We used AVRillo for 3 property transactions that completed in 2025. 2 sales, one purchase. Yes, they are slightly more expensive, especially compared to companies up north where we live but they are up front about this and point out that you are paying for the reduced risk of the transaction not going to completion because of delays or non-action. When you factor in the cost of a failed transaction, the slightly more expensive fees are a no-brainer. We had Karen handle all our business and she was excellent. In the number of months we were involved in these transactions, there wasn't a single time I had to wait more than a couple of hours, at most, for her to respond to my (numerous) queries with patient, straightforward answers. I felt that I could really trust her, which is so important considering what's at stake. I could have saved a little by going with a local conveyancer but I've gone with AVRillo 3 times and would never use anyone else in future. I know that other people in our chain had all sorts of issues with their conveyancers which must be seriously stressful on top of all else going on. Thank you Karen, and all your team. All your efforts remain greatly appreciated.

Although the conveyancing process seemed complicated everything was explained clearly to me and I had every confidence in the team especially Victoria. The hub is an excellent way of monitoring the process and dealing with correspondence. We only had one piece of physical paperwork to deal with. Excellent all round.
The company’s service was good, and I had an outstanding solicitor handling my case. However, their quote was the highest among those I received. I proceeded with them despite the cost, only to have an additional £1,300 added to the quote at the end of my purchase. No unforeseen services were rendered, and there was no underwriter involved. This left me feeling taken advantage of as I have no choice but to pay.

That’s why we provide our instruction form and Terms of Business upfront, which set out potential additional charges (at fixed, discounted rates) and guidance on budgeting for contingencies. For transparency, this fee information is also visible on our website.
2. Third-party costs vs our fees
Our quotes are itemised so clients can see the difference between our legal fees and third-party disbursements (for example searches, Land Registry fees, managing agent packs and other external costs). Where an amount appears “added on”, it is often because a third party cost has been confirmed late in the process, or additional legal work became necessary during the investigation. That said, none of this helps if you feel it wasn’t properly explained — which is exactly why we want to review your matter.
3. Your concern that “no unforeseen services were rendered”
If you believe the additional £1,300 does not relate to any additional work or disbursements on your file, that is something we will take seriously and investigate properly.

I expected a smoother process, but getting updates was a constant struggle. Emails went unanswered for days, and I always had to chase for basic information. The delays caused a lot of unnecessary stress during an already stressful time.

Our second time using AVRILLO conveyancing after our positive experience with them, when purchasing our first house a few years ago.
