It's been staying here 4 years,and my unit always has issue ,everytime I call no body pick up and when I come to the office it's was lady sitting the in the office, i guess she the manager and I was tell her about the issues in my unit,she look like unhappy everytime I reported the problem.the last my unit has bugs ,I just to confirm if is ok to clean the mess after they spray all my place.and she look at me, sound like she not happy being disturb asking about it.i really disappointed with the management.the previous manager was sweet and nice

Carmel Landing is not an apartment complex I can recommend at this time. None of the appliances work as they should for the amount that they charge in 2025. I have lived multiple places in the Carmel and Indianapolis area prior to here and this is single handedly the WORST place I have lived at. Minor issues that have not been resolved despite mentioning these include the doors which stick and are nearly impossible to shut to the bathrooms. The hot water heater continuously makes a noise and has not been addressed. While the staff are friendly they are incompetent at resolving any issues and have continued to have further issues and growing frustration as Carmel Landing pushes our issues further down the road. I have had maintenance out for my AC so far 4 separate times as even during days where it was only in the mid 70’s it was unable to stay at my set 68 and continued to increase through the day. We have now had hotter days and with keeping all blinds closed and trying to minimize any outside heat we are having our AC run all day and most of the night to cool the apartment and the thermostat has read as high as 77 while running the whole day set at 68. The upstairs is even hotter and nearly 80 degrees+ on these hot days. We have a newborn and Carmel Landing was aware of this when we were moving here and it is not safe for a newborn to be sleeping in 80+ degree temperatures indoors. I hope that the apartment complex can do right and fix the AC so it will cool the space as we are currently in this heat wave but the issue has been around since before the heat wave back in April and May and it has been pushed down the road every time till now it is unlivable temperatures and dangerous for a newborn with little assistance from Carmel Landing. If you value working appliances such as AC, toilets, dishwasher, and oven then I do not recommend Carmel Landing. If you do not mind having every appliance barely work then Carmel landing may be worth your time, but of all the places I have lived it has been the most frustrating one to live in as the apartment itself is full of issues and nothing works as advertised.

Joey and Jen in the office are super helpful! They promptly answered all of my many questions I love my ranch style apartment! It is clean, spacious, and modern! I think my son and I will be very happy there! So far, Carmel Landing has been great!

I can’t say enough good things about the maintenance team at Carmel Landing, especially Dave. I had four different issues in my apartment, and Dave handled every single one with professionalism, efficiency, and a great attitude. He showed up promptly, diagnosed the problems quickly, and made sure everything was fixed perfectly. On top of that, he was friendly, respectful, and clearly takes pride in his work.

Carmel Landings have made many improvements over the past several months, including new roofing, new siding, updated landscaping, and a much more secure bark park. They are quick and efficient when there is a maintenance request. The staff is friendly and helpful. The location is perfect, situated directly across from Cool Creek Park. I just renewed my leasing contract for a second time, beginning my third year here.

I have problems with light on my staircase,I been emailed them 4 times and reported to the office 2 times, and they didn't fixed it yet .it's been 3 weeks, I always walk at the dark without light when back from work.the lady was work to the office I talk with only ask me my unit number but does nothing since now...first time have bad experience with this community and slow responding.sounds like the didn't care our safety walk without light on

If you are looking for a place to live, please consider other options. And please be wary of unit 2245 # 7. There was a leak from the AC of which water stood around the water heater and made its way under the floorboards. It took a few days before we got it fixed. They vacuumed up the water only and the floorboards are warped now in the hallway between the living room and kitchen. It may become a mold issue for future residents. We have been here for around 7 months. Nothing but trouble. Neighbors are rude and noisy. Trash everywhere in front and behind the units and nothing will be done about it. Trash brings in bugs and flies of which they never spray for. Old appliances that are original and are worn out. We paid $1300 and have $300 in extra fees. Two trash fees that do not exist but they will charge you for them. Siding is 'being' replaced on all buildings, however that ended months ago and due to lack of funds I can assume. So they will charge extra to have that done I'm to assume as well. When we first moved in, things were not working. One toilet did not work and neither did our thermostat. There was chew marks on the bottom of the kitchen cabinets and scratches on the doorframes. Things were simply painted over for the excuse for them to possibly charge you later upon move out. Dents in the walls and as well we still had left over cat feces and litter dried on the floor to the downstairs bathroom. The only thing I can possibly say is slightly convenient is it is located near a lot and there is a park right across the road with nice trails. But that does not and should not persuade you to still consider this place.

Horrible Staff I called Carmel landing multiple times in a two week span. No one ever answers the phone. My girlfriend and I went on a Saturday to see if we could speak to a leasing agent. On the door it said return at 2 pm, it was 1:58. We waited until 2:15 and the man in the office completely ignored us. Then someone calls us a few minutes later from Carmel landing. Right after we hung up the phone. they raised the price of the apartment we were interested in from 1406 to 1474. We did the application and were told they couldn’t verify my social security number. I said how can that be? Joey said I will get back to you the following day. Well it’s been almost a week and not a word. They took our 300 dollar application fee and kept it. They either need to refund my money or give us a legitimate answer.
