It’s a no for me dawg Our experience with Iconiq Homes has been deeply frustrating and disappointing. What should be one of the most exciting milestones for our family was turned into a stressful ordeal that made me sick to my stomach. From the start, the process felt wrong. Before even visiting the home, we were told the deal included 6% towards closing costs. However, the moment we arrived with a real estate agent, the sales representative Melissa informed us she would be reducing those incentives specifically because we brought an agent from 6% to 3%. From that point on, it felt like every step was a "punishment" for not simply bowing down and doing exactly what she wanted. If yall are trying to buy in Spring Branch Crossing drive around the whole neighborhood look closely at the surroundings; we were told that price was not negotiable and we needed to pay $304,900 ie full price for a home situated in the middle of trailer homes, even as our promised incentives were being stripped away. The most alarming part of this experience was the handling of the contract. Melissa repeatedly pressured us to sign the contract without reading it, telling us we "didn't need to read through it" and “we didn’t need to worry about that- why are you worried about that” When we pointed out documents were missing she became combative and made it seem like we were asking to have the contract changed- we weren’t we just wanted the documents the contract referred to. When she finally gave in not admitting fault or apologizing she just told us “your contract has been voided.” When we finally got the new contract which was delayed on her part because she had a personal matter we were pressured so heavily to sign it and threatened with “back up contracts” that we shouldn’t read it and just sign because it was "exactly the same" as previous versions (If it was exactly the same why did you send another one.) This was a blatant lie. She sent this new version at midnight and claimed we had "days to review it," we actually had only 11 hours most of which were spent sleeping or caring for our infant. Upon my own review at 8:00 AM, a cursory glance proved that: -The closing date had been changed. -The property address was spelled incorrectly. -There were new, previously unprovided attachments. -Documents I had specifically requested in an effort to understand the agreement were still missing. This leads us into the final straw- In three separate versions of the contract that Melissa drafted herself, she selected that we could use our own title company and that Iconiq would still pay the title policy. When we followed the contract she wrote and secured our own title company, she again threatened the incentives she was giving us. She attempted to financially penalize us for her own repeated clerical errors. When I finally felt pressured into signing it (because I’m a people pleaser and she made me feel so uncomfortable) I just wanted the whole thing to be over which is not how you should feel when buying your first home for your new family. As buyers, we were genuinely excited about the home itself not the neighborhood, but we terminated the contract because we felt undervalued, and bullied. No buyer should ever be told they "don't need to read" a legal document especially by a representative who is making constant mistakes and then doubling down when caught. We went same day after we terminated to a builder 10 mins down the road and the houses are beautiful, less expensive, there’s an elementary school in the neighborhood (while at spring Branch Crossing there is a registered offender that lives there) and the neighborhood is a community whereas at sbc all you get is a pretty house but have to drive through homes worth $60,000 to get to your $300,000 home on the same street as mobile homes. If you plan on going with Iconiq - Demand every document referenced in your contract, verify every word yourself, and do not let this company pressure you into signing anything you haven't fully vetted. I hope Iconic Homes improves their practices.

Don’t do it. We purchased a new built home, signing in November with a December close. Almost nothing from our blue tape walk through was repaired. Since then every time we get something “fixed” like some drywall they messed up removing trim, they make it worse. We were also promised the ditch out front would be cleaned & fixed (theres building materials & concrete in the culvert) but that “work order was denied” . The primary toilet still doesn’t flush all the way since the day we moved in, even after them digging up the main line. The garage door is still dented. The wood floor has holes in it. It’s popping up in areas. This isn’t our first house & not our first NEW home either. The situation is unprofessional at the very least & appears to be an ongoing issue with buyers from Iconiq.

Communication regarding items that were supposed to be resolved post closing have been lackluster and very sporadic. Appointments remain with no shows, and it just shows a clear disconnect with the builder and contractors. Upon closing two separate properties, it has taken consistent folllow up with the CM to narrow down dates and times of which, time and time again, false expectations with 0 results. The floor plans are definitely superior for the cost, that is one perk with this builder, however, with the growth they are experiencing in projects, there should be more opportunity for corrective action. Currently still waiting for backsplash, missing parts of backsplash on a separate property and installation of exhaust cover for a vent hood. Prior to this, it took nearly 1 month to install proper fitting barn doors and a non-dented range hood insert. Please do better for your customers. As a business, this will help you thrive in areas that you may be running short. Communication is primal to a good working relationship.

