When my sister passed away, I was executor of her estate and she only had a will. What a nightmare having to come up with my own money to pay the electric bill, water bill, utilities, HOA fees for 6 months until the will went through probate and I could sell her house. I had problems sleeping at night thinking about my loved ones having to come up with thousands of dollars for months when I pass away before they could sell my house. This is a quick and easy process to do a lady bird deed without going through months of probate because it’s all done legally and filed with the court, all for a few hundred dollars. The house is mine, I can sell it or do whatever I want to with it, but if I die tomorrow, my loved ones just show my death certificate to the court reporter and they change the name on the deed to their name. One less hassle my loved ones has to worry about. I’m sleeping great now! Yes a trust could do this same thing, but you should check the price of that out!
