Hey Bud , since you don’t respond to my call or emails . Why did you send me a $300 rent fee for August my lease ends on the 8th of the month.And you added a pet fee once again that you still haven’t refunded me for since I been living there . I did your pet screen and provided the proper documentation that you said I need to get refunded but you still haven’t .I’m glad I screen shot everything. I don’t owe you nothing . Stay away from this company I will upload all the communication I had with the owner . I paid my rent on time and kept the apartment in better shape than it was when I moved in. He knows he have to give me a $300 deposit back so I guess this his way of getting out of it and still hasn’t refunded me for my ESA fees that he illegally charged me .

This is how unprofessional they are. They are openly calling me a troublesome tennant who was there almost three years with no issues but issues with the "condo." Where do we start?! Maintenance is a joke. The condos need to be renovated but they're charging everyone different prices. They never pick up the phone. They never clean the apartment complex. Trash pick up is a hassle. I complained about my downstairs neighbor harassing me. They did nothing. I cannot wait for court. Thanks for the reply. Once again just look at these erroneous fees that I paid. I owe you not one red cent. Keep your sly remarks to yourselves and actually take care of your properties. Thanks

Awful experience. They bought out a place I'd lived in for 8 years, then raised the rent $200+ without making any improvements to the property. When I gave notice to move out, people within the company did not effectively communicate with each other regarding my move out process. Two months after I vacated the property, I asked for my deposit back (AL law says it must be returned within 60 days). They became upset and said they didn't know I had moved out (despite me not paying rent for those two months). They accused me of not turning in my keys, and I had to send them Google maps screenshots to show that the keys had been dropped off in the designated box at their office the day I moved out. They also said I wouldn't receive any money back for my deposit, and they did not provide me with an itemized list of how the deposit money was used for damages/cleaning (as is required by law). I asked if they could at least give me an item that had been left behind in the apartment, and they refused. It wasn't worth the trouble of small claims court, so I decided to give up on the fight just so I could be done dealing with this company. Editing to respond to owner's response: As previously stated, I never received an itemized list of cleaning costs and, therefore, did not receive a bill. I have written documentation of all of this. I also have documentation from the previous owner detailing the damages that existed in the property before I moved in (which I am not responsible for). If I truly owed you money, you would have sent the bill to collections long before receiving this review, since I moved out in 2023. Any bill being sent to collections at this point would be falsified and purely retaliatory, and it will be treated as such.

We did not buy the property we are the property managers of your unit. A new owner bought the property and decided to increase the rent from $550 to $750 per month which was in line with other comps in the area. The old owner had not raised rents for several years. In our system it looks like you moved out and within the 60 days mandated by the state of Alabama we sent you an email stating that you would not be getting your security deposit back but that you also owed money for cleaning the apartment. The apartment was quite nasty. We will be sending the balance you owe to collections.

The communication between the leasing agent and us was absolutely horrendous. It was not communicated to any of my roommates that each person (resident, co-signers, and guarantors) would all have to fill out a $100 application fee. This would have brought the total of application fees up to $600, which quite frankly is ridiculous to not even be guaranteed approval to rent a property. When we were trying to communicate with the property manager about this, she left us on read for four days before we had to contact a supervisor. Simply communicating and being transparent about all fees is all we were asking for. If this $600 in application fees had been communicated to us beforehand (which the leasing agent said she told us, but she did NOT), we would not have filled out the initial applications. We lost a total of $335 with this company, and the experience was terrible. I wish I could get my money back, and I don't recommend going through them for any rental purposes.

March, April and May is the busy season for rentals. Property managers and leasing agents can sometimes be talking with people all day long. We apologize for poor communication with you. However, when you are looking to rent a house that is probably worth 250k for four college students with no work history then a prudent property manager would want each tenant to apply and to have one or two cosigners. Two cosigners in case there is a bad situation between tenants and someone decides to move out. We do not process applications until all prospective tenants and cosigners have applied. You will be refunded your application fees.

Late fees are supposed to be $100. You all added a multitude of fees plus a $199 lease renewal fee. Explain this. My lease is illegitimate. Plus you changed it illegally.

I was in the hospital most of November and had no way of paying my rent. I was charged a bunch of fees I have been calling for weeks. I finally text a leading manager and she has yet to agree to just let me pay my rent or not. I’ve also been threatened with eviction. I’m offering to pay my balance off without the fees seeing as I’ve been living here over 2 years and had never missed a payment. If I could give 0 starts I would.
