Felt very much at home because of the friendly staff and atmosphere in this Guestling Hall Hotel. ☺ Exceptionally friendly and helpful reception by Bethany, the ass. manager. Gave us a room upgrade and advice where to eat as in-house dining was temporarily unavailable. Ample private parking available. Will come again when visiting this part of the country. ☹ The outside of this beautiful Victorian mansion needs some maintenance I’m afraid, will lift the appearance to where it should be.

Great staff - lovely hotel and room - fab breakfast choices ☺ Great choice of breakfast, well cooked. Lovely room and great view. Interesting garden. The hotel was an interesting mix of vintage and new which gave it a quirky feel which I loved. Lovely lounges with big comfy settees. I bet it's wonderful in the winter when the fires are lit in the hearth! Staff helpful and attentive without being invasive which was perfect! I had a lovely stay and I will definitely be back! ☹ For Pokemon players only! - There is not a Pokemon-go poke stop within reach but I have submitted to Niantic two potential stops - the hotel sign and the unusual US postbox in the gardens so hopefully, fingers crossed, this will change for future!

Not worth the rate charged ☺ Staff were doing their best in difficult circumstances. Obviously trying to sort leaks, no housekeeper. ☹ The hotel isn't in great condition. The carpets were dirty. The rooms not as clean as I would expect. If we hadn't already paid on booking.com I would have refused to pay the fee charged. The family room on the top floor isn't great. Luckily we only had 2 guests - the third bedroom had rubble of some kind on the bed.

Regarding the third bedroom area, following inspection after your departure we discovered leaves which suggested that the window had been left open at some stage. As we cannot determine when or by whom this occurred, we are sorry this affected your impression of the room.
We would also have appreciated the opportunity to address these concerns during your stay, as none of these issues were raised with the team at the time. Had we been made aware, we would have done our best to rectify matters immediately and make your stay more comfortable.

An expensive disappointment for my birthday treat. ☺ The breakfast was good if you like a full English but expensive otherwise. The manager was very pleasant and helpful in dealing with problems. Earplugs were thoughtfully provided…… ☹ The state of the building generally and our room in particular was awful. The carpets were stained in places and clearly hadn’t even been vacuumed. The paintwork needs cleaning or repainting. Our room was a “deluxe” room, booked for my birthday. The window frame was filthy, a dead fly and dead moths on the windowsill. The bathroom had the smallest sink I have ever seen in a hotel and we had to call the manger to get it to empty. The outside of the shower cubicle was dirty, the floor tiles badly cracked, the toilet roll holder hanging off the wall, the mirror hung so high I could only see the top of my head, the shelf put up with no making good or painting round it and the cistern leaked water onto the floor at every flush.

We are, however, sorry to hear that aspects of the room and building did not meet your expectations, especially as the stay was booked as a birthday treat.
As a historic property, the hotel does require continual maintenance and updating, and we fully acknowledge that some areas would benefit from further refurbishment. Your comments regarding the bathroom fixtures, paintwork, and general presentation have been noted and will be reviewed with the maintenance and housekeeping teams.
We would also like to clarify that all rooms and carpets are vacuumed as part of our housekeeping procedures before guest arrivals. However, we appreciate that older carpets can still appear marked or worn despite being cleaned regularly.

Mal ☺ Eigentlich nichts ☹ Leider ist das Hotel in die Jahre gekommen, man versucht es zwar, attraktiv zu gestalten, aber es ist alles ziemlich abgewohnt, die Unterkunft war sowohl in den Gemeinschaftsräumen als auch im Zimmer nicht wirklich sauber. Im Frühstücksraum waren die Tische vom Vortag noch nicht gereinigt, der Fußboden voller Essensreste. Da überall Teppichboden ausgelegt ist, kann sich Jeder denken, was es da so gibt. Mit wenig Aufwand könnte man aus dem Hotel ein Schmuckstück machen, aber es scheint, dass daran kein Interesse besteht. In der Nacht , um kurz nach 2, wurden wir -ohne ersichtlichen Grund - von unserem Zimmerrauchmelder 2x lautstark geweckt. Das gleiche um 6:15 Uhr. Als wir dies beim Frühstück angesprochen haben, hieß es nur "das ist hier so,das passiert schon einmal". Im kleinen Bad war der Toilettenpapierhalter mit Doppelklebeband befestigt, was permanent abfiel. Wir können diese Unterkunft nicht empfehlen. Am 2. Tag war zumindest die neue Frühstückskraft freundlich.

