II. Negligent Construction and Safety Hazards (Early 2025 - Present) * August 2025: Charter Construction began repairs on my unit. Throughout the process, the site was not maintained. Sharp debris (nails, screws, staples) was consistently left in common areas. * Insufficient Remediation: Despite multiple requests to clean the site, contractors used high-powered leaf blowers, which turned sharp debris into dangerous projectiles rather than removing them. * Injury to Pet: On January 22, 2026, my dog, Kaos, stepped on a large scaffolding screw left in the dirt by Charter Construction. This resulted in a broken nail and exposure of the "quick," causing significant pain and necessitating veterinary concern costing me close to $600 for an emergency visit. * Failure to Act: As of January 29, 2026, despite notifying Morris management, no cleanup of the common areas has occurred. I continue to find sharp debris daily. III. Construction Defects and Resulting Property Damage * Roofing Failure: Following the special assessment work, the roofing company performed a substandard installation. * Water Intrusion: The roof currently leaks into the master bedroom and bathroom. * Mold/Bacteria Growth: Failure to properly dry the attic prior to sealing the roof has resulted in severe mold and mildew proliferation. This has spread to personal property, including a $4,000 sofa, sentimental military uniforms, clothes and other items. * Damages: A general contractor has estimated the cost of remediation and repair at $100,000+. IV. Personal Injury and Health Impact * Medical History: I have a history of severe asthma, previously requiring hospitalization and mechanical ventilation. * Exacerbation: After 21 years of being symptom-free, the mold and bacteria resulting from the negligent construction have caused a recurrence of severe wheezing and respiratory distress. My home is currently a documented health hazard.

It is interesting that all the 5-star reviews are about an issue Morris Management caused from their incompetence and malfeasance. This company is the worst property management firm I have ever seen. If you are considering buying a property in an HOA dominated by Morris Management . . . Run away as fast as you can

I’m unsure if Morris Management is overall terrible or my HOA was assigned a terrible community manager, Kelly Jung. I have submitted 3 maintenance request about the same fire sprinkler leak occurring in my unit for over a week and have not received a response or even acknowledgment from the community manager. And getting a “forwarding your inquiry to the community manager” from the generic email over and over is incredibly frustrating. I’m paying almost $400 in HOA dues for this?? Ridiculous. I completely understand if she is out of office for emergencies or vacation but the office needs to either share this or give me an actual estimated time for response with action plans. Literally do better and get me a response so the leak can be resolved please!!

Muhammed and Jessica are excellent representatives of what a good HOA like Morris Management can do for a community. They respond quickly following protocols executing solutions for difficult situations but with a sense of authority and compassion for the people in the neighborhood.

They refuse to return emails and screen the phone calls so you can never talk to your property manager, all as this company does is take our money, in 25 years I have received nothing from them ,I have had a roof leak for 3 years and they still haven't repaired it

Ladonna is amazing. She is reliable and very proactive. We have enjoyed working with her in our community for the last year! Ladonna is a rockstar! we had multiple projects in our association. Many of them had gone on and prolonged for over a year. She recently started working with us six months ago and the results have been phenomenal. She has brought over contractors like Handy Andy Restore And Repair and True Blue Plumbing NW that have handled the majority of our issues in our association. She is quick to respond and truly cares about our association, which is very rare these days! We struggled with many Property management companies, but Maurice Management has really cared for us our association. We hope she stick around!!

I've lived in my Association for seven years now and have had three property managers. No one comes even close to Ladonna. My Association struggled with roofing and siding we requested quotes and never got them. Ladonna is different. She was proactive responsive and really cared to get results she brought over a contractor that handled everything from start to finish. The quality of the work was superior and they worked with our budget. We are truly grateful to get this off our plate and to be stress-free! Thank you, Ladonna.

The reality is that our managers have many obligations to juggle and need to be present in their scheduled meetings and community visits. For this reason, our standard procedure is to try to respond to voice mails and emails by the end of the next business day after it is received. We may not always make that mark, and we apologize for that, but that is what we strive to accomplish. We appreciate your patience and will do our best to reach out within one business day of receiving your message.

I spoke with Robert Skrbin at Morris Management re: The Ridge HOA. Robert was vey helpful in explaining the recommendations of the Reserve Study. He answered my questions about the monthly assessments, special assessments and future plans for a healthy HOA. I appreciate the time Robert took with me in understanding the process.

I own a condo at Park Place in Edmonds, and Morris Management helps run the HOA for those condos. My Association Manager at Morris is Ladonna Booker. Recently I had a situation that I needed help with in relation to my condo and the HOA. I worked with Ladonna. She listened to my concerns, went to work on the problem immediately, and solved it. She was great to work with, and I couldn't have been happier with the outcome. From my experience, I would highly recommend Morris--and especially Ladonna Booker!!

I have worked with Morris Management for our condo community managers for a while now. I had a high importance need that was time sensitive. In a world where actions are greater than words, Patty was wonderful and called to check in with me and communicate a plan, then Kwasi and team executed the plan in a very timely manner, and remedied my issue within the same day (far exceeding my expectations). It has alleviated much stress, and I greatly appreciate their coordination of managing my project. Quality customer service matters, and they delivered.
