If you are looking for an engineer report, beware of Osborne. Per his tech's recommendation ended up being a $30K mistake. His tech would not finalize his report until we had a $30K plumbing repair. We had the repair made and the foundation companies that have come out afterwards have said we wasted all that money because whoever fixes the foundation will have to tear apart the plumbing and redo it to fix the foundation. Zero remorse from the Osborne when I called to discuss the situation. Look elsewhere if you are looking to have an engineer report done on your foundation.

I am sorry that you are disappointed with our services. Your house is very large and has foundation problems in several areas. I doubt that lifting the foundation now will ruin all the past plumbing repair work. The leak near the sewer clean-out is not close to any piers, so that part of the foundation is not supposed to be lifted. That plumbing repair should not be damaged during the foundation repair work. The leak in the utility room area is near piers. If that leak had not been repaired now and then the contractor lifted too aggressively, then additional breaks in other pipes in that area could still be caused by the lifting. The repaired pipe in that area might be stronger now and less likely to break again with lifting. In any case, foundation lifting in the area of the utility room and kitchen should be done very carefully and not aggressively to help protect the repaired pipe and all the other buried pipes in that area. Lifting in that area should be done very carefully whether that known leak has been repaired or not. Since the large nearby tree is a likely at least partial cause of the original leak, it should also be removed to further help protect all the buried pipes in that area.
Gary Osborne + team saved our home’s foundation during this extreme drought. Their use rock-deep steel piers raised sinking portions of our home (~2 inches), and we could not be more pleased with their professional engineering assessments, installation crew, and mitigation recommendations moving forward. Thank you Gary, Jason & Team for all of your work making our home structurally-sound again with this unpredictable Texas clay… We couldn’t appreciate you more! :)

My experience with Gary at Osborne Engineering was fantastic. We were pressed for time due to our option period expiring in just a couple days. Gary was able to come do his inspection the day after i called. He also was able to expedite getting the report to us the same day! He went above and beyond to make sure we had the info we needed to take to the seller. Turns out he helped us avoid getting taken advantage of by the seller. They wanted to do a repair bid that Gary said was very inadequate for the problem at hand. I would recommend Osborne Engineering for anyone needing a licensed opinion on your foundation issues.

I am in the process of buying a home (built in the 1960s). Due to records of past foundation repair work, I wanted someone NOT associated with the warranty company to provide an objective assessment of the current status of the structure, to make sure there were no major foundation issues that would be a deal-breaker in moving forward with the purchase. I was referred to Osborne Engineering. The person who took my call was very professional and courteous (female). I explained to her that I was up against a tight schedule needing the inspection done quickly to move forward within the option period. She tentatively scheduled the inspection for the next day at noon, stating she would check with engineer to make sure he could make that appointment. As promised, I received a follow up call that afternoon and the appointment was confirmed. I met Gary Osborne (structural engineer) at the property to review his findings. He too, was professional and very thorough. He showed me his findings and took the time to explain any concerns and his recommendations to ensure the foundation was taken care of properly.
The next morning, I received a report outlining everything we discussed in more detail. This gave me peace of mind in moving forward with the purchase of the home. His report will be helpful to refer back to in making sure that his recommendations are followed as time and money permits. If you are in need of structural engineer, I highly recommend Gary!

I am a Realtor and Osborne did the engineer report and repairs for a client with foundation problems. One problem I had was that I understood the engineer who determines if work is needed would be independent of the company who does the work in order to avoid any conflict of interest. Long story short, my client's house continued to move within months AFTER Osborne did the foundation repairs. The house moved enough that 1/2 inch gaps opened up inside the house and ruined tile work and other upgrades to the house. My client has repeatedly tried to get Osborne to honor the warranty given for the repairs but has gotten nothing but the "run around". The warranty was not worth the paper it was printed on in my opinion