As a historic property, the hotel does naturally show signs of age and character, however we do continuously work on maintenance and improvements throughout the building while trying to preserve its unique style and atmosphere. We appreciate your comments regarding cleanliness in the communal areas and breakfast room, and these concerns have been addressed with the housekeeping team, as this is not the standard we aim to provide.
Regarding the smoke detector, we completely understand how disruptive this would have been during the night and sincerely apologise for the disturbance caused. Following a full investigation after breakfast service, it was identified that the alarm had been triggered three separate times from a guest room rather than from a fault with the alarm system itself. Unfortunately, this could not be immediately identified during the night, as determining the exact source required a full inspection after guests had woken. Guest safety must always remain our priority, and while these situations are frustrating for both guests and staff, the system was operating correctly.
We are also sorry if the explanation provided at breakfast came across dismissively, as this was never intended.
We appreciate your comments regarding the bathroom fixtures and will ensure these maintenance points are reviewed.
That said, we are pleased to hear that you found the breakfast staff member (myself) on the second day friendly and welcoming :)

Prima voor de prijs ☺ De gastvrouw Beth was heel aardig en legde alles fijn uit. De kamer was erg ruim en de badkamer was netjes, met een fijne douche. We verbleven 1 nacht om om tijd bij de ferry in Dover te kunnen zijn. Dat was een uurtje rijden. Het pand is geweldig ingericht met heel veel mooie meubels en spullen!! ☹ Het bed was heel groot maar niet comfortabel. De veren kraakten en het bed was heel onstabiel. De ontbijtruimte was mooi ingericht maar het kon wat schoonmaak gebruiken, de hoge raampartijen zaten vol spinnenwebben. De buitenkant van het pand had echt een opknapbeurt nodig

I didn't realize when booking Guestling Hall Hotel that my itinerary included a mandatory, middle of the night escape room. At 4:00 AM on June 1st, the fire alarm absolutely blasted me out of bed. ​No staff appeared. No instructions were given. Just me, completely shirtless in a pair of jeans, and another bewildered guest roaming the corridors like Scooby and Shaggy trying to solve the Mystery of the Blaring Siren. ​We were frantically running around looking for smoke to see if the building was burning down, but found absolutely nothing. Total false alarm, but after that massive rush of adrenaline, any hope of getting back to sleep was thoroughly dead. ​When I asked the owner about it in the morning and told him what happened and that we were wandering around confused, he proudly told me he knew because he "watched us on the cameras." ​Incredible service. Why come out and tell your paying guests the building isn't on fire when you can just grab popcorn and watch them stumble around on a CCTV monitor? ​To top it off, when I asked for a refund for my ruined night of sleep, he refused and said for all he knew it could have been me smoking in the room to cause it. I don't smoke. He wouldn't even consider the incredibly obvious possibility that his own system just glitched.

Thank you for taking the time to share your feedback. We are genuinely sorry for the disruption caused by the fire alarm activation during the early hours of the morning. We fully appreciate that being woken at 4:00 AM by a fire alarm is unsettling and frustrating for any guest.

However, we would like to clarify a few points regarding the incident.

When the alarm activated, staff were downstairs immediately dealing with the alarm system and working to establish the cause. Unfortunately, determining which detector had triggered the alarm was not possible without carrying out a full investigation room by room, which could not be completed safely and practically at 4:00 AM while guests were asleep. Following breakfast service, we conducted a full inspection and identified that the alarm had been triggered from a guest room. The fire alarm system itself was functioning correctly and had not suffered a fault.

We certainly were not "watching guests on CCTV instead of helping." The CCTV footage was reviewed later in the morning as part of the investigation into the cause of the activation. At the time of the incident, our priority was resetting and assessing the alarm system downstairs. We are sorry that we did not cross paths with you while you were looking for a member of staff.

