This is the worst lender when it comes to a DSCR 30-year loan on investment properties.
If you are about to start such kind of a loan with them, please grab your feet and RUN, they will NEVER EVER close.
They have experience in killing loans at the last minute.

If I could give Tonya Knowles aka Dominion Financial more stars I would! This was my first investment property and Tonya Knowles made the process so easy! Communicated well and was so easy to work with. Not only was the process easy it was fast!! Tonya said she would try to complete in a week because I was in a time crunch and she did it!!
76 Days to Close a “10-Day” Refi. Stay Far Away.
I started a simple cash-out refinance with Dominion Financial on March 25, 2026. It did not close until June 9th — 76 days later. Before signing on, I was assured they routinely close these loans in 10 days. That promise turned out to be completely hollow.
The appraisal process alone was a nightmare. After the appraiser walked the property, I heard absolutely nothing for two weeks. I made approximately 10 attempts to reach my loan team via phone and email. The rare response I got was a dismissive “still waiting on the appraisal” with zero follow-up or urgency. Eventually, I tracked down the appraisal company myself and obtained the report immediately — proving Dominion had the ability to do exactly that the entire time and simply chose not to.
Then came closing. The first signed packet was lost in the mail. The second contained critical errors that would have left me liable for a balloon payment within two years of opening the loan. I had to drive to the title company a third time — taking three separate days off work — to finally get a clean closing packet signed. Out of roughly 10 attempted calls to my loan officer, I received maybe two callbacks. He was unreachable unless he needed my signature to collect his commission.
When I asked to speak with a manager to address these issues, rather than acknowledge the repeated failures, he blamed the entire delay on a roof repair I had to complete before closing — completely ignoring the lost package, the document errors, and the three title company trips. When I made the very reasonable request for a partial refund of the $500 documentation fee given everything that went wrong, he essentially laughed it off.
Meanwhile, my title company has been left holding the costs of three overnight closing packages sent due to Dominion’s mistakes — a grand total of easily over $1,000 in combined expenses and lost work time between everyone involved.
One roof repair cannot explain away lost mail, bad paperwork, and a loan team who ghosts their clients. I would pay a higher rate with another lender without hesitation to avoid this experience again. Do yourself a favor and look elsewhere
Ramon, we got a guideline update 2 days ago from the only program that we could work with your property on. The update increased their minimum loan amount to $125K (sucks, I agree, but 1000% out of our control). At the moment, we don't see a DSCR product available for $125K value properties. I was extremely impressed with Dominion Financial but especially Tonya Knowles. I am a Realtor in NC and had a client whose deal was falling apart because of the original financing.
