communication is the worst. Said loan was going thru and at last minute underwriting denied the loan. It would be good if the loan processor and underwriter had the same guidelines to make the process better. Now they hit my credit report for nothing.

Ok, we have been looking at hot tubs for a while now! We went out again over Thanksgiving and found the one! Brandon (owner) spent a lot of time with us and remembered us from a previous visit when they were set up at the Outlets in Hagerstown. He took great care of us from start to finish. They delivered it on Saturday, these guys were great even putting up with me having my tape measure out to ensure each side was exact center of the room, lol! They took our old one when they left, so that was huge to not have to deal with that! If your looking for great service and a great price you can't beat Hub City Hot Tubs in Hagerstown MD near the Valley Mall!!!
I was a stranger to Doni Grossman, Sales Director at HFS and he was incredibly accommodating to our work schedule which is crazy! He answered all of our questions and concerns and put us at ease on the process. Ladeana Cochrane made the process very easy and painless, was very communicative and patient. I applied for financing with HFS Financial because they advertised a competitive interest rate. What they didn't disclose upfront: their entire business model requires contractors to sign up as vendors in their system before funding can happen.
This crucial detail was never mentioned during my application process. I waited weeks while they "processed" my application, only to discover they were actually trying to recruit my contractor as a vendor—using my pre-approval as leverage.
When the contractor (understandably) questioned this arrangement, the HFS rep told them I "probably wouldn't want to fill out another credit application" elsewhere. Translation: pressuring the contractor to sign up by implying they'd lose my business.
Meanwhile, I'd already been approved by another lender in less than 48 hours.
What should have happened: HFS should disclose upfront that they require contractor enrollment before customers waste time applying. Instead, they use customer pre-approvals as sales tools to recruit contractors.
The irony: Their website literally says "With HFS Financial, you don't have to worry about wasting your time."
I wasted weeks. My contractor was blindsided by a vendor recruitment pitch disguised as loan verification. And I learned about their actual process from my contractor, not from HFS.
If you're considering HFS: Ask upfront whether your contractor is already enrolled as an HFS vendor. If not, expect your "financing application" to become a contractor recruitment tool.
Transparency matters. This wasn't it.

Our normal process is for consumers to allow for verification of Income, Identity, Homeownership, Bank Account, and Proof that the Home Improvements will occur.
The majority of that is done in a few minutes after the consumer accepts their loan offers.