We would also like to clarify that nobody accused you personally of smoking. During the discussion, it was explained that alarms can be triggered by a variety of factors, including actions within guest rooms, and that we could not immediately determine the cause until a full investigation had been completed.

Throughout your stay, members of the team checked on multiple occasions that everything was satisfactory and asked whether there were any issues we could assist with. The day before your departure the Assistant Manager approached your party outside the hotel with the intention of discussing the situation further and exploring what could be done to help. Unfortunately, the conversation was cut short when members of the party walked away mid-conversation before it could be properly addressed.

We always welcome constructive feedback and will do our best to resolve concerns wherever possible. However, we do ask that our staff are treated with courtesy and respect when attempting to assist guests. During several interactions, the team felt they were met with unnecessary rudeness despite their efforts to help and understand your concerns.

We completely understand your disappointment regarding the interrupted night's sleep. False alarms are frustrating for guests and staff alike, and this was certainly not an experience we wanted for anyone staying with us. However, the activation was outside of our control, and our team responded as quickly as possible with the information available at the time

A hidden gem, - lovely room, shower bigger than expected, fresh crispy bedlinen, attentive staff, quiet and peaceful at nighttime. As an unexpected bonus, communal spaces are a delight, - lounge and African bar. Did not have a chance to properly use them so may need to come back. Ah plenty of parking and safe space to store my bicycle. What's not to like!

Avoid at all costs Do not book this hotel. My room (room 10) was filthy and mouldy. Shower floor had years of dirt covered by a non-slip mat (also dirty). Stained chair. Breakfast table had a dead insect on it. Dirty carpets. Toilet by reception hadn’t been cleaned in over 24hrs. Overflowing toilet bin and insects on toilet. The only positives were the staff were friendly & lounge areas were attractive. Do not book.

Übernachten in historischer Villa mit renovierungsbedarf ☺ Es handelt sich bei der Unterkunft um ein schöne alte Villa, die im Kolonialstil eingerichtet ist. Die Zimmer sind ausreichend groß. Es liegt auf einer Einfallsstraße nach Hastings. Das Personal war sehr nett und hilfsbereit, jedoch gerade zum Frühstück überfordert. Was vermutlich an zu wenig Personal lag. Wir waren für eine Nacht als Übergangsstopp zwischen Cornwall und Folkstone dort. Dafür ist es absolut ausreichend. Einen längeren Aufenthalt würde ich in dem Zustand aber zur Zeit nicht empfehlen. ☹ Wie oben bereits beschrieben, handelt es sich um eine sehr schöne alte Villa im Kolonialstil. Jedoch hatte es die besten Zeiten bereits hinter sich. Von nahem betrachtet, sieht es "abgewohnt" aus. Was sehr schade ist, denn das Potenzial für "High Class" sind definitiv vorhanden. Es bedarf einer dringenden Renovierung. Dementsprechend waren auch die Räume und Zimmer. Es war im Grunde alles vorhanden, allerdings schon sehr verbraucht. Eine beschriebene Bar bzw. ein Restaurant im Haus gab es nicht bzw. war an dem Abend evtl. nicht geöffnet (?). Dafür gab es Rabatt-Gutscheine für das. fußläufig in ca 5 Minuten) gut zu erreichende Steakrestaurant in unmittelbarer Nähe. Die Unterkunft lebt davon, dass das junge Personal alles versucht, um die Übernachtung trotzdem so schön wie möglich zu machen.

We’re sorry the attic room felt too warm during your stay. As these rooms are located at the top of a historic building, they can become particularly warm during hotter weather, although windows and 2 fans was available in the room to help improve comfort. We did also message during your stay to check everything was okay, at which point you advised that the room was fine.
Regarding breakfast, we apologise that some items ran out during service. Due to the exceptionally busy Bank Holiday weekend, we experienced unusually high demand and unfortunately were unable to locally source replacement orange juice and bacon quickly enough. We also appreciate your comments regarding the sausages and hash browns and will ensure closer attention is paid to consistency and quality moving forward.

