The representative on the phone Alex is rude and aggressive, management promote this behaviour. I am currently a tenant under the council and any repairs I raise are ignored unless I go through the complaint procedure. Please landlords do not use them they do not maintain the properties, I have had mice in this property since moving in and they are refusing to resolve the issue ๐๐พ

LANDLORDS BEWARE YOUR PROPERTIES ARE NOT LOOKED AFTER
We have 3 properties which via the council were let to SmartSpace for 5 years. The tenants have repeatedly wrecked the properties and we have had to go in and renovate in between each tenancy with the treat of no rent if not turned around in time. I do not believe any inspections were done during tenancies and the tenants have informed us that they have been ignored when reporting repairs. The 5 year agreement was due to end in February 25 we gave more than enough notice in August 24 and 8 months later we are still waiting for properties to be returned. Now calls are ignored and we are receiving rude messages saying we have to patient and wait.
I would never give a property to the council again and use Smartspace , I let mine out for a 5 year period. The council told the tenant not to move out so gad to go through the courts possession process, 18 months it took Smartspace messed up the procedure for the first possession order .
When I got my flat back it was nowhere near the condition I left it , Smartspace did not do regular checks , the tenant left me ยฃ1,800 debts Smartspace were informed about this and did nothing . I had to pay thousands to get my flat back as it was left . They donโt reply to your calls , emails .
Even the manager Zain ignored all my e mails . My property was not looked after at all
Smart Spaceโs business model is driven by greed. They place council tenants in their properties without proper vetting, leading to disruptive neighbors who show no respect for others or their surroundings. This creates a living nightmare for those who just want a peaceful home. Their approach is purely about maximizing profit, with no regard for community well-being. Absolutely disgraceful ethics.
First interaction with Smartspace was so positive. My flat in Hillside Road experienced damage from a leak from the flat above on 30/12/24. They phoned me on 31/12/24 to advice a plumber would be out. I was so impressed & thought I had found somebody I could put my 3 new rentals with, and hopefully later my other 4 rentals when they come available in April. This situation has changed as Arron Hibbert there maintenance manager thinks getting a plumber out on the 2/1/25 and causing further damage to my property with the delay, is my problem and I should go through my own insurance. Doing your own maintenance means you can be walked over. I am surprised the other teams at Smart Space and the management are happy with such attitudes, as there future business/bonuses can be impacted by such attitudes
Let my house through Smartspace as was sold on the idea of how easy it would be for me and they would take care of my property. Supposedly doing monthly checks. I could get my house back whenever I wanted I was told.
Pack of lies. Read the small print and don't believe everything you are told.
Ibrahim and Zain like others said great in the beginning then when things are not going smoothly they ignore you.
Could not get my house back until the 3 year contract ended and then it took a further year through the court to get possession. House was wrecked, monthly checks not carried out. Smartspace did not put it back to its original state.
Proceed with caution, you have been warned. This is a rent to rent aka R2R contract you'll have with them. Recommend reading up on this type of contract before you go any further.

We, as landlords had a pretty bad experience when ending the contract with Smartspace. We gave the required notice period, only to be told by Smartspace managers that they could not return our property after the 3-month notice. The excuses we were given by Smartspace were; 1] the council didn't have anywhere to re-house the tenant, 2] a number of landlords were waiting in excess of 12-18 months to recover their properties & 3] we would have to take Smartspace to court to recover our property from them/council. Within a couple of weeks we found out that they hadn't even notified the Council in the first place and refused to answer any emails or communicate further with us. Luckily the Council agreed to work with us as this was not the first time Smartspace were being dishonest and in breach of contract.
We recovered the property after a few weeks from the Council.
Smartspace, after being informed sent a young woman round to try and force the locks, [which we changed, given their past behaviours]. This young woman tried to kick the door in, with the new tenant inside. The police were called as a result and witnesses were recorded.
Now Smartspace are refusing to return the communal keys for the Building for the reason being, as they confirm; ''because of the principal of the matter''. The reason Smartspace is now sayings is because they are owed a couple of days overpaid rent, circa ยฃ90. Notwithstanding, that for the last 18 months of contract they refused any rent increases, in accordance with market value and other agents with the same offering and credentials. The main learnings we took away from this is; it does not matter how much due diligence that you undertake, it's the people whom you deal with whether they are honest or dishonest. Luckily we were able to end the contract, unlike supposedly all the other landlords that Smartspace mentioned were still waiting to recover their properties via court proceedings. Also the contract is a commercial one for this type of rental, therefore we would recommend getting a legal advisor to review before signing anything. The managers Ibrahim and Zain are very charming at the start, which quickly turns to indifference and then complete unprofessional incompetence.
Had a nice experience with Smart Space Property Solutions, Ibrahim was amazing. Quick with communication and answering questions up until the deposit was paid and then I felt communication was lacking, very abrupt emails and no phone calls. We had to constantly ask what was happening next and if there was anything we needed to do, was very much kept in the dark up until collecting the keys. We had a few issues with the keys which a lovely woman helped me with (I didn't get your name sorry!). The flat itself was rather dusty, lights in the bathroom didn't work and the kitchen light stopped working. Overall, it was great until it wasn't, which is a shame because the team seems lovely, just could have done with more support in regards to things as it got closer to the moving in date, especially as a young couple who haven't done this before. Also, your office hours on Google and the website say open on Saturday but itโs not.

A great and effective communicator, (and very prompt at responding back to communication) extremely thorough, meticulous, and efficient; and very much puts himself in 'your shoes' - thinking of everything on your behalf. Fantastic negotiator, whos passion and resourcefulness are evident in how he has delivered on every one of requests made; for my comfort at my new abode, even when there were contraints beyond human control. Ibrahim is an amazing asset to any organisation, and his astuteness, and the personal standards he holds himself to reflects greatly and positively on the organisation and to anyone in receipt of his work ethics. His enthusiasm and passion for his work, as well as his professionalism makes the experience just seamless and amazing. You can definitely see his experience shine through.
