It’s a no for me dawg
Our experience with Iconiq Homes has been deeply frustrating and disappointing. What should be one of the most exciting milestones for our family was turned into a stressful ordeal that made me sick to my stomach.
From the start, the process felt wrong. Before even visiting the home, we were told the deal included 6% towards closing costs. However, the moment we arrived with a real estate agent, the sales representative Melissa informed us she would be reducing those incentives specifically because we brought an agent from 6% to 3%. From that point on, it felt like every step was a "punishment" for not simply bowing down and doing exactly what she wanted. If yall are trying to buy in Spring Branch Crossing drive around the whole neighborhood look closely at the surroundings; we were told that price was not negotiable and we needed to pay $304,900 ie full price for a home situated in the middle of trailer homes, even as our promised incentives were being stripped away.
The most alarming part of this experience was the handling of the contract. Melissa repeatedly pressured us to sign the contract without reading it, telling us we "didn't need to read through it" and “we didn’t need to worry about that- why are you worried about that” When we pointed out documents were missing she became combative and made it seem like we were asking to have the contract changed- we weren’t we just wanted the documents the contract referred to. When she finally gave in not admitting fault or apologizing she just told us “your contract has been voided.” When we finally got the new contract which was delayed on her part because she had a personal matter we were pressured so heavily to sign it and threatened with “back up contracts” that we shouldn’t read it and just sign because it was "exactly the same" as previous versions (If it was exactly the same why did you send another one.) This was a blatant lie. She sent this new version at midnight and claimed we had "days to review it," we actually had only 11 hours most of which were spent sleeping or caring for our infant. Upon my own review at 8:00 AM, a cursory glance proved that:
-The closing date had been changed.
-The property address was spelled incorrectly.
-There were new, previously unprovided attachments.
-Documents I had specifically requested in an effort to understand the agreement were still missing.
This leads us into the final straw-
In three separate versions of the contract that Melissa drafted herself, she selected that we could use our own title company and that Iconiq would still pay the title policy. When we followed the contract she wrote and secured our own title company, she again threatened the incentives she was giving us. She attempted to financially penalize us for her own repeated clerical errors.
When I finally felt pressured into signing it (because I’m a people pleaser and she made me feel so uncomfortable) I just wanted the whole thing to be over which is not how you should feel when buying your first home for your new family.
As buyers, we were genuinely excited about the home itself not the neighborhood, but we terminated the contract because we felt undervalued, and bullied. No buyer should ever be told they "don't need to read" a legal document especially by a representative who is making constant mistakes and then doubling down when caught.
We went same day after we terminated to a builder 10 mins down the road and the houses are beautiful, less expensive, there’s an elementary school in the neighborhood (while at spring Branch Crossing there is a registered offender that lives there) and the neighborhood is a community whereas at sbc all you get is a pretty house but have to drive through homes worth $60,000 to get to your $300,000 home on the same street as mobile homes.
If you plan on going with Iconiq - Demand every document referenced in your contract, verify every word yourself, and do not let this company pressure you into signing anything you haven't fully vetted. I hope Iconic Homes improves their practices.
