Great place needs TLC Location v good. Atmosphere v good. Room - family room 3 separate rooms with through corridor - appreciate it was fire exit but fine for us as couple - not sure how a family would view it. Bathroom not ensuite. Had to go into communal corridor to use it. Value - good Cleanliness - could be better. Out of date Tesco chicken salad in sitting room of our room. Amenities - good. Beth and Chad very welcoming, friendly and incredibly helpful. Felt they needed more staff to help them particularly as it was clearly a busy weekend. They worked v hard.

Great night away. Room was great but shower and toilet downstairs, could do with a lock on it for the room only. Could leave anything in there as it was open to others . Great breakfast included, apart from the dogs barking in the breakfast room.

Super nettes und Hunde freundliches Personal. Klar sind die Zimmer älter, aber was nutzten brandneue Zimmer wenn man sich nicht willkommen fühlt. Parkplatz direkt vor dem Haus. Zur Begrüßung lagen selbst gebackene Kekse im Zimmer. Sehr lecker!

We only stayed about 15 minutes before deciding to leave. The throw on the bed was covered in large stains, there were small hairs under the covers, and the room smelled strongly of dog. I was so tired I just wanted to leave. I didn’t feel comfortable asking them to fix it — if such obvious issues were missed, I could only imagine what breakfast might be like and didnt want to swap to a new room with potentially new problems. Even though I was exhausted, we decided to drive home instead. My girlfriend complained at the front desk, and we later requested a refund, but we didn’t receive one or an apology. I honestly can’t understand how this place gets any good reviews. I would avoid it at all costs.

Basic 3 star hotel We stayed in room 9. Compact room but fine for one night. Bed was comfy, good selection of tea and coffee in room with fresh cookies provided. Bathroom was ‘tired’ with poor sink water pressure. Pub next door was ok, only a short walk, pathway was unlit so recommend you use a torch when dark. Breakfast was ok and cooked to order. Both hotel manager and breakfast staff were friendly and helpful.

Really lovely stay. Great value ☺ Lovely welcome. Staff happy and helpful. Room cozy and great value. Breakfast yummy. Great garden woodland to walk dog. Could take dog to breakfast with you. They even gave her a sausage. The actual building is lovely, big foyeur and lounge room with things of interest to look at and comfy sofas. But mostly the staff make this place. So so lovely. FANTASTIC value. We really cant wait to go back. Lovely traditional pubs near by in nearby villages -one called the 3 Oaks where the food was homecooked amazing and The Robin Hood ale selection was great. Great countryside for walking. There is also a Beefeater just 5 mins walk away, but we didn't see that until we left in the morning. ☹ The hotel is a little tired. Its evident they are doing it up though and it feels homely. Some fittings needed a bit of attention. But staff couldn't be more helpful. The pond at the back needs the greenstuff taking off and it could do with some lights at the entrance to the drive way in to make the entrance easier to see and a bit safer.

What a lovely place! Really lovely, truly character-full, small place. Beautiful setting, in the country but closer to Hastings than you'd think. Wonderful staff, kind and friendly. Lovely room, possibly a bit cold in winter I suspect but they were very happy and quick to supply an extra blanket so all good. Really great English breakfast was just the ticket in the morning! Sadly didn't get to try their restaurant as not open when we came, off season and fairly quiet so probably not always viable for them? There's a beefeater just up the hill and they offer discount but that was very standard fare so you'd probably be better off nipping into Hastings perhaps? We will recommend to friends and likely return ourselves.

Agradable estancia ☺La casa tiene una decoración interior bastante ecléctica en las áreas comunes, las habitaciones son más clásicas y acogedoras. El personal es muy amable y atento, la habitación era muy limpia, la cama doble un poco pequeña sin embargo cómoda, la estadia incluía desayuno bastante correcto, algunos días tardaban un poco en servirlo asi que mejor tomarlo en cuenta si se tiene prisa en salir a hacer alguna actividad ☹Hace quizás falta algunos ganchos en el baño para colgar las toallas

Our Anniversary stay in Hastings ☺ Lovely, character property and very quirky. Room was nice and comfortable. Good location. Nice breakfast when we finally got ours. Would stay again. ☹ Not a huge deal but it took over 45 mins for us to get our breakfast. The waitress took our order for us. Everyone else who came in long after us was getting their breakfasts. We thought this was a bit odd so had to ask the waitress about our order. The lady clearly had not put our order through but didn’t say this and asked us to order again. This was a bit inconvenient especially when you are very hungry and on a time schedule. Breakfast was nice when we got it though although the bread for toast was wafer thin.

Lovely quiet location, beautiful room, comfy bed, and very helpful staff. Excellent value for money ☺ Good sized room, lovely furnishings and a very comfortable bed. Accessible sockets for chargers. Staff very helpful, even phoning a local.pub to reserve a table for us for an evening meal. Readily gave information on everything needed. ☹ The ensuite bathroom was small and the basin tiny. Just a small glass shelf above but would benefit from somewhere to put toiletries.
