Completely shady and deceptive business.
Small example, but I am staying at a condominium Managed by HOA strategies in park city, UT (Prospector House condos).
Each laundry room has a sign that says a change machine is available in the vending area. The vending area does not, in fact, have a change machine.
OK -the alternative is an app that they recommend you pay from.
The only problem ? You are required to put in a minimum of $10 to a fund into this app to be able to use anything. At $3.50 a wash, which is all I needed to do, you are now forced into a $6.50 junk fee where the money goes absolutely nowhere but definitely withdrawn from your account.
That’s ok, this will all be reported to the Utah Department of weights and measures as well as the Attorney General’s office for deception and fraud.
UPDATE: Kaitlyn, the HOA manager for Carriage House, reached out to me and took my complaint very seriously. In addition, she explained how they just switched laundry vendors and are still working on kinks with the system and that caused some of the issues I was experiencing. It sounded like they will promptly be investigating and updating their policies to address these issues. They offered a refund for any expenses incurred. I appreciate the professional and prompt response and attention they put into resolving the situation.

So far, good marks from me. We are relatively new to HOA strategies for our HOA, and I write both positive and negative reveiws based on my personal experiences with businesses. So far I have had a relatively good experience with HOA strategies. Jose was highly responsive in getting back to me with some questions we encountered around mailing of checks, and Erica was equally responsive in getting our group lined up for ACH payments rather than having to wait for checks to arrive. Much appreciated!
Awful HOA company. They do not do anything but collect payment then leave you hanging. HOA Strategies do not enforce parking or the NO renters rule we were told existed before purchasing in this community. There are so many renters renting INDIVIDUAL rooms you have 5 different families in one house equating to TONS of cars in the guest parking. They sent an email out saying they would start enforcing parking and towing, and it was never followed through. There are so many cars from how many renters are in these units that there are no spots for actual guests. It’s out of control. HOA does nothing to follow bylaws or rules that are in the HOA documents. Parking is out of control in this community and they do nothing about it even after sending an email way back at the beginning of the year saying they would.
I purchased a condo managed by HOA strategies in Bountiful in the Fall of 2023. There was a recent special assessment for my condo and HOA Strategies told me to get a stop-loss insurance policy to help cover the special assessment. No insurance company I have spoken with offers this. There has been little help with or communication from HOA Strategies on recommendations.
05/22/24 My gutter has holes and is leaking which is causing foundation damage. HOA Strategies has noted they aren't prioritizing gutters this year. This is kind of wild when they are putting money toward non-essential items such as pools. I have neighbors with sand bags against their unit to prevent flooding in their basement. I'm not sure if they have super expensive people doing yardwork, (14k landscaping and 17k irrigation in the annual budget for a small amount of grass) or how they are planning on 13k in asphalt, road, and parking areas. The hoa payment is $372, which is hurting property values. HOA strategies tries to claim the work they are doing increases property values, but it seems to benefit contractors and the management company more than anyone else. People are hesitant to buy a condo with a nearly $400 hoa payment. I hope to receive more guidance on insurance companies that provide a stop-loss policy. I also hope to not see increases in the HOA as other nearby HOAs catch-up to these costs.

They issued a parking fine for a tenant for parking without a pass. I was unaware this had been happening and was frustrated they didn't reach out and communicate this to me. It took weeks and multiple emails for the board president (not hoa strategies) to explain why the fine was issued and provide pictures showing evidence of the parking violation. The hoa fee is $437, when comparable hoas that offer gyms and more services in the area are between $180-$250. When you have an hoa fee that high, it would be nice to communicate with an owner before throwing out a $75 fine.

My experience at Colonial Gardens Condominiums has been extremely frustrating and disappointing due to their mismanagement and anti-owner practices.
Most recently, they unilaterally shut off my swamp cooler (an essential cooling system in Utah summers) without proper advance notice, leaving us without air conditioning during a heat wave. This shows a blatant disregard for resident health and comfort and demonstrates poor planning and communication.
Worse, the management company and board have just adopted a new "Dispute Resolution Policy" that is clearly designed to tilt power against owners. It forces owners into a drawn-out, multi-step process that can take at least 60 days before owners are even allowed to pursue legal remedies or file official complaints. This effectively blocks us from defending our rights quickly and fairly.
These actions reveal a pattern: decisions made without proper owner input, disregard for transparency, and policies favoring control over community well-being.
If you value fairness, communication, and accountability in your HOA management, I strongly recommend avoiding HOA Strategies. They have shown through both their maintenance practices and policy changes that they do not act in the best interests of homeowners.
