WARNING !!!! Below is how our Nicheliving Living HighEnd property looks today. 2 years 9 months on. We were Sent invoices for unfinished work and an independent Building report showed multiple defects in the building to date. NICHELIVING HAS DONE NOTHING AND WILL NOT EVEN RESPOND Since writing the review below there has been major hiccups with our build at Niche Living HighEnd. We signed up in January 2022 and we were told that we could expect to move in to our property by mid 2023 at the latest. It's June 2024 and our property is no where near complete, it is nothing but an ongoing NIGHTMARE. Once the sale was signed up all the promises from Nicheliving completely failed. We never heard from Brad Shirvani again, in fact we find it almost impossible to get any communication from Nicheliving at all. Please take note of the current and ongoing situation at Nicheliving. Update on Brad Shirvani We were totally conned by this slick salesman, who promised he'd be t6here all the way...total BS! He now works for Australian Property Alliance. Don't be fooled like we were and 200 others.

Have to give 1 star because unfortunately it isn’t possible to give 0 stars. This disgusting company ruined my experience of building and owning my own home which should have been an exciting and momentous moment. They have financially, emotionally and mentally hurt me and hundreds more. Signed in March 2021 and only at suspended floor stage but the work done is horrific!!!! Building permit was never renewed at the end of 2023 and didn’t even bother sending a second extension of time notice earlier this year. Couldn’t hold up their contractual obligations which was not a surprise with the lies and little care or ethics the company showed over the three years dealing with them! So much for wanting to finish clients homes!!!! I would never deal with or advise anyone else to deal with this company or with Australian Property Alliance or Urban Infill Developments. As a Christian I would never treat another human being the way myself and other clients have been treated!!! Ronnie said his clients have made money, yet I have already lost $20,000 on variations with work not fully fulfilled and the $200k indemnity insurance will be no where enough to finish my house. Whatever ‘money’ I would have made will be used to actually finish the home they couldn’t finish!!!!

I signed up for new build in July 21 and haven't had any progress on my house since july 22, there property management arm is a joke so many things was missed and contract not renewed on time, failed to collect the bare minimum that they was responsible for, 5 property managers in 6 months high staff turnover never returned call in the end barely answered email.................. stay away from this company

They are very good in communication by phone and email when it comes to their interest but when it comes to pay back the deposit all of sudden their email become inactive and always put in long hold when try to call.

Shonky company that owes millions and has hundreds of unfinished building projects that won't be finished despite already being paid for. Now they've rebranded as Australian Property Alliance because they're trying to dodge their financial responsibilities. Stay well clear of both these companies.

Whatever you do, DO NOT sign ANYTHING with Nicheliving. Can't trust these guys at all. Signed in September 2021 for house and land package in Willetton. To this date, it's only up to it's walls. These guys never have a definite answer to anything. The only reply you'll get is a generic email which answers nothing. I regret ever signing with Nicheliving. PLEASE save your money and sign with someone else.

Would give 0 starts if i could. Incompetent and unprofessional company that needs to be investigated. Don’t waste your hard earned money on these guys. 30 months since slab down and still not at lock up, no commutation whatsoever - they will ignore all your emails and message. Attached image shows progress after 3.5 years since the start of construction.

The current client conundrum 🧐 Nicheliving Orelia Construction Update 🗓️ 16/09/24 - Week 199 (we signed up Nov 2020) - NL media release 10/09 (photo added below) - “Copy/paste” email response we received from NL on 11/09 stated that they have no idea when work will recommence on our home…. _________________ UPDATE 14/06/2024 #imbetteroffwithoutnicheliving How long does it take to get an email response from your builder (with a real answer)??? - 16+ emails back and forth since January following up our building inspection. we sent Nicheliving the 20+ page report but it’s not fixed yet and no email confirming any work done! - i left a google review two weeks ago listing our experience. I’d have given 0 stars if I could… - Nicheliving left a response on my google review a week later, requesting i contact their customer service (photo attached) Funny, their customer service email is the same one I’ve been emailing since signing up November 2020 (photo attached). They haven’t been addressing our concerns. No reply (and no action) is evidence of this. Nicheliving Orelia we signed up Nov 2020 It’s been 3yrs 6months since signing up with Nicheliving in Orelia to build our family home. Like many others, nothing new to add. No progress. So here’s a photo from today (May 2024) in the rain. Window was smashed last year… roof stage not finished yet. I view our unfinished home daily and have not seen any workers on our property. No emails of updates from Nicheliving. Every email I sent previously asking for updates, response was the liaison would check with the supervisor- and when they got an update they would let us know. But we got nothing. This reply has been the same email response every time we ask. We have two mortgages. Two lots of rates and all the other bills adding up. Nothing to show for it aside from this photo. I regret signing up. We’re stuck with an unfinished home for who knows how long until it is finished (if it does get completed)...

