I sent an enquiry over the weekend regarding their granny Flats to receive an email first thing Monday morning saying they don't build in my area. I wasn't even asked where I wanted to build.. great customer service at all. Don't you think I should at least be asked the question before you say you can't help me.
Within 3 hours of me posting this review, I received an email from the CEO asking me to remove it along with an apology granted. But still I stand by my review.
We are sorry about the misunderstanding, when you entered your suburb into the enquiry form on our website, we did not realise you intended to build in a different suburb to the one you provided us.
We have taken measures to ensure this misunderstanding cannot happen again in the future :)

The review below reflects my impression of the work and the company three years ago. During this time, I was under the impression that any workmanship faults, if any, would be covered and fixed without delay. However, I was mistaken. I was informed that the wobbly entrance door frame, which was originally improperly installed, is supposedly meant to be wobbly; the cracks in the concrete slab are considered common, and falling-off door locks are seen as normal. Due to the handling of my claims, I have adjusted my review to 2.5–3 stars. I don’t think it’s fair to pay extra for someone else’s poor workmanship.
Building a granny flat for us was a big deal. We were lucky with our choice of the construction company - Smart Choice Granny Flats. But before we made it, we've spent more than a year researching, getting multiple quotes, visiting the showrooms and offices of many builders in the Sydney area. Lucky for you we did this job so you can rely on our experience. Justin Sharp was the first person we've met from Smart Choice Granny Flats, he came for a site visit and provided us with the estimate and a quotation within a day or two. Most quotations from the other builders were similar +/- 15%, so we knew the price was correct and our choice at this stage is about the quality - quality of work and quality of materials. And this is when we started reading reviews. Surprisingly, the numerous Smart Choice Granny Flats reviews were all positive. After brief follow up communication Justin invited us to visit a display home for a selection of the materials and colors. The display granny flat was nice, spacious, and well designed. I recommend you not to invest in any plans / designs until you see it. We've invested in our own certified plans, so we had to stick to them, otherwise I'd pick up the design of the display home and would save time, money, and trouble.
Deborah Appanna - thoroughly guided us through the material choice and gave us confidence that we've selected the right construction company.
We've added some extra features to the existing plans: extra lights, power points, blinds, foot path, patio, etc. and signed the contract expecting the construction to be completed within 4 months.
A week later it all started. Demolition, plumbing, slab, structure... everything was going smoothly and professionally under supervision of very helpful managers: Cameron Jamieson and Stuart Ferguson. All Smart Choice Granny Flats contractors were nice guys who showed us respect when working on our property, so we felt very secure.
I could write more about the process, but the review is getting long. You are welcome to ask me additional questions, but here is the summary:
Pros: The project was completed well before the contract schedule.
Quality, value, security, professionalism, willing to help.
Cons: Not satisfied with certain details and the quality of workmanship.
Issues with the after-sales claims handling policy.
Some subcontractors require supervision.
Concerns about the selection of materials for vertical blinds.
Tip: discuss all possible extras you might need before the construction starts

Justin and the whole team that worked on the granny flat I recently built were all amazing. They were all very clear and promt in their communication and professional with the work conducted. The granny flat went up with no hiccups and I did not have to worry about any step of the process as George, my site coordinator was all over everything. The granny flat has a lovely design. A few hiccups along the way the latest was that I wasn't able to have nbn connected to the property or any form of internet. Now rules have changed and unfortunately it will cost quite a bit to have it installed. I was told that the line is there but no one can find it. I wish I was on top of the build rather than trust the project manager at the time. Overall I am happy but at the same time disappointed.

We are glad you are overall happy and we are sorry you have experienced inconvenience with the NBN connection.
We ran the NBN cable under the primary dwelling during construction so it was ready for your tenants service provider to connect the NBN to the granny flat. Unfortunately the service provider your tenant engaged made the mistake of taking the primary dwellings NBN connection for the granny flat. We have assisted you in dealing with the service provider in getting this rectified and it is fixed now and granny flat NBN cable still is available if the tenant wants the service provider to connect it. However they have expressed they prefer the 5G wireless internet they have. We will always assist in every way we can, its hard for us with NBN connections because the service providers like telstra, optus etc wont take directions from us (the builder) they only will speak with the the occupants of each dwelling. It out of our control.

From first introduction with Justin, Justin was very approachable and knowledgeable about the build. Deborah made the choices process season and not daunting. Mark (architect and draftsman)helped us with all our changes very quickly and was incredibly accommodating to our multiple changes requests to make sure we got the most out of our site. We couldn't have been happier with the whole process of having our granny flat built by Smart Choice! Every little thing was perfect. They have a great architect who assists with design, a display home where you can choose finishes etc with help of lovely Deborah, they deal with council if needed, the price was great value, quality was exceptional, their whole team were perfectionists and nice people. One of the managers (Grant) came out to inspect the build regularly and kept us up to date on every step. They even send a cleaning team and final touch guy through at the end of the job to make sure every last thing is perfect. Our granny flat was completed on time and is gorgeous.
