I moved to New York City on short notice and rented a room from June Homes. The room was infested with vermin and mold, and I suffered through constant coughing and sneezing and a runny nose and eyes as a result of daily mold exposure. June Homes refused to address the issues with its property in a timely fashion and aggressively impeded my efforts to end my lease early and move out. After finally moving to a different apartment at considerable expense, my health and quality of life dramatically improved. June Homes is a truly despicable company run by individuals devoid of both character and intellect. If you value livable conditions and basic professionalism, work with a different landlord.

Rented in Austin, TX for one bedroom with shared bathroom and kitchen. I found this place under Amber Student looking for short-term student housing. The Bedroom - The place was barely able to maintain an internet connection (they have Spectrum) and there was no option for ethernet. The room access to half a window for ventilation and the place would often reek of whatever terrible odour other's brought. The included furniture were a wafer-thin bed, bowl-seat rolling chair (that did not roll), and a desk that actually did work to put things on top of it. The closet made up 1/5 of the entire room's dimensions, so you are paying a lot for an empty space to hang a few outfits. The Shared Space - Never used the kitchen or living room. The bathroom was exclusively for hygiene and my room shared a paper-thin wall with this space. There was a washer and dryer, but again I did not use it. More on that in the next part. The Roommates - One of my students was a young man doing his time in college. He was easy to get along with and cleaned up whatever mess he would make. The other roommate was not a student and she had a few marked disabilities. However, that would not usually be a problem if she had a measure of respect for sharing the space. She never seemed to care about keeping peaceful hours and disregarded cleaning anything after her daily activities. No amount of asking, begging, or explaining seemed to help her comprehend that the other people were not here to serve her. The Rent - This is where the story gets very bad. Harassing calls were constant despite having my bills in on time every month. Hidden fees galore! I compared my bill to the other renters to find that we were all paying the full water, electric, gas, and internet bill, so June was collecting three times on utilities. Don't forget about the cleaning service ($40/renter) to come in and lightly wipe one counter once per month. They also charged a $79 membership fee, which I have no idea what it did other than line June Homes' pockets. Parking was free if that was anyone's greatest concern. The Verdict - The single "furnished" bedroom was $750 a month before the many additional fees levied on my bill and came out to around $1100 in total. For that price, you can buy a house in Austin, TX. Save you time, constant phone calls, and miserable roommate situations by renting an apartment just about anywhere for the same price.

Living now with Junehomes. The booking process was straightforward and the places looked like the photos, which is rare. Only been a few months in though so can't speak to how they handle longer stays.

Review of June Homes I rented through June Homes, and based on my experience, I would strongly advise being cautious before signing a lease. This was a consistent pattern of poor management, weak support, and additional charges that did not match actual living conditions. ⸻ Tenants were required to pay a non-negotiable $109/month for once-a-month cleaning and “24/7 support.” Cleaning was decent but too infrequent. The support was largely ineffective, usually limited to generic troubleshooting and requests for photos with little real resolution. ⸻ From move-in, there were basic issues like non-working fixtures. I later found dents and paint damage that were not documented, so I had to photograph and report everything myself to avoid being charged later. ⸻ My room was significantly colder than the rest of the apartment in winter even with the thermostat set to 73°F. Support only checked if it met the legal minimum and refused further action despite the obvious difference. ⸻ The washer and dryer did not work for a long time. I followed all troubleshooting steps and even tried fixing it myself. After a long delay, someone was sent, but the issue persisted even after they said it was fixed. ⸻ I was also charged $112 for a mattress frame repair that was not fully completed, and I had to contact them again to fix it and make sure I was not charged twice. ⸻ At one point, the kitchen sink was completely clogged due to other roommates. I was told to fix it myself using tools that were not provided. When a plumber was scheduled, the cost was going to be shared among all tenants, including those who did not cause the issue. ⸻ I was also charged over $100 for trash in a single month, even though shared spaces were often unclean and there was no proper oversight or consistency in maintenance. ⸻ Some roommates regularly left common areas dirty, and management did not intervene at all. There was no oversight in a shared housing setup. ⸻ During a maintenance visit, a roommate was found unresponsive and emergency services had to be contacted. While the situation resolved, it raised serious concerns about safety, especially since there is no guarantee of compatible roommates and no clear screening process. Even bedroom door locks were not standard and required an additional fee. ⸻ Final takeaway Overall, this included maintenance issues, additional charges, lack of accountability, and safety concerns. Based on my experience, I would not recommend renting through June Homes and would strongly suggest exploring other options.

Hi Faizan,

Thank you for taking the time to share such detailed feedback. We understand that your experience did not meet your expectations, and we want to provide some important context based on your case.

