I was coming up on my 10 year anniversary this January, and there was a note on our door saying we are unable to renew our lease, and we had 2 months to find a new place. After calling to figure out what the issue was, the answer I was given was "neglect to apartment/too many work orders". I have had two issues over the past year. One of the issues was recently, where the pipe in the kitchen randomly burst and started leaking water. We called maintenance, and it was fixed. The other was pipes leaking water between the 1st and 2nd floor apartments (I am on the 2nd floor), so I am not sure if that is what they were referring to, but they said it was not caused my either resident.
Other than that the only other neglect that is visible is the kitchen pantry has 2 very old doors that open, and they are so old that they kept coming off the track, so we took them off and out them in the closet. Rather than constantly dealing with that pantry doors being stuck constantly, we safely and correctly undid the doors and out them away in storage.
I honestly think it's the fact that we are income of the VERY FEW non-upgraded units, and they just want to flip it. With all the issues and neglect to the grounds, I bet they will have a hard time finding someone that is complacent enough to stay here for 10 years.
There's emergency water shut-off's every couple days, and average about 1-2 a week, consitently. The decks that were supposed to be re-done in August still have not been done. The notifications are all around our building still, including the dug up dirt and caution tape around the ground level apartments, but no progress whatsoever since the first day. They actually came by back in August and pulled one (one...lol) of the wooden slats off my deck, and just left it in the walk way/in front of the steps. Then didn't pull anymore off. I saw the wooden slat and moved it by the previously mentioned dirt piles and holes that have been in front of all/most of the 1st floor apartment windows since summer.
Last year I had a sever spine infection, and I was immobile for the better part of a year. During that time we had to call maintenance to come and fix the outdoor steps leading up to our apartment, because there was multiple steps crumbling/breaking apart and/or would teeter when you out weight in it because they would crumble at the screw hole. Reaggrivated my back injury during this period due to not seeing the damaged step. Never did anything except call the office and it took dayS to come and fix a step that was leading up to the 2nd floor.
A couple years ago a neighbor moved out of the state, and left her belongings in her apartment, and the moldy and/or decaying food caused roaches to come in. The initial answer from the office was to try bug spray... try bug spray on YOUR property? 2-3 weeks after the couple roaches turned into a near infestation, exterminator finally came by, and they said the last thing you want to do is to use bug spray. They had a sub-par extermination team, and the roaches lasted over a year due to the complex not being able to get into the apartments that was the root cause (previously lady moved to different state and ended up passing away).
Take 10-15 minutes to drive through the complex and you are able to see the REAL neglect happening to the outside of the apartment buildings.
They give you a turkey for the holidays, and do some family based events in the summer (often canceled and not re-scheduled).
The neighbors are nice. Mostly down to earth people. They are in the same pickle you are, and can't stand some of the practices by the apartment complex either.
With all this said, I'd still stay if given the option. The location and hassle of moving even out the negatives. Moving is very expensive, and having it happen during the holidays is a major inconvenience. Too bad that won't happen due to the companybjust eanting an extra few hundred a month... Hello I know places like apartment complexs' get bad reps, for loud, dirty, bug infested, but definitely not here. I've been here a yr and I haven't had cops on premises all the time no loud neighbors and the Management doesn't harass you when your rent isn't paid, Now mind you they do there do diligence when it isn't paid but that's there job. A little pricey, but for this economy it's definitely doable.

I really appreciate everything that they do. They came so fast so quick he said he’ll be there in five minutes. He was there in three minutes. Thank you the Orchard Place maintenance guy. I don’t remember his name, but he came and saved the day for me within three minutes.

Overall enjoyed living with them. The area is nice, close to shops and food. I lived by the pond and dog park, it was nice having some nature outside my deck. Never had any issues with bugs, which is amazing. Love the park and pool, and free coffee in the clubhouse 😄 Staff was always very friendly and helpful when prompted. Very well maintained grounds. If it was cheaper I would stay longer. Thank you guys for a great 2 years!

