I am extremely disappointed with the service provided by SDM Property Southampton. It is honestly one of the worst experiences I have ever had with a letting agency.
My friend and I rented a property through SDM Property for two years. Before moving out, we followed all the required procedures, provided proper notice, and complied with both government tenancy regulations and SDM Property’s own terms and conditions.
We vacated the property over four months ago, yet we are still waiting for the return of our deposit. During this time, we have repeatedly emailed the company requesting an update. We received responses asking us to provide our bank details, which we did promptly. However, despite doing everything requested, neither my friend nor I have received our deposit.
What is even more frustrating is the complete lack of communication. Our emails are largely ignored, phone calls go unanswered, and when we visited the office in person, we were simply told to contact a different department, which has not been helpful at all.
Holding tenants’ money for months without providing clear information, updates, or a resolution is unacceptable. We have tried to resolve this matter professionally and patiently, but after four months of delays and poor communication, we feel we have no choice but to escalate the issue further. We are now considering legal action and submitting formal complaints to the relevant authorities.
If other tenants are experiencing similar issues, I encourage them to speak up, share their experiences, and pursue the appropriate complaints procedures. Businesses should be held accountable for their actions, and tenants deserve fair treatment, transparency, and timely communication.
Based on our experience, I cannot recommend SDM Property Southampton. The lack of accountability, poor customer service, and failure to return our deposit in a reasonable timeframe have been extremely disappointing.
EDIT: the fact they replied with- sorry you had this experience. Just shows and confirms the fact that THEY messed up and THEY dont plan on doing anything too fix THEM stealing from young people. Also they didnt say anything about the fact they lied multiple times saying the property wasn't available anymore and then rented it right back out. Don't know how they managed too break almost every law they possibly could
Absolutely terrible company. Went too a viewing, saw the place, yes it was a lovely place i'll give them that. However the estate agents messed me around for a month while doing the referencing (which i passed) then made me wait another week while they "organised the keys" then they called and said and I quote "the landlord has had an extreme family circumatance and is no longer able too rent the property out too you, or anyone for that matter" the lady on the phone said she'd send my holding deposit back asap if I sent over my bank details which I did right away.
2 days later I went back onto their website too look at other properties, and saw that the property i was going too move into had been changed from LET AGREED back too TOO LET which I checked on multiple other websites too confirm I was correct. Its been over a month now, they've not sent back my holding deposit, they've ignored my emails and when I called to ask what they were doing with money she said resend the details and she'll get it sorted and denied the property being back up as available. Still the money wasnt sorted. So I got a family member too call of a different number and ask about the property and she said yes its available when would you like too view it.... i couldnt have found a worse estate agents if I tried. Just a warning for other young people who might have been reccomended this company by social services. Just be careful and makes use EVERYTHING is said over email not phonecall so bits of proof isnt missing if anything goes wrong

Took awhile to get me in there but we finally made it was waiting round for keys but Chris asked me to come to the office made me hot beverages and even drove me to the address and made sure I got in there okay? Top bloke Chris Moss.

Very disappointing experience with SDM Property. Despite multiple emails and follow-ups, my money/deposit has still not been returned. Communication has been poor and the matter has taken far longer than expected to resolve. I would strongly advise others to ensure everything is documented clearly before making any payment. I hope the company resolves this issue promptly and improves how they deal with customers.

Hi everyone I’m lee I’ve read these reviews already and wow ain’t supprised it was just me with bad experience so this agency is honestly awful I had 1 interview that I came across a Indian man that was actually really respectful and accepted me thrn they said they selling property so I had to look for another I said yes to another then they said it got taken then are you ready guys 3rd one a 1 bedroom flat I was over the moon absolutely excited I just felt so home even walking in and bare in mind I have anxiety I play with my hands and stuff when I’m anxious and I have adhd and autism so I don’t understand things I may twitch and play with hands and stuff but guys I’m sick to my stomach they said I was under influence of drugs like wow that absolutely just shocked me so much his name is DAN that false accused a autistic person with adhd that struggles in life to try say that honestly I feel they just don’t want me having any place they just making stuff up but why not just say I don’t like you your autistic and weird go away instead of making up a lie like that honestly I hope people read this and don’t end up like me please stay away from SDM LTD

This is not correct and does not reflect our service, we have offered another property to yourself via your PA and there was no issue on the day of the viewings the property was simply taken off the market. I rented room 14 at Brookvale Guest House for two nights. There's a hole in the ceiling from which sewage water drips down from the second floor. The carpet in my room was soaked with contaminated water, and smoking is permitted in some rooms. The main fire alarm panel is also faulty. Unfortunately, if the health and safety authorities had inspected it, they would have shut it down immediately. It's completely uninhabitable. Even the customer service is terrible. I requested two bills for my stay at two different addresses more than ten times, but no one responded. I have photos and proof of everything I've mentioned.

Hi Mustafa, sorry about this experience. As you know there was an unexpected leak and our maintenance attended as quickly as possible to rectify and we did offer to move you to another room.
I feel very reassured that SDM is providing a good, reliable management service. Kelly Gardiner was proactive in taking the initiative to arrange a quote for essential remedial work after she had read the report from a drainage company that had completed drains repair to my property. I rang her to raise concerns, but relieved she had already addressed these prior to my contact. Excellent service!