Im the owner of Rbs water resources company who does residential home for over 39 years in the industrial. Look at homes for years but never seen homes at this cost for quality work from the beginning to the end which isn't done like this which I have observed over the years. I'm not in the market for a new home but I assure you if so I would buy iconiq home for quality look and finish and every one I've met has positive attitudes. Thanks Iconiq homes

I bought my first home from this builder, and as a pool builder myself, I understand the complications and minor details that come with construction. Honestly, the process hasn’t taken long at all. They are home builders actively working on new projects, and things like grout cracks or minor cosmetic defects are not major issues or difficult fixes. Like any production build, there will be a punch-list after closing, which is normal at this price point. This is the type of company that schedules appointments and addresses items accordingly. It hasn’t been a big deal to me, and some of the one-star reviews seem to focus on very minor issues. For the price point, the home is exactly what I expected. I’m not expecting Picasso-level artwork in my living room for $250k. Any issues that have come up are being handled. I did have to reach out, but I don’t expect to be prioritized over everyone else when there are many moving parts. When I do reach out, things get done, and that’s good enough for me. The team went above and beyond with the sprinkler system I negotiated into my deal. I wasn’t expecting that level of effort, and Victor made sure I was taken care of with any imperfections. It’s clear that management holds their employees to a high standard. Don’t be fooled by the one-star reviews—there is always someone willing to help if you’re patient and reasonable. Any plumbing or AC complications were handled immediately, which tells me that any serious or critical issues would be addressed properly as well. Heidi is great with communication and was willing to show homes at the most random times. I tend to do things on my own schedule, and she was always willing to drop what she was doing to meet me on short notice. She’s also been very responsive after the purchase. No builder is perfect. If you expect true custom-build quality, your budget needs to reflect that. These guys are building affordable homes with modern and smart-home features. My home feels luxurious for the price, and the amount of backyard and front yard space was a huge selling point for me. Lynndell was knowledgeable and honest throughout the process. The warranty team also responds quickly—often within the hour for any serious concerns. To close, happy customers rarely leave reviews. The few one-star reviews could easily be outweighed by those who had smooth experiences but didn’t take the time to write one. You can’t please everyone—that’s just life. Overall, I’d buy from this builder again and would recommend them to anyone looking for a solid, affordable new home with good follow-through.

I do not recommend this builder. My entire experience was full of over-promising and under-delivering. The “owner” initially agreed to cover all closing costs and then changed it to a 4% cap right before we were supposed to sign. Several things felt off throughout the process, and after seeing their recent reviews, it’s clear the quality and customer service are seriously lacking.

Unfortunately I wasn’t approved to get the house.Okay.But Iconiq keeps your money if you don’t get approved.For what reason?You try to buy something from them,but you don’t get it .So why do they keep your money?Told me it was the earnest money payment was non refundable.Why?I didn’t get their house.Be very careful when paying any money out.Get your approval first.Otherwise they get to keep your money for their bonus,or split it up between themselves.Very shady of Iconiq to do this.

