We stayed at Townhome 108 we were very disappointed the stairs felt unsafe and felt like they were going to fall apart the rooms upstairs had a horrible smell the dryer it took forever to get a load of laundry dry the grill was dirty and about to fall apart silverware wasn't clean driveway was horrible way to expensive for a place like this they even charge a cleaning fee in it is so very very dirty whoever manages this place does a poor job
Not worth it
House was very outdated and not as clean as it could have been. The golf course was fine except for the extremely rude general manager who told my family they were terrible golfers. Mind you we probably are, but I find it quite unprofessional and bad for business when you go around sarcastically telling people that.
We have been giving Innsbrook Village our business for years, renting from them almost every summer. Back in July we had a reservation but rescheduled due to the flooding in Ruidoso—which they said was fine to do. They even told my mom to call back with the dates we wanted (for November). Fast forward to now, and after speaking with a different person, they suddenly claim that our $1,800 is a total loss and “that’s not what we do here” when asked about rescheduling.
This is absolutely TERRIBLE customer service. To treat returning guests like this—especially after giving reassurance that rescheduling was fine—is dishonest and unprofessional. Innsbrook Village clearly does not value their loyal customers, and we will not be giving them our business again.
To make matters worse, I personally spoke with the lady at the front desk, and she cut me off mid-sentence, acted like I was an inconvenience for even calling, and then LAUGHED when I tried voicing my concern. That level of unprofessionalism is beyond unacceptable.
If this is how Innsbrook Village treats loyal, long-time guests, imagine how little they’ll care about new ones. Save yourself the frustration and take your business elsewhere — there are plenty of places in Ruidoso that actually value their customers and their word

As parents, we made the responsible decision to cancel our weekend plans to ensure the safety of others, including Innsbrook Village. When calling to explain the situation to Beth Parsons, General Manager, I was met with an alarming level of hostility and unprofessionalism. Zero empathy or care about the exposure of the community. Their stance is zero refunds for a stay within 14-days of your stay. As you can see, when we booked, we had no grace period to cancel because it was within 48 hours. Our family is out $800 and this country club takes a windfall because of an exigent circumstance that they could have made an exception for. Side note, there were several other units available for rent, so it is not like our cancellation caused them any damage. In sum, kindness, professionalism, and empathy go along way. This business lacks these qualities and God forbid you find yourself in a situation that falls outside of their policy, forget even having a conversation.

Absolutely love this place! We are already planning our stay for next year. There is nothing like it in Ruidoso! It's hard to explain if you haven't stayed here - beautiful grounds, 2 ponds with waterspouts and fishing, a par 3 golf course (which we did not expect to be this nice!). We have met so many people staying here and most of them are return guests - some have been coming here each year for 30+ years. Some of the units have not been updated (ours looks like it has not). Several guests asked us to come and see their units and these had updated kitchens and bathrooms. So check all the photos of the units available and make sure the interior fits your needs. More important to us was the view of the ponds. We sat on our porch every night and talked to the folks playing evening golf, watched the families fishing and the kids playing. This is more like summer camp for families! And the ladies in the Innsbrook office were very helpful and informative to us since we hadn't been in Ruidoso in years. We will not stay anywhere else in Ruidoso!
Second time staying here for our family reunion. Nicely furnished condo & the clubhouse where we're having the reunion is perfect. Shuffleboard, a playground for the kids, and lots of shade to rest under.
