I had to write this review because the emails that I receive are ridiculous as I didn't finish my application after reviewing the negative reviews, 9 in the last 8 months to be exact. Attorney here and Nooooo ma'am, these reviews had pictures đź‘€ Nevertheless, I stopped my application. However, a leasing agent reached out to me via email and I responded professionally. I advised I would not be submitting my application due to the type of negative reviews. You definitely do not have to show me anything twice. My issue now, the amount of emails that I receive on the daily from this apt community regarding completing a pet screening. Please, please, please take me out of the system. I did not apply nor will I. Yikes, I definitely dodged a bullet. đź’Ż

Since the new management CAF took over, this place has gone down pretty bad. Pool is dirty, they don't keep up with the property, and I just found out that the new CAF management NO LONGER change out the water filter for the refrigerator, we suppose to purchase and change ourself. We're paying over $2,000 rent and they don't change out the water filter!! Entry gate constantly not working, elevator was broken for over 2 months before they get it fixed. I moved to this place in Feb 2025 and it was really nice, but since CAF took over, this place as well as service went downhill. I guess I'll be looking for other place to move. The owner of this complex might want to think twice if you want to have tenants staying here, then you need to get rid off CAF.

I lived in this community for two years before moving out in September. I, along with many other residents, decided to leave because of the new management and the constant rent increases year after year. When Michael and RPM were managing the property, things ran smoothly and the community felt well cared for. Unfortunately, after they left, everything started to go downhill. When I renewed my lease under the old management, I was told I’d receive a complimentary carpet cleaning. I had planned to schedule it while I was traveling, since they recommended the apartment be empty to allow the carpet to dry. However, before I could schedule it, new management took over. I spoke with them and was told they would honor the carpet cleaning, either during my lease or at move-out. When management changed again, I followed up with the new front office team — they said they would look into it for me but never followed up. Later, when I decided not to renew my lease, I was charged for carpet cleaning after moving out, even though it was supposed to be complimentary. I also ended up being charged for apartment cleaning, even though I had told them I planned to hire my own cleaners — but management told me it wasn’t necessary since they already had their own cleaning service. It honestly feels like a way to keep part of my deposit. To make matters worse, I was told they would review the carpet cleaning charge after I moved out, but it’s now been over a month, and I still haven’t heard anything back. I recommended four people to live here during my time because it truly was a great place when I first moved in. But after all the management changes, the communication and integrity just aren’t what they used to be. Really disappointing to see how much the community has declined

The management here was great when I first moved in a year ago but things have gone downhill. Most of the positive reviews you see are either from the old management days or from people who only toured the place and never actually lived here. The elevator is broken often. There was mold all over my ducts, they refused to admit it was mold and tried to convince me otherwise though it was SO obvious. I’ve submitted a request for pest control, they basically marked it as complete and left a note that someone will stop by on Tuesday for pest control but nobody showed up and I ended up having to resubmit the request twice. My sink got clogged and water was overflowing, I called and asked for someone to come ASAP especially that the smell of the apartment was getting worse and they still ignored my request. The pool is green because they said one of the pumps failed, it looks disgusting. If you’re considering this place because of the “gated security” don’t count on it, the gate is broken more often than not and apparently that’s not considered an emergency even though it affects residents safety. Garbage often piles up by the dumpster for days too. I also had an issue with submitting a maintenance request online so I called the office and they put it in for me. Maintenance came out and told me they needed to order a part and that it would arrive once the manager approved it. A few days later, I followed up with the manager and she basically acted like I made it all up and said no request was submitted and no one spoke to her. Instead of checking with her team, she just dismissed what I was saying. Then later she called back and admitted the request had been made and I was right… but only after making it seem like I was lying. Very unprofessional team. I could go on but the bottom line is Regalia Bella Terra isn’t what it used to be. Do yourself a favor and look elsewhere.

