used Colin Bethell at Pabla & Pabla as a first-time buyer and would not recommend them to anyone.
Throughout the conveyancing process, communication was extremely poor. He was almost impossible to reach — I often had to call more than 10 times in a week just to get a basic update.
18 months after completing the purchase, I received notice from the building’s service company that key documentation had never been completed — specifically the deed of covenant and required notices had not been properly handled.
I contacted him 3 months ago to resolve this, and the experience has been just as frustrating. He has sent the wrong document multiple times and repeatedly promises to send the correct one “by end of day,” but fails to follow through.
Overall, the lack of communication, attention to detail, and follow-up has caused ongoing issues well after completion.
Hi I would like to share my experience with potential clients and them to reconsider using these solicitors with any liability claims.
Firstly my case was following me incurring a serious injury to my elbow.
It has taken me two months to be able to discuss my case , in what could only be described as a shambles of a presentation in the court , by an elderly Barrister who was lacking to say the very least .
I was supposed to meet this Barrister 9.30 to go through my case ,only to be contacted by phone at 10.30 despite informing the clerk where I was .Then he only asked me one question,have I read my statement.
Furthermore the other side were contesting the path was a right of way .Just before my hearing I enquired with the relevant council to see just where right of ways were on that estate. When I got the information back it stated that it was a right of way! .
When I informed my solicitor,he said "That's interesting" which I thought was his job to investigate! .
Then during the hear he failed to point out the real hazard and how such Hazards could have been eliminated by being correctly channeled and not just was away as the Barrister had suggested.
Unlike in the first court hearing the judge enquired if an engineer report had been , and if not suggested one should be done !.
However my Solicitor Neil Kerns fail to get a engineers report done which likely would have stated it was a hazard which would have required intervention , and may well have had a difference in the decision which is a fact.
However the judge stated the landowner was not guilty liability because in his OPINION the path did not require cleaning on a regular basis.
This case went on for over five years, jumping through various hoops and attending various medical assessments.
I still reflect on it and feel badly let down by all concerned .
So claimants, consider seriously if you wish yr case be managed in my opinion by lacking solicitors and sadly appointed Barristers who are well past their sell -date !!
