I also used the asbestos testing which was carried out diligently with results arriving promptly as promised. Detailed report from Jack has helped to clarify my understanding of the property. Surveyor disengaged with seller of property The young surveyor didn't engage whilst carrying out his survey not did he take any notice of information I supplied which is evident from his subsequent report. As a result the buyer has used the report to substantially reduce his offer on the property.

I commissioned Able Surveyors for a Level 3 survey on a property I was close to purchasing. On the surface, there were no obvious red flags — but Able's report identified over £20,000 worth of required work, including a serious structural issue with a chimney breast. What impressed me was the quality of the reporting. These weren't vague or inflated concerns — each issue came with clear reasoning and a proper explanation of why it mattered. Nothing felt like padding. Because of their thoroughness, I made the difficult but right decision to pull out of the purchase, and I have no doubt that saved me from a very costly mistake. The service from start to finish was excellent. The person who handled my enquiries and questions throughout the process was brilliant — patient, knowledgeable, and responsive. I'm sorry I can't recall her name, but she deserves a mention. I'd recommend Able Surveyors without hesitation. A good survey isn't just about ticking boxes — it's about protecting you from the wrong decision. That's exactly what this one did.

Average. Cheap and easy to book. However, seldom answer the phone. No follow up after our survey. Even had the tenacity to write an email advising us not to call with questions. Missed significant issues with the property which should be obvious and well within the scope of level 2. Won’t be using again.

I had done 2 surveys through them as they had good reviews and were one of the best priced options. For the price, their level 3 survey is okay but i don't recommend their mortgage valuation survey as in my case they did not accurately measure the property and there was difference in the actual property size and their sizing whereby inaccuracy in their valuation and later another rics approved size survey pointed that out clearly.