You ever wanted something so bad then you finally get it and unfortunately it’s not what you expect? That’s been my experience with this complex so far. I wanted to move here in 2023 maybe that’s when I should have. I believe management was RPM then. Since then CAF management has taken over. Back in 2023 I toured and dealt with Michael. I absolutely loved that he kept an open line of communication with me even though I was not a resident just simply interested. Fast forward 2025! I finally take a shot and go for the townhome unit. It was not available to tour. Fine I toured a few years ago and know exactly what it looks like and that’s what I wanted. My lease at my old residence was expiring soon on the 31st. Regalia said that moving in around that time would be fine. I went to the website to put in an application and the website stated that the unit had to be moved in by the 15th. That was not a problem for me. I submitted the application. About a week later the general manager stated that I had to be moved in by the 6th. No problem! The problems started when I kept asking to view the unit and it still wasn’t available. The unit was available to viewed on “move in” day kind of crazy right. I payed over $2000 to move in not including the non refundable $500 deposit that needed to be turned in 2 days after approval. Fast forward to “move in” day. I pay the $2000 get the keys and go tour the unit. The unit had bugs, dust bunnies, stained carpet, broken glass on the stand up shower etc… I deemed it as not ready to be moved in because I’m not moving the nice things I work hard for in a place that’s dirty with bugs everywhere. The leasing agent I was dealing with was Lenola. She deemed it ready I felt otherwise. I spoke to the other leasing agent MIA and address my concerns. She was very eager and happy to help. She got the cleaning crew and pest control to come properly get the unit ready for new tenants. With that being said I wasn’t able to move in until the 15th. Do you think they offered to re-do my lease? Absolutely not! They basically took a weeks worth of money from me. I feel robbed and I will be reaching out to corporate about this incident. I will absolutely not be renewing next August.

My experience started off promising — the tour and initial few months were great. However, everything went downhill after management changed hands twice, and especially once CAF Management took over. Since then, the property has faced ongoing issues with pests, including spiders, ants, and wasps. Management even sent out an email acknowledging the “overwhelming amount of spiders.” Landscaping is poorly maintained, with trees and bushes left overgrown, causing bugs to brush against residents walking near the pool area. Amenities are constantly closed or inaccessible due to malfunctioning fobs, and the front gates are frequently broken. Communication with the front office is nearly impossible — calls and emails often go unanswered, forcing residents to visit in person for even the simplest requests. Maintenance has been unreliable, with frequent staff turnover and long delays for repairs. Despite reporting a leaking roof back in September, no one ever came to fix it. To make matters worse, the resident portal was switched multiple times during my one-year lease, creating confusion and incorrect charges under different names. The staff, particularly Paige, was consistently rude, dismissive, and unhelpful. Our apartment had several cosmetic issues prior to move-in, which I documented and submitted per their request. Yet, upon moving out, we were unfairly charged $200 for “damages.” Even after submitting maintenance requests before moving out — for legitimate issues — we were told only emergency work orders would be handled due to short staffing. Once management saw our moving truck, those requests were conveniently canceled. This entire experience has been beyond disappointing. The lack of professionalism, accountability, and care for residents is unacceptable. Please take this as a warning — do not waste your time or money moving here.

Edit to add: The check sent to us for our deposit & prorated rent of $1,690 bounced. Unit 22004!! MOLD. ROACHES. MANIPULATIVE LYING MANAGEMENT. Do NOT move here. Most of these 5-star reviews are from people doing tours, not actual residents. Living here has been an exhausting and unsafe experience. We reported visible mold in the air vents and ducts on July 14. When maintenance came to inspect, he claimed it was just dust and tried to spray it with all-purpose cleaner. We stopped him and immediately emailed management requesting a licensed mold inspection and proper remediation. That request was ignored. They sent an inspector, but he only looked at the walls, not the vents/ducts where we reported the issue. I emailed the property manager, Camiece, to let her know he needed approval to check the ducts. She never responded, and he never came back. They later cleaned the air ducts but gave no confirmation that the mold was removed. We emailed again requesting a follow-up. No response. They didn’t respond to any of our mold-related emails until nearly three weeks later, after we had already sent an early lease termination letter. The owner then reached out & the conversation gave the impression that they would only release us if we acknowledged they had done everything required, even though the issues we reported remained unresolved. They only acted after receiving our letter, weeks after our original request. They never acknowledged the mold, even after we submitted lab-confirmed results from a licensed inspector showing elevated mold and high CO2 levels. New management also insisted we never completed our lease renewal, even though Amanda from the prior team had confirmed it was complete. I had to show them the email myself, and they claimed our lease was “lost.” It took two months and multiple visits before they gave us a full copy. We had previously left one-star reviews after an unprofessional interaction with Camiece. She contacted us, and we removed the reviews in good faith. After that, she ignored our garage issue and kept insisting we were wrong. They also put a tow sticker on my car while it was parked in front of our own garage, claiming it had no decal and was in an unauthorized spot. It had a decal and was in our assigned space. The property is poorly maintained. It constantly smells like a dog park, especially near the elevators and pool. The gym has had broken equipment for over six months, and there are never wipes to clean the machines. Lights in outdoor areas have been out for weeks. There’s a roach infestation that pest control hasn’t resolved, and the roaches come out of the vents. A six-foot weed was growing poolside, and the pool furniture has been torn and damaged since we moved in back in May 2024. Management and ownership repeatedly lied, denied responsibility, and tried to gaslight us instead of addressing serious health and safety concerns. There was no real action until we provided proof and exercised our legal right to terminate the lease. As a family with a toddler, this experience has been completely unacceptable. If you’re considering moving here, especially with children, think twice. Know your rights as a tenant because this property will lie, delay, deflect, and manipulate instead of doing what’s right. CAF Management has been completely unprofessional. This has been the worst renting experience and customer service we’ve ever dealt with.