Update #2 : we are finally closing a month and a half later than our original date but they fixed most of our concerns during our walk through. I still do not recommend them because of their awful communication and them trying to trick you & change things without telling you. UPDATE: They agreed to fix the bathroom and did. However communication was still severely lacking during the whole process and everything was a continuous fight. As a first-time homebuyer, I was both nervous and excited to finally be building my first home. Initially, I was impressed by what Iconiq Homes had to offer. Unfortunately, that excitement quickly turned into frustration and disappointment. Communication has been seriously lacking throughout the whole process. The completion date has been moved multiple times, and now just two days before the latest deadline there is still a long list of things that need to be finished. One of the biggest letdowns was the master bathroom. When I toured the model home, I was told “this is exactly what your home will look like, just with your chosen finishes.” That was clearly not the case. The layout is completely different, and there is now no cabinet storage at all. When I brought this up, I was told that the builder made a “design change” and didn’t need to notify me. To fix it back to the original design, I would have to pay an additional $1,000 for something I was already promised. When I pushed back, they said I should’ve specified everything I wanted in the contract, including specific designs and cabinets, something I was never told I needed to do, especially after being reassured the model reflected my future home. The light fixture placement clearly shows they started building based on the original design, then changed it midway. Had I known what the bathroom would actually look like, I might have picked a different house entirely. I hate the current setup. There were also several concerns brought up during the framing inspection. I was told they were addressed, but I’ve received zero documentation or proof. On top of that, I constantly feel rushed and pressured to meet scheduling demands—yet none of their own deadlines are being met. This whole experience has left me disheartened and angry. After spending so much money and time on this home, I should be thrilled. Instead, I’m left questioning if I even want to go through with it.

As first-time buyers, my boyfriend and I were very excited about purchasing our new home. Melissa was a pleasure to work with, and Victor was great in the beginning, but after closing, communication completely stopped. He no longer responds to texts or answers phone calls, and several things he promised would be fixed before closing remain unresolved. We closed on Sept. 12th, and nothing has been fixed. I now wish I could take back the reviews we left during closing. I was very excited to come home after closing, but the cleaning crew did a terrible job. I had been looking forward to a clean home that smelled nice, but the floors didn’t look clean, nothing was really wiped down, and the toilet still had a visible rim of dirt. With my baby due in just four weeks, I really want these issues taken care of before his arrival, but at this point, we are still dealing with these problems. We cannot use the master sink due to it leaking, the attic door doesn’t close properly, several doors were installed incorrectly and are rubbing against the frames, scraping off the paint, and the light fixture in the guest bathroom is noticeably off-center. In the master bathroom, the grout has chips and needs to be redone in certain areas, the trash can cabinet was installed incorrectly, and the roof still needs repairs. To make matters worse, we never received the Ring doorbell, four smart plugs, and four smart bulbs that were included in our contract. Plumbers were scheduled to come on a certain day, but they didn’t show up, and I received no call or notice. I had to leave work early to be home at the scheduled time, only to have them not show. What should have been one of the happiest milestones for us has turned into a very frustrating experience. Nothing about our closing day felt special, and the lack of follow-through has left us extremely disappointed in the process.

This is our first home buy, brand new house and honestly extremely disappointed… warranty team sucks, not responsive and doesn’t get the job done right. First called them out to work on the water heater, they turned the temp up so high that it ended up shorting everything out or maybe it was just the install in the first place. Took them weeks to get back with us, showered in the middle of winter in freezing cold water. Oh and can’t forget about my $70 pot that the install crew broke, from throwing the old water heater on top of it, and never reimbursed us on. Next it was our A/C unit that went out, spent multiple weeks in the Texas summer with our air conditioning, again due to a lack of response time. Now we’re dealing with a shit grout job that has taken OVER 2 MONTHS to complete, which was originally flagged in our blue tape before we even signed on the house. Overall, they run you around and try to do as little work as possible to get the job done right the first time, and run you out of your warranty time so it’s less out of their pockets. Will most likely never recommend this company to anyone if you want the truth…

