I’ve been really happy with the service from Ella Sampson Jones and her team—they’ve been professional, responsive, and helpful throughout the process. However, I feel really frustrated by the unexpected additional charges on my final completion statement, which were far higher than I was initially quoted.
My original quote for legal fees (including searches) was £2,562.16, but the final amount left to pay was £4,088.16—a huge and unexpected jump. While I understand that legal costs can vary, I would have appreciated more transparency from the start.
A few charges stood out as particularly frustrating:
£250 + VAT for a mortgage offer review My lender adjusted my interest rate, but I stayed on the same product. The charge feels excessive given the minor change. I have also spoken to Lloyds bank ( my lender ) and they also feel that this is ridiculous. It also meant that although I saved money from my mortgage interest, this was outweighed by the additional charge.
£224.40 for the Stamp Duty Land Tax form submission—I understand that this is required, but it wasn’t included in the original quote, and surely this is standard for most buyers?
Nearly £500 for handling my Forces Help to Buy loan—I fully expected a charge, and it was mentioned to me before, but compared to what others have paid, it seems a lot for what was a very straightforward process.
I had to settle the balance to ensure my property purchase goes ahead, but I wanted to raise these concerns because I think costs like this should be clearer from the outset. I did email the owner as he has replied to previous Google reviews of this nature but did not have a reply.
That being said, I can’t fault Ella and her team, they’ve been good throughout, always quick to reply and really supportive. If anything, fewer automated emails would make the process feel more personal and less confusing. But otherwise, their service, as a team, has been great.
I’m just really disappointed about the unexpected costs, and would totally advise that you use a local solicitor to convey your house purchase.

AVRILLO provided a top service and were always quick to respond to any queries. The completion of our property sale would have been even quicker if it wasn't for the buyers solicitors. The app they use is very helpful for tracking what is left and for filling out forms required.
I highly recommend their services and will be using them again when we next purchase a property.

AV Rillo was fast in dealing however with a premium but they are good to protect their client's interest.
As a first time buyer I was dealing with Kimberlay Floyed's team and they were quick and efficient in all respect. They helped me to secure the completion within a record time as my mortgage was about to expire and I am also happy that they completed before the SDLT rate increase.

We had a really bad experience with Avrillo, they were massively expensive, the first quote did not match hidden on going prices, so they will try and charge you more at the end of service. We made the decision to leave them and go elsewhere, I’m so glad we did as we were originally quoted £2,500 but with the hidden extras it would’ve been £3,500 which is a MASSIVE jump. The apps were rubbish, they didn’t get our information through for weeks, which of course can really hold up the house buying process.
They were really hard to get hold of, only way you can speak to them on the phone is if you book a teams call. The solicitors were inexperienced, not thorough at all and gave really poor customer service. They also broke GDPR and said my mum declared bankruptcy- said they would charge her £500 to prove her identity!! (when she didn’t declare bankruptcy) all they had to do was type in her middle name to see it wasn’t her!!

As a founding partner of this still-family-run firm nearly 30 years after we started, I find it upsetting to hear you’re unhappy. Since I’ll be out most of tomorrow, I wanted to take a moment to respond now rather than have you wait. I will, of course, arrange for your matter to be looked into further.
1. Quoted Costs – I’m unsure where the £2,500 figure comes from, as our standard legal fees are currently £1,797 plus VAT, making us one of the most cost-effective lawyers in the UK for award-winning service with a record 95% completion rate for our clients who face a third failing to complete elsewhere, leading to losing thousands in wasted costs and property price changes which ours don’t. This is why clients have chosen us since 1988.
2. Additional Charges – You mentioned an additional £1,000 charge. I’ll look into this, but if you left before completion, you wouldn’t have received a final completion statement, so I’m not sure where that figure comes from.
3. Bankruptcy Check – If a bankruptcy flag appears, the other party’s lawyer typically requires formal proof that it has been investigated. This usually only costs a few pounds for a signed declaration. I’m sorry if there was any confusion around a £500 charge—that is definitely not something we would ask for. I’ll check the correspondence on this.
4. GDPR Concern – I take data protection extremely seriously. We are highly regulated and compliant, so I will look into what happened here.
5. Apps. While our app has received thousands of positive comments and an award, genuinely we’d want to have your thoughts on how we can enhance the experience.
6. Availability & Contact – Unlike other firms where receptionists block access, we offer direct booking into lawyers’ diaries via our call surgeries, available morning and afternoon daily. Our response times are among the best—while some law firms take two weeks to respond, we aim to reply within two days or even the same day for urgent matters.
7. Written Correspondence – In property law, clarity is crucial. We document everything in writing to avoid the risks of miscommunication that can occur when details are only discussed verbally. We do simplify legal language as much as possible, but written records remain essential to protect our clients.

Quite dismissive at times they have a 48 hour response time on emails which is fine for most of the time but at completion stage not fit for purpose.
Ask a simple question be ready for a 4 page essay email.
Cant call in unless you pre-book a call if you work 9-5 Makes it very difficult if not pre-booked.
When they email you except a lot of jargon copied and pasted that is not relevant to your query.
They also have a policy where if contract exchange and completion is below 20 days they charge you a premium for "expedition"

2/. Written communication: Property law is one of the most complex areas of law. While we simplify our language as much as possible, legal documentation must still be formal to ensure you have a complete and accurate record.
3/ Expedited timescales only if clients require. The Law Society’s exchange contract conditions recommend at least 20 working days to minimise risks to clients when transactions are rushed because mistakes increase, leading to thousands lost to the client. However, when needed, we’ll help expedite the case and charge at a loss as it’s a nominal fee compared to what it costs us in terms of time and risk.