HORRIBLE ! HORRIBLE!! HORRIBLE!! Management sucks. The apartment complex has Mold everywhere. I put in a service request to remove mold and they sprayed a disinfectant and sprayed white paint over the mold to cover it up. My wife got sick took her to ER twice. I have pictures of her medical bills and the mold for anyone that would like to see. Trash over loaded in the dumpster. My neighbor got robbed by the maintenance man and lost her Rolex and over 10k worth of items. Apartment claims that it wasn't the maintenance man but he got fired the day after. Make it make sense. Most reviews on here are fake and are from people the front office knows. don't be scammed by these people. I spent 3 days cleaning my apartment and kept my deposit. I don't leave reviews at all, i am a simple guy and understands things happen but for me to leave a review it was that horrible. you have been warned. Anything mentioned in my statement i have photos/videos leave a comment if you would like the proof and i will be more than happy to send it over.

EDIT 10/1: Thankful to Brenda with CF management who helped me figure out everything that went wrong and advocated for me! Though I did have some issues, I’m very thankful that the company was attentive to my needs and helped to resolve them! They advertise themselves as a luxury property, but in reality, the experience was far from it. The apartments are poorly constructed, and during my time living there, I dealt with persistent humidity issues that caused mold to grow in my closet. Initially, the first property manager was very proactive and addressed the issue right away. Unfortunately, after new management took over, the level of service significantly declined. I had an ongoing ant problem and contacted management multiple times. Although they sprayed occasionally, the ants always returned within a couple of days—clearly indicating the unit wasn’t properly sealed. I specifically asked to be added to a weekly spraying schedule, and the front desk staff confirmed they would add me, but it never happened. That’s on me for not getting it in writing. Additionally, the fence behind my garage—right next to a nearby homeless encampment—was broken for the last part of my lease. Whether it was caused by kids or animals, it was never repaired, and it was obvious no one from management was monitoring the area. To make matters worse, the move-out process has been a nightmare. I was overcharged on my deposits, and management is now claiming I only paid $500 due to a “mistype” by the previous team. Regardless of who made the mistake, the correct amount is clearly stated in my signed lease. Rather than helping resolve the issue, they’ve been dodging my calls and ignoring emails. Do not live here unless you’re prepared for constant frustration and lack of accountability.

Updating my review: Listen to the negative reviews. We found mold in our apartment also; We kept getting sick. Maintenance did a "cleaning". The quality has gone downhill since Robin and Michael left. Tenants would leave bags of garbage outside of the empty dumpsters, etc. We move out in June, yet we still haven't received our deposit. We were told a check was sent out but we haven't received it. They don't return calls nor emails. I'm giving them until Friday before we file a complaint. :)

While waiting on my home, I committed to a one year lease at Regalia. With the exception of one incident, my time at Regalia was pleasant. Kudos to Camiece, Paige, and Julio who were consistently professional, courteous. and prompt. I lived in the back, and it was always quiet. The neighbors were polite.

Despite some of the negative reviews out there, I would highly recommend checking out Regalia Bella Terra for yourself. The community is very nice, well-maintained, and has a great atmosphere. The staff is always super helpful, and I especially want to give a shoutout to Paige, the assistant manager who has been with the property for quite some time. She is always professional, attentive, and goes above and beyond to make sure residents are taken care of. My experience here has been nothing but positive!