From the start of your tenancy, the issues you reported were actively logged, followed up on, and addressed. Your move-in report, submitted shortly after arrival, highlighted several items including a loose ceiling light, exposed wiring, and general wear and tear. These were reviewed, escalated, and a visit was scheduled shortly after, during which the wiring was secured, the light fixture adjusted, and other items assessed. You later confirmed that everything was working and resolved at that time.

Regarding heating, we understand that comfort can vary from room to room, especially during extreme weather conditions. Your concern was investigated, including multiple troubleshooting steps, calls, and escalation to building management. The system was confirmed to be functioning within required standards, which can sometimes limit further intervention options. That said, we recognize that your personal comfort in the room did not match expectations, and we understand how frustrating that can be.

On maintenance responsiveness, your tickets show that requests such as appliance concerns, cleanliness follow-ups, and shared space issues were acknowledged and handled, including coordination with field teams and unit-wide communication when needed. While there were moments where timelines were longer than ideal (particularly during peak winter conditions), your requests were not left unaddressed.

In terms of charges and services, items such as monthly service fees, internet, and shared utilities are outlined in the lease agreement prior to move-in. We understand that the perceived value of these services may not have aligned with your expectations, and that feedback is something we continue to take seriously.

For shared housing concerns, including roommate behavior and cleanliness, we did take action when these were raised, including sending unit-wide communications to address shared space etiquette.

We also want to clarify that no charges were applied to you for pre-existing damages reported at move-in, as these were properly documented and acknowledged on our end.

We hear your concerns around consistency, communication, and overall experience. While we may not fully agree with all aspects of your characterization, your feedback highlights areas where we can continue improving, particularly around setting expectations and response timing during high-demand periods.

If you’re open to it, we’d be happy to revisit your experience in more detail and address any remaining concerns directly.

Sincerely,
Cristian Poche

The place I got at June was decent, roommates were decent as well… service wasn’t too bad. The worst part came from the utility bills… they jack up those prices unjustifiably and since you don’t have a direct line to the gas/electric bill they can have you pay almost 50% more in rent. Honestly, there are probably better options out there for you if you look.
Reply from June Homes | Rooms and Apartments for Rent
Hi Max,

Thank you for sharing your feedback. We’re glad to hear that your overall stay and roommate experience were positive.

We understand your concern regarding utility costs, as this is an area that can sometimes feel unclear. Utility charges are based on actual usage and are allocated according to the structure outlined at the start of the lease, rather than being arbitrarily increased. We aim to keep this as transparent as possible so residents know what to expect.

Throughout your stay, we can also see that when issues were raised, such as access, maintenance, or appliances, our team stepped in to assist and coordinate resolutions, including scheduling visits and following up to ensure everything was addressed.

That said, we appreciate you calling this out. Feedback like yours helps us continue improving how we communicate cost breakdowns and set expectations more clearly from the beginning.

If you’d ever like us to walk through your specific charges in more detail, we’d be more than happy to do that.

Sincerely,
Mukul Bondade

I wouldn’t recommend June Homes to anyone. Their support is poor, and they may charge unnecessary fees. If you try to contact their support team, they are often unresponsive or try to close the ticket instead. Edit: Thank you for your response, but it does not address the main issue I raised. My concern is not only whether some maintenance items were eventually looked at, but the overall experience, including poor support, repeated follow-ups, and additional charges that were not handled with proper transparency. Pointing to a list of visits does not change the fact that the experience was frustrating and that I had to keep chasing responses instead of getting clear and accountable communication from the start. More importantly, your reply avoids the issue of extra fees and charges. That is a major part of why I left this review. When tenants are charged beyond expectations, there should be clear, timely, and transparent explanations. That was not my experience. My review reflects the full experience: support quality, responsiveness, how issues were handled, and the financial transparency around charges. Based on that complete experience, I would still not recommend June Homes.

Hi Shiva,

Thank you for sharing your feedback. We’re sorry to hear that your experience felt this way.

After reviewing the full communication history, we’d like to provide some additional context. The concerns raised at move-in, including cleanliness, possible pests, bathroom functionality, and room conditions, were addressed immediately. A property manager was dispatched the same day to inspect the unit, and follow-up visits were scheduled to resolve the remaining items.

During these visits:
- The mattress and room were inspected, and no pest activity was confirmed
- The bathroom issue was repaired on-site
- The window was sealed to prevent cold air
- A door handle/lock solution was installed
- The kitchen and refrigerator situation was addressed, including organizing and labeling space for residents

We also maintained ongoing communication and follow-ups to ensure each concern was reviewed and resolved step by step.

We understand that moving into a shared home can feel overwhelming, especially when multiple issues are raised at once. However, the statement that “nothing was done” does not reflect the documented actions taken to investigate and resolve the situation.

That said, we always take feedback seriously and continue working to improve clarity and consistency in communication. If there are any additional concerns you’d like us to review, we’re here to help.

