Property investment always carries risks, many of which are outside yours or our control. Factors such as RBA interest rate hikes, changes in market sentiment, shifts in government policy, taxation changes (including negative gearing and CGT settings), and local supply dynamics.

Valuation results can vary significantly depending on the bank, the specific lending criteria applied, and the individual valuer or valuation firm involved. Before settlement we worked with you and your broker by providing comparable sales evidence and valuation reports from the same project that supported the contract price.

We’ve since seen some positive valuation movement on comparable properties in the development, though we fully acknowledge that individual results can vary and short-term market conditions have been difficult.

We never recommend properties purely for short-term gains, and we’re upfront that our approach focuses on long-term wealth building. Our role is to help investors identify well-located assets with strong fundamentals and avoid common pitfalls.

Elements like RBA interest rate increases, shifts in market sentiment, changes to government policies, taxation adjustments (such as negative gearing and CGT rules), and varying performance between different markets and locations can all have a major impact on results over any specific timeframe. Ultimately, no adviser or investment company can predict with certainty which market or property will deliver the strongest returns in a five-year window.

We presented opportunities across multiple states including Queensland, New South Wales and Victoria, and members made choices based on their individual circumstances, finance position, goals and risk profile. We fully acknowledge that comparing one market’s recent performance to others can be disappointing. However, property markets move in cycles, and short-term results can be misleading. This is why we always encourage assessing property investment over a longer time horizon, generally 10 years or more.

We never recommend properties purely for short-term gains, and we’re upfront that our approach focuses on long-term wealth building. Our role is to help investors identify well-located assets with strong fundamentals and avoid common pitfalls.