Sfeervol Engels hotel ☺ Mooie sfeervolle, nette en schone kamer in een Engels Landhuis hotel zoals je het verwacht. Prima locatie aan de rand van Hastings. ☹ Wij zijn hier 2 jaar geleden ook geweest en toen was de beleving heel huiselijk. Dat misten we deze keer. Er waren wat personele problemen waardoor het afgesproken diner op het laatste moment niet door ging en op een ochtend de kok niet was komen opdagen voor het ontbijt. Dit gaf wel het gevoel dat regie en eigenaarschap beter opgepakt kan worden.

We are sorry to hear that this visit did not feel quite as homely as your last experience. Unfortunately, during your stay we experienced some unexpected staffing issues. On one of the mornings, our chef accidentally double-booked himself elsewhere, however rather than cancelling breakfast service, the manager and assistant manager both came in on their scheduled days off to ensure breakfast still went ahead for guests.
We also apologise again regarding the cancelled dinner service. As a small independent hotel, unexpected staffing challenges can occasionally impact services, though we always do our best to resolve matters as quickly as possible.

Mal ☺ Die Lage und das Gebäude ☹ Im Zimmer oben drüber hab es einen Wasserrohrbruch und das war nicht der erste mal, wasser lief durch die Decke, Ergebniss Schimmel in den Zimmern, als Entschuldigung gab es 2 Drinks, aber genau abgemessen auf 2 cl, noch besser waren dann an beiden letzten Tagen das Frühstück, es gab fast nichts mehr, und der Betreiber ist lieber Motorrad gefahren als sich um das Essen und seine Gäste zu kümmern

Unfortunately, the guest in the room above had accidentally left their shower running for several hours, which we were unaware of until the leak became apparent. As soon as this was discovered, the guests in the room above were immediately informed and the issue was resolved as quickly as possible.
We’re sorry again for the inconvenience caused during your stay. As a gesture of goodwill, all five guests in your party were offered two complimentary drinks each.
Regarding breakfast on the Sunday, due to the exceptionally busy Bank Holiday weekend we unfortunately ran out of some items such as yoghurts and pastries, and we were unable to re-source them locally at short notice. However, the cooked breakfast menu and other breakfast items remained available throughout service.
We would also like to clarify that the manager works extremely hard running the hotel and only has one or two days off per month, during which time he is entitled to spend that personal time as he wishes.
While we always aim to provide friendly and attentive service, we also ask that our staff are treated with the same courtesy and respect. Some interactions during breakfast service were felt by the team to be unnecessarily rude, and there appeared to be frustration at not being personally waited on despite all breakfast items and service areas being fully accessible within the dining and particularity the bar areas.
We do appreciate all feedback, as it helps us continue improving the guest experience, and we’re sorry that aspects of your stay did not meet expectations on this occasion.

Lovely stay ☺ Lovely old building. Chad was very welcoming and all the other staff seemed very polite and happy. ☹ Being such an old building you did hear floorboards when people moving around and drawers and doors opening and closing. They do provide ear plugs though.

We've just started a 2 week holiday in East Sussex and we chose this as our 'Base of operations', as its centrally located within the area we're exploring, and thus far it is absolutely exemplary!! It is a wonderful old building that has a very rich history, part of which was recently as a Youth Hostel, but is now converted to a very opulent boutique hotel, wonderfully decorated to reflect the age and style of the property. I believe there are 10 rooms of varying sizes and positions within the building. Our room is one of the larger ones with an outlook to the rear of the property. We have a glorious superking bed which is gloriously comfortable too - sleep comes very easily!! The breakfasts here are awesome - very varied, there is a choice of cereals, fruit, pastries, porridge through to a full cooked English, with options to suit dietary needs and preferences. Our experience to date has confirmed our determination to come back in the future, it's that good!! All the staff we've met are lovely, Beth in particular, nothing is too much trouble, ask and ye shall receive!!, but as often times there are only a very few staff, some issues could take a while to resolve, but they WILL be resolved, up to & including early morning spider-wrangling!! So, if you're here to explore, or just a flying visit, please check it out, we did and haven't regretted it for a second!! Update on above review - I stand by every word and syllable previously written, we had a truly amazing time here, our two week holiday flew past all too quickly. Chad, Beth & Beth are lovely, warm and very generous of spirit, nothing seemed too much trouble at all, they were always there if we needed anything at all, and we will be most certainly coming back to stay as soon as we possibly can!!