Worst experience we have ever had with a builder. After 3 years, our house is half built and the customer service team refuse to put me in contact with our construction manager, who is apparently the only person who knows anything about our build. Today I tried again to speak to our construction manager, Mark. It was very clear who I wanted to speak to, since the receptionist explained that he was the construction manager. After waiting on hold for about 25 minutes, someone else (also named mark) answered the phone pretending to be the Mark that I was trying to contact. He did not mention that he was in fact not the construction manager that I was trying to speak to until 30 minutes later when it became obvious that he is not a construction manager at all. My experience with Nicheliving has been filled with nothing but lies and deceit. 0/10 would never recommend these absolutely crooked builders to anyone. I still have had 0 success trying to reach the person overseeing my build. Pathetic.

Brad Shrivani was helping us with H&L options in Willetton. He was very friendly and professional. He helped us even with Financing through Nicheliving Finance (Kevin) when my previous broker was very slow and couldn't even get the market value completed in time. Brad was helpful in incorporating the variation on their off-the-plan designs and advising me of the cheaper alternatives in my variation request. My build hasn't commenced yet but I am hopeful that house will be built over next 8-9 months as advised by them. My take2 after 9 months - Not a single brick is in place, it took them 3 months post settlement to get indemnity insurance. Then they were quick to lay slab and since then it has been 4 months waiting for bricks. Before signing the contract, I asked Brad if they are facing issues with procuring bricks and he said they are safe given they have contract with local Midland brick factory. But fast forward, all these claims are just sales promises with no meanings. I am warned that they have both labour and material issues. They are not able to commit to anything at this stage to those who have contracts. Take 3 (2 yrs post signing the contract) - Pathetic progress. They work for a week and then disappear for 2-3 months. So far not even at lock-up but was sent invoice for lock-up three months ago without having proper lockable door and internal insulation and plastering. Every 4 months they have new client liaison and supervisors. Learnt from supervisors that their payment terms to contractors and suppliers are not upto mark and hence no one wants to work for/with them. Update June 2024 - still past lock up but no end in sight. This company is a disgrace. Update Sep 2024 - three weeks since they got stay on deregistration but no activity on ground and no communication on plans.

**Edit** - Adding this edit as they have replied to the review, you don't empathise with your customers and the State Administration Tribunal giving you the interim stay is the worst thing that can happen to your customers. You're not building anything and when you do its so far below acceptable quality that it should just be knocked down. No one wants you to keep your license, we want it all to just end so we can actually hire a competent builder to finish our homes in some sort of reasonable timeframe. There has been 0 work on my property for over a year, the tribunal has absolutely nothing to do with this. The company is pretending to respond and care to try maintain some form of public image. There is nothing further from the truth, the people writing these comments should be ashamed of themselves. Absolute disaster of a company, they keep hurting everyone that is stuck with them. Dragging things out more than they need too. The game is over you absolute scum of the earth people. Stop dragging this out, let all the people suffering move on with their lives and finally claim our builders insurance. Ronnie this is especially for you, I hope whatever the rest of your life or post life offers, you have to experience 1/10th of the pain you have caused people. You should be in jail for the lies and pain you have personally caused.

We value our clients and empathise with their frustrations about this disruption to the build process.
The State Administration Tribunal will meet on 21st August 2024 to determine Nicheliving Construction’s application for an interim stay of the Board’s decision which, if successful, would allow it to re-commence building.
Nicheliving Construction remains committed to completing construction on all outstanding homes if and when its building registration is reinstated.

Nicheliving Construction is pleased to announce that the State Administrative Tribunal has granted an interim stay of the Building Services Board’s decision.
Nicheliving Construction will now be able to temporarily resume construction for our valued clients, while we wait for the Tribunal to make a final determination about our registration as a building contractor.
We will be reaching out to our clients shortly to update them about their individual builds.
