Have been a tenant with j9 for around four years now spent the first three and a half years in Darlaston and now in Dudley the property was just what I needed at the right time they were very approachable polite and kind
From signing up with them and arranging an interview to viewing the property to actually signing paperwork and moving in was all done within a couple of days

When I walked into the j9 office I was homeless. Through no fault of my own I was in the worst position imaginable and the staff there and Mr Halliburton saved my life and gave me a home where I could re build my life. That was one year ago. Today I am happy healthy and have a new life. I will forever be grateful to j9 accomadation.

Until last week I had been with J9 just shy of 6 years. What was a temporary stay became a longer one due to the waiting times on housing lists. Covid was very testing but they were understanding and helpful to make arrangements with rent. Natalie really is the star of the company, approachable, friendly honest and open. Can contact her whenever around anything and if she cant help will point you in the right direction. Forever grateful to her for her support (and landlord reference) as I wouldn't be now moved into my own property. While of course the rooms are only as good as you make them and look after them, if you end up with Nat as your property manager, you'll be in great hands.

Great company with excellent staff that get things done promptly when needed. Nat the property manager always going above and beyond for her tenants. Some of the office staff could do better by reading their emails sooner. But yes a 9/10 clean house and changing locations to be closer to work was not a problem. Ā£700 pcm all inclusive apart from a small amount for electricity is not a problem š

Stayed at Temple Bar, new and clean studio. The staff were lovely, helpful and very professional. Chantelle, Luke and Rachael were brilliant and they made sure my needs are attended to even thought sometimes i would make them late :) A deserved word of appreciation for all of you guys

Been with them 10 years and they've always tried to help when issues have arose. A couple years ago I fell back on my rent for a very short period of time and they gave me ample time to correct it! All the staff have always been kind and helpful!

Been with J9 since 2016, been a great experience. Even when I fell behind in rent by a miscommunication in my responsibilities of topping up my rent, they gave me time to get it sorted out with no problems. Rooms are very nice and located in central area, with nice quiet neighbours. Would recommend for anyone.

I rented for 12 months from J9 Accommodation and have just moved out. I was sad to leave as I have loved living where I did.
The only reason I moved out was to a bigger property with a huge garden.
From day one Hannah Raza looked after me and supported me all through my tenancy if ever I needed anything. I moved into a brand new built studio with full kitchen and a small patio area at the back.
I would definately recommend renting from them as it was a straight forward quick process and I moved in a few days later from making the initial enquiry.
Definately special mentions to Hannah, Daria, Chantelle, Luke and all the maintence guys who put things up for me when I moved into and during the 12 months I was there. nothing was too much hassle for them.

I would highly recommend j9 accommodation, from the beginning to the end of my stay there all staff were so friendly and helpful and nothing was to much bother in fact I would say they went above and beyond , when ever something needed to be done it was seen to straight away the same day,I got my keys the same day and moved in same day to, it's great for value and we'll cheaper than the rental market these days,unfortunately I had to relocate to another city and if they had accommodation where I am now I would definitely have rented from them again, I thank you j9 from the bottom of my heart for such a pleasant and beautiful accommodation, keep up the good

Worst letting agency going. My dad currently lives here and pays over 600 for a ant and flea infested room. The photo of the bed base is all the RED ants that my dad has been sleeping on. My dad is now in hospital due to health issues and has been confirmed all the red marks on my dad's legs are from ant bites. How they expect someone to live in such a dive I will never understand never mind the massive amount of rent they charge for ONE SMALL ROOM! I LIVE IN A ONE BEDROOM PRIVATE RENTED FOR 50 POUND MORE!! They say they offer support yet when begging for help like my dad has done for the past year it is brushed under the table. How this company gets away with putting people in these kind of properties is beyond belief. Whole company needs shutting down!!

We are very concerned to receive this review especially as we have done what we can to help this tenant as we do for all our tenants. We provide a 24/7 repair service and attempt to get requests for repairs dealt within 24 hours. If matters are REPORTED to us, we will deal with them. Ants are normally considered to be the tenants responsibility, but we will, if we know about it, deal with any matter which affects our tenants comfort and safety. We have dealt with the ant infestation.
We are a private landlord we do not provide supported accommodation. It is for the family or the authorities to provide support for vulnerable tenants not the landlord. As I have said, if we have requests for help we do what we can. For this tenant, we have fitted grab rails in the bathroom, fitted a lockbox to the exterior so the tenants family and authorities can have access and previously replaced the tenantās carpet all at our own expense. We have had no request from the tenant or his family, so are at a loss as to where this ābegging for helpā arises. If thereās anything further we could do please let us know.
As for the cost of our accommodation, we charge market rents, inclusive of heating, water, council tax, and cleaning of communal areas. The tenants do not have to stay with us, so we must provide a good service otherwise our tenants will leave to be housed by our competition.

Terrible service as myself and partner have lived here for over a year and playing Ā£780 for a room with a shower and lied in tenancy agreement stating that rent will be inclusive of council tax, water and gas and yet weāve had several bills for a council tax bill we are having to pay AND not to forget the slight bit of mold in the hallway itās a pigs den

We take very seriously the concerns of our tenants and go over above to try and provide exceptional service for all of our tenants. Unless our tenants raise issues with us, we may not know about them. We aim to attend to any of our tenants concerns within 48 hours and to any issues and emergencies immediately.
With most of the rooms J9 Accommodation provide, the tenant does not have to pay the council tax, however, we have no control over this and our tenancy agreement clearly states that when rooms are individually council taxed, the tenant is liable and this would have been pointed out when a tenant takes up residence. The government have prohibited council taxing of bedsit rooms since late 2023 so hopefully once the VOA reassess the property, the council tax paid should be refunded to the tenants.
I believe J9 Accommodation are the only landlords who are so confident about the quality and value of their accommodation that we provide that we allow our tenants to leave any time with only a weeks notice so not only does this provide very flexible accommodation, if our tenants can find better value accommodation, they are free to leave almost immediately.