I have severe concerns about compliance with certain rules in the subdivision where they are building. These rules include having a portable toilet on-site for workers, providing a dumpster to prevent trash from migrating to neighboring properties, implementing mitigation measures to prevent fill dirt from entering neighborhood lakes, not washing out concrete chutes in the neighborhood ditches, and posting septic permits as required by county law. When a company cuts corners to save costs, it raises questions about other corners they might be willing to cut when constructing someone's house. There is no excuse for refusing to follow these simple rules that are in place in most subdivisions; any reputable builder would not even have to be asked to. I spoke to Summer on the phone; hopefully, she has conveyed my concerns to the owners of this company. I have attached pictures of the shortfalls of this company, ICONIQ Homes / SJP Capital. Update: As of 3/30/2024 work continues without following the subdivisions rules. A time and date stamped photo was uploaded for proof. This company is not a good neighbor. More updates to follow. 3/31/2024 They were working on Easter Sunday when my uncle visiting from Florida had the privilege of watching Iconiq homes employees urinate in public because the company is to cheap to follow simple rules. 4/10/2024 Work continues with no portable toilet and I caught them washing out concrete in the county ditch again. See the newly attached photos(with time stamp). 4/14/2024 Framing crew at work today with no toilet or dumpster as per guidelines. No septic permit posted. Working on a Sunday usually means they are hiding something. Time stamped photo attached. 6/26/2024 the septic permits have not been posted. They commenced work at 3:00 A.M. in a residential area. 7/05/2024 Work continues still no septic permit posted, no port-a-let, no trash trailer, and concrete washout in the ditch. Photo has been added. 12/27/2024 As to owners response. You should have returned my original call. If you want to remedy the situation, Summer has my contact information. However, remedying the situation does not mean that I will remove the review. The building process for my new neighbors may be done, but you continue to build without regard for the rules that were voted on by the residents of my neighborhood. Following the rules and removing your dirt from the lake would be a start to remedying the situation your company has and is putting my subdivision through. 1/25/2025 Update, as seen in the latest photo ICOniq Homes continues to allow concrete washout in the neighborhood ditch, and has no dumpster on site. Update: July 24, 2025 Despite ongoing concerns and previous communications, ICONIQ Homes / SJP Capital continues to operate on Austin Road with a persistent disregard for established subdivision rules and county regulations. We are still observing the following issues: Lack of essential facilities: There is no portable toilet on-site for workers, leading to instances of public urination by employees. Improper waste management: No dumpster is provided, resulting in construction debris migrating onto neighboring properties. Non-compliance with permitting: Septic permits remain unposted, which is a violation of county law. Environmental negligence: There are no adequate erosion mitigation measures in place, allowing fill dirt to enter neighborhood lakes. Additionally, concrete chutes are still being washed out into county ditches. This ongoing pattern of non-compliance reinforces severe concerns regarding the company's operational integrity and commitment to quality construction. A reputable builder would not repeatedly ignore such fundamental and easily adhered-to rules. The lack of responsiveness to these issues, despite attempts to communicate, is deeply troubling. This company is consistently demonstrating a lack of consideration for the community and its residents.

Elizabeth called me and is helping me, isnt the first time she has had to step in. Dont loose her because shes likely the one keeping you guys together. 😩 Kent no longer works there, it feels like getting a response is the same as pulling teeth. This is the second time my ac has stopped cooling the house and its over 80degrees in my home in July in Texas. Frustrated and getting irritable that noone om the warranty answers the phone and I feel like I have to blow up on email to get a response. Conveniently cant get access to my warranty packet in my email and it wasnt put in my closing documents. Im just beyond frustrated that im having issues and cant even get a timely response. Also my home just isnt insulated well so that doesn't help. I literally had lady bugs crawling in my CLOSED front door. Im just over it. I told Kent what I wanted in a home and he got it spot on. I really love my home, hit a couple snags but everything got resolved and I've had no issues since.

I purchased a home from ICONIQ late last year and the buying process was smooth worked with a lovely lady by the name of Kim Robb who’s not longer there (go figure!) . The home comes with a 1 year warranty but it is like pulling nail and teeth to get someone out to actually repair anything! I’ve spent months using MY time to email, text, and call with little to NO communication back. I even spoke to one of the owners by the name of Josh with hopes that was a step in the right direction and it wasn’t! He seemed to not care because it’s not his problem to deal with. One of the repairs is my shower head in the master needs to be replaced and he said “well that’s not really considered an emergency you have another bathroom to use” well yeah easy for him to say, he’s not the one dealing with it . My wife is a 100% DISABLED VETERAN who is struggling so bad getting in and out of the high tub in the guest bathroom , it hurts her! This is how they treat a veteran. I’ve yet to hear back from him , from Victor who is supposed to be their head guy in the warranty repair department, from Yvette Monroy who is a manager . No one , not one person seems to care . So just buyer beware. I’m still waiting to hear back from someone.
