Terrible Service and Unfulfilled Promises I fully paid for my unit and parking space over a year ago, yet the deed of absolute sale (DOAS) has not been provided, and my parking space is still unavailable. Despite choosing this company for its association with Ayala Corporation, their service has been deeply disappointing. I even contacted the General Manager, giving him 15 days to resolve the issue, but no action was taken. I am now forced to escalate this matter to the Human Settlements Adjudication Commission. This experience has been extremely frustrating—beware of investing in their properties!

Their staff is incompetent and disorganized "Avoid this developer. They promise a 'quick turnaround' to get your money, but once you pay in full, they disappear. Despite buying an RFO unit, I waited six months for any movement. Their staff is incompetent and disorganized; they even sent me a package via DHL containing another client’s private information—a massive privacy breach. When they finally sent my documents, they were completely wrong and had to be hand-corrected and initialed. Then they said it cannot be done that way. Communication is like talking to a wall. You will get dozens of automated emails saying your case is 'resolved' while you are still waiting for basic paperwork. It took months just to get my keys, and I am still waiting on the parking unit DOAS six months later. Save yourself the headache and go elsewhere."

We need to take this to Social Media It seems that many of us have experienced the same thing. Is there a group or forum about this? We can then take this to social media where they can't stop us. They have cause me so much stress! Miscommunication with BDO and AMICASA and making us the Client to bear their mistakes.

Very Poor Customer Service This is the kind of developer which you should not trust. Very poor customer service. They will just ignore all of your emails and follow ups. You will not get any answers through their hotline because they will just ask you to email them and they will forget about you. They will keep customers hanging in the air. Very very horrible real estate developer. A negative rating is what they deserve

Extremely disappointing experience with Ayala Land Extremely disappointing experience with Ayala Land. My refund process has taken over a year, filled with delays, excuses, and a complete lack of proper communication. I was required to go through a time-consuming, expensive process—including notarization, embassy visits, and international courier delivery—just to meet their requirements. Even after my consularized Deed of Cancellation was delivered to their office, I received no confirmation, no acknowledgment, and absolutely no response to my follow-up emails. This has cost me not only financially but emotionally as well. What should have been a simple refund turned into a stressful, draining ordeal that I will never forget. I’ve lost complete trust in their system, and I would never recommend Ayala Land or Amicassa to anyone based on this experience. Professionalism is not about beautiful marketing—it’s about how you treat people when problems arise. Sadly, this company failed miserably in that regard.

Worse Nightmare Never put your trust in Avida. Some of their agents, in particular, are scammers who will make your life terrible while you can do nothing because you have already paid so much that you will have to beg. They'll make you look miserable and dumb. Please, OFWs, be cautious and do not put your trust in avida. I hope the owner of avida may recognize their agents' inadequate performance. I'll just let God take care of it. I am done pleading with you to release my unit.

Never Again Avida Land If you think you are purchasing property of avida, be ready as if you will go to a battle. even you will have a seas of patience, it will dry. They have no sense of urgency and they do not care about your expenses but if they are the one that in need... Boom ba da boom, call out here and call out there a fines. With outmost sense of urgency.

A not so very good experience In as much as we would love to support our country in the Philippines, I would like to warn mostly OFW investors to think more than 100X in buying for the AVIDA projects. The after sales service is very poor and low quality. They are not very helpful and will leave you in the air. Not so responsive with just a very simple inquiry where their office location is. As we are plannint to have a short visit in the Philippines and we would like to see for the first time the property location and have property tour for the unit we bought from 2018. Lo and behold, no one has even care to answer our emails on this. Imagine that for just a simple inquiry they are not there to support you, what more for bigger concerns and issues.

Terrible experience I bought a unit in arca south with an agent called marinell, It was the biggest mistake in my life, whenever i asked her update on my unit she said my wife was in contact wif some1 else, later on i found out there warg a default n wen i e mailed avida a couple of times they didnt even reply, they cudmdt evemd watsapp me. Avida needs a lot of improvements, y dont they invest in their staff, gd luck to others.

Does not follow through on its deliverables. Also I find the developer not helpful with property management concerns on defects and concerns on rhe units. It has reached a point where we have resorted to litigation to enforce our claims.

Improve your accounting team AVIDA! I FEEL SORRY FOR MYSELF BECAUSE I BOUGHT A PROPERTY FROM YOU! Too many regulations but they're all rubbish! Stop threatening the owner/buyer that you will defer the processing if he/she will not meet the submission of documents on deadline. You're the one who made some delays on submission. It took awhile for you to reply on my email. I have to do some follow up emails before you will reply then you will mention that the submission will be on the following day!!! WHAT THE HELL!!! DO NOT TRUST THEIR EMPLOYEE FROM The ACCOUNTING TEAM named Jenica Mendez Accounts Specialist Amicassa Process Solutions, Inc. (An Ayalaland Company). Very poor custom service!!! YOU'RE ALL GOOD FOR ASKING FOR THE PAYMENT BUT NOT HELPING THE BUYERS/OWNER!

I was a pevious Marketing Partner and a unit owner, and there's no way I would recommend Avida or ALI. One of real estate developer with the worst accounting team. All were manually checked from payment verification through email to posting and requesting of Statement of Payment History. You'll be surprised that you are missing several payments from years back and it will take weeks for them to reconcile your payment. and once you missed a payment, though its their freaking fault, you will receive a letter from their collection team. I have surrendered my unit just to completely remove the burden out of my shoulder, but after 3 months, they havent resolved the issue. They will ignore you're email and cant actually give a turn around time when it will be resolved.

Run away. Huge mistake in buying from this builder. Wasted my money and time. The minute you get late on paying which is actually their fault due to delay on their processing payments… they send you collection emails, notices, DHL letters non stop. Talk about Harassment. And they don’t care. I took the Maceda law. Just to cut ties with Avida. I lost some money but my peace and sanity is more valuable.