Sincerely,

If I could give zero stars, I would. If you’re considering staying with June Homes, be aware of how their system actually works. The lease is heavily one-sided, and there is essentially no realistic option to shorten or “break” your stay—even for short-term rentals. Policies like a 60-day notice on a 30-day stay make no sense and only work in their favor. I booked a one-month stay (Jan 7 – Feb 7) but ended up moving out early after getting approval and following their move-out instructions. Despite this, they attempted to charge me for time I was no longer in the unit and withheld a significant portion of my security deposit. On top of that: Utilities are expensive and not always clearly itemized. You can be charged for periods after you’ve moved out. They tried to charge me for the entire month of Feb and March stated "future utilities." Communication is extremely difficult — everything is email-based, no real-time support Billing lacks transparency and can feel inconsistent Honestly, if you have the option, you’re better off using Airbnb or another short-term platform where pricing, policies, and protections are clearer. This experience was frustrating and unnecessarily complicated. I would not stay with June Homes again and I would advise the same for you all. it's been over 90 days and I am still fighting for my security deposit.

Hi Brandy,

Thank you for sharing your feedback. We’re sorry to hear that your experience felt this frustrating.

After reviewing your case, we’d like to clarify a few important points. Your lease was signed for a fixed term from January 5 to February 7, 2026. While you chose to move out earlier, the agreement remained active through the original end date, and charges were applied based on the signed lease duration rather than the physical move-out date.

We understand your concern regarding the length of your stay and the notice requirement. That said, early termination terms are part of the lease agreement and apply consistently, including for short-term stays.

Regarding your deposit, we can confirm that it was processed following the final account review, including adjustments where applicable (such as removal of certain fees and reconciliation of utilities once final bills were received).

We recognize that the experience may not have met your expectations, particularly around communication and clarity, and we take that feedback seriously. If you’d like us to walk you through the final ledger in detail, our team would be happy to assist directly.

Sincerely,

Hi Sasha,

We’re sorry to see your rating and appreciate you taking the time to share it.

After reviewing your case, we can see that during both of your stays, our team remained actively engaged in addressing your requests. This included resolving access questions at move-in, coordinating multiple maintenance visits for items like lighting, fixtures, and plumbing, and ensuring follow-up until each issue was confirmed as addressed.

We also supported your early termination request by guiding you through the process, confirming timelines, and completing the necessary steps once the required actions were finalized.

While we understand that your experience may not have fully met your expectations, your case reflects ongoing communication and resolution efforts from our team throughout your stay.

If there’s anything specific that led to your rating, we’d genuinely appreciate the opportunity to understand it better and review it with you directly.

REAL FACTS: June Homes Reimbursemt Refusal and SMALL CLAIMS COURT I had a really bad experience with June Homes, and I want to share this so YOU can stand up for yourself NOTE: DONT believe into the fake reviews -- DONT believe into their CHATGPT answers (ohh its very unfortunate - please email us here......) -- DONT believe their denials They forced me to relocate due to maintance and they did not reimburse me for hotel and transportation I filed a small claims case on January 15. Yesterday, I went to court. I printed all my evidence: receipts, photos, emails, everything clearly organized. They sent a lawyer, but it didn’t help them. The judges value clear and direct presentation YOU CAN DO THIS TOO - even if its $100 or $1000 You don’t need to be a lawyer. June homes has soo many cases against them.. Print your evidence, stick to facts and you are likely to be awarded NEXT: i have another court November 17 for my security deposit (after moving out jan 16)

Hi there,

Thank you for taking the time to share your feedback. We’re sorry to hear that your experience felt this way.

At the same time, we were unable to identify a resident or case under the initials provided, which makes it difficult for us to review the situation or verify the details mentioned. We always aim to investigate concerns thoroughly and fairly, but that requires accurate information so we can locate the relevant records.

In general, when relocations are required due to maintenance or operational reasons, our team works to communicate next steps clearly and support residents through the process in line with lease terms and internal policies. Claims related to reimbursements, legal actions, or court outcomes are handled through formal channels and documented accordingly.

We also want to clarify that we do not engage in misleading practices, and we take statements regarding reviews or company conduct seriously.

If you have had an experience with us under a different name or email, we would genuinely welcome the opportunity to look into it and address your concerns directly. Please feel free to contact our support team with your details so we can properly review your case.

I stayed with June Homes for 6 months in Brighton, MA (Boston). Overall a great experience. Obviously living with strangers mean the place cant be as clean as you may want to and may not be as cozy. But overall everyone was respectful, the place was quiet to coexist. the condition of the apartment was old and more cluttered than the photos but not alarmingly gross like ones I have seen reviewed. If you're just looking for a place to stay short term for a couple months for work/school, this is still a decent choice.