The office was very prompt upon seeing my review to take care of the issues. The Orchards has otherwise been a decent place to live.
They replaced the roof last year. No one bothered to clean up the gutters. Im honestly surprised it hasnt fallen off yet. They just replaced the supports on the decks. Maybe once they see my review they'll come clean up the screws.

My family has been living here for two years, and I’ve never had any issues with management or maintenance. The office staff are always very nice and professional.
There’s an older African American gentleman with glasses who works in maintenance, and he is such a kind person. I really appreciate his positive attitude and friendly presence every time he comes out—he’s always respectful, helpful, and pleasant to talk to.
One thing I truly like about this community is how quickly maintenance responds. You never have to wait long for assistance, and they always handle situations in a timely and professional manner. Any concerns I’ve brought to management have been acknowledged and promptly resolved.
I also enjoy the convenience of living at Brentwood Estates—it’s located near plenty of shopping stores and major highways, which makes everyday life so much easier. If you’re looking for a comfortable and well-managed place to live, you’ll definitely enjoy living here.

Don’t waste your money. Something is always breaking in the apartment. Water is constantly shut off for repairs. Maintenance takes forever and half the time couldn’t be bothered to respect your things. I had a pipe burst above my unit and started spewing nearly boiling water all over my apartment thanks to their ancient plumbing. Maintenance didn’t bother to come shut the water off for 20 minutes after I called and explained the situation. The giant hole in my ceiling that this left wasn’t patched until 3-4 weeks after the incident so I could hear everything in my upstairs neighbors apartment very clearly for that entire time. When I complained to the leasing office about this, they begrudgingly gave me $100 off my rent for the month and acted like that was adequate compensation for having to deal with maintenance in and out of apartment for a month and constantly having to move my belongings around to accommodate that. Furthermore, there is no getting away from the smell of cigarettes and marijuana on this property. To top it all off upon move-out they managed to come up with “damages” to keep the entire security and pet deposits. Again, don’t waste your money here. Just save yourself the headache and move somewhere else.

We did our absolute best to resolve this issue promptly for you, and our records indicate that the repair was completed within two and a half weeks. Repairs of this nature can take time, as we must remove the water, allow the area to dry, and coordinate with third-party vendors to properly complete the work. While we do our best to proactively manage the community, we can only address issues that are reported to us. We have no record of inquiries regarding smoke or marijuana smells coming into your home. Regarding move-out charges, we provide a detailed charge sheet at the time of giving your notice that outlines any fees for cleaning, damages, or animal-related issues. We encourage you to contact the office directly if you would like to review or discuss your charges further.

I’ve been here going on 4 years and during this time I literally have nothing bad to say. If you do have an issue or concern they respond immediately. Maintenance is good. Neighborhood is quiet for the most part. Nothing is perfect but I love that if you do have a complaint or an issue they will do everything they can to make sure the problem is resolved.

Brentwood estates are nicely updated and amazing. The atmosphere here is quiet with valet trash pickup . My neighbor's ar very friendly and the two bedrooms are spacious with welcoming amenities and fresh modern floors. The staff is incredible and very attentive to your needs. There are plenty of community events and parking.

DO NOT SIGN A CONTRACT
The apartment complex was bought out four months ago. There is ongoing construction to the buildings, ripping off siding, putting up OSB, a whole new facade. I work remotely and have had to cancel calls and meetings because of the noise. The apartment complex refuses to make any reasonable accommodations. They will not even let me know when the contractors are working on my buildings so I can make arrangements to work elsewhere. They simply said the construction is going on for the next 60 days so I can plan on not being able to work. They taped up my apartment door without notice. I couldn’t enter or exit the apartment. For the next 60 days, we are to have our balconies cleared and all decorations removed from the walls of the apartment. They also overcharged me for a storage unit and refuse to acknowledge my refund request. One of the office staff, Bre, threatened me with an eviction notice. I am not renewing my lease with Orchard Of Landen, nor would I recommend them to others.
