the issues don't get worse. He gave me estimates in case we wanted to do more extreme measures but said himself "I'd love to take your money, but I would try these things first." Wow. Talk about honesty. Even though we won't be using them today, these guys have just gained customers for life and we'll be telling all our friends about them!
Update: Years later we ended up calling Lux to re-stabalize a beam in our basement that was basically supporting the entire weight of our house and they came out fast & did a great job.
I had an excellent experience with Lux Foundation Solutions and their foundation estimator, Cy Schaper. He came out to evaluate couple cracks in my foundation and took the time to carefully inspect the situation. Rather than making assumptions, he went the extra mile by digging out the soil to see exactly how deep the crack extended.
After a thorough inspection, he determined that the crack did not go below the soil and did not require repair. I truly appreciated his honesty—instead of suggesting unnecessary work or giving me a costly estimate, he provided clear, straightforward, and trustworthy advice.
It’s not often you find someone who puts integrity first, but Cy definitely does. If you have concerns about a foundation crack, I highly recommend giving Cy Schaper the opportunity to evaluate it.

I noticed water coming up through floor. Contacted Lux, Cy came, looked the problem over, explained what needed to be done and gave me an estimate. He was very nice and answered all my questions. Victor and his crew (can't remember all their names) were pleasant and did a great job. The job looks great and they cleaned up so well. I am very pleased. Karen, Nicole and Paul were very helpful and always so pleasant. It wasn't cheap, but for what they did and the warranties I received, I'm satisfied. Plus they took the time to replace my old sump pump with a new one in another part of the basement!
This was a large project we should have handled years ago, but it kept getting pushed off. We finally moved forward with crawlspace encapsulation, a drainage system with sump pumps, main beam support replacement, joist repairs, and downspout extension — and I’m so glad we did.
Lux was great from the start. Russ did a thorough inspection, explained what was needed, and answered all of my questions without pressure.
Once the project began, Nick and his crew made great progress from day one. Nick communicated daily about where we were in the process and was always willing to answer questions. He even apologized for how long it was taking, but we both agreed we’d rather it take a day or two longer and be done right the first time.
The results speak for themselves. I can already see and feel a major difference in the stability of our floors.
If you’ve been putting this type of work off like we were, I highly recommend Lux. Professional, communicative, and focused on doing it right the first time.

We are in the process of selling our home and the inspection revealed a crack in the garage foundation which the buyer wanted to have investigated further. Lux Foundations was hired by the buyers and did an assessment onsite at our home. Fortunate for us, my wife was home and noticed several red flags. First, the person doing the assessment came to a very quick conclusion that excavation down to the footings was necessary. My wife mentioned the individual was not specific about anything, did not use any measuring tools and seemed more interested in when our closing date was. In fact, she said he mentioned that we could just put some money in escrow because the snow would delay when they could do the work. We received a quote for nearly $20K of work. The quote only reflected the cost to excavate and repair and nothing regrading replacing landscaping, sidewalks and patios. Additionally, there were no specifics about the type of settling or any baselines that would justify such intrusive work. Sensing that Lux may have rushed to judgement, we sought the opinion of a structural engineer. When we received the engineer's report, it was detailed and mentioned the specific type of settling which led to the crack and identified the root cause. The engineers report was several pages long and included suggestions for not only the repair of the crack but ways to stop any further settling. We then sent the report to a contractor who provided a quote for all of the engineer's recommendations which totaled less than a third of the initial quote from Lux. Furthermore, the contractor mentioned that we probably would have spent close to $60K proceeding with excavation due to all the other dirt work and repairs. Long story short, find a structural engineer when looking at repairing your foundation and not a firm that is motivated by selling repairs. While short of fraud, I found their practices highly misleading and I hope this review will save several home owners a lot of money.

I had Lux come out to do foundation work on our home, as well as exterior waterproofing. It was a large job, and as a first-time homeowner, I didn’t know what to expect. Miguel and his team were efficient and did a great job. They communicated very well, which I really appreciated, and the job was completed in about a week. They ran into a small snag during the work, but were able to locate the issue and fix it quickly. They were very flexible and understanding, even after the job when I had a few follow-up questions. I would definitely use them again!
We were happy with Lux throughout the process, from discussing possible solutions to our driveway’s water problem with Kegan, to having the team (Victor, Adam, and Chris) execute the work. They were honest and easy to deal with, and they care about their work product.

I was very disappointed with how Lux handled my request to cancel my contract. They state that you can cancel a contract without penalty within 3 business days and after that the deposit will be subject to forfeiture based on work completed, materials ordered, lost time, and overhead dedicated to my project. I called and emailed both the office and the sales representative on day 4 to cancel. The sales rep replied and said the office would get back to me. That never happened even after I called multiple times after that and sent more emails. Nobody from Lux ever returned my call or emails to discuss if I could get my deposit back minus any work or materials they may have dedicated to my project. Very unprofessional with regards to communication and working out this situation.

A big thanks to Russ, who came out for a consultation on a home with sloped floors and foundation concerns, and gave honest and trustworthy feedback.
