As soon as the concern of bed bugs was brought to our attention, the property manager reached out within minutes to discuss your concerns and obtain photos from you. Further from that, one of the owners of the management company visited the property within the hour to inspect the property and investigate and address the concerns. She spent over an hour at the property inspecting, talking through their concerns and offered them the opportunity to vacate with a refund. However, the guests insisted they wanted to stay at the property but would just stay in another bedroom.
A short while later we received a call from VRBO via the guests that they wanted to stay but wanted a 75% refund to stay in a home that they claimed had bed bugs. The owner of the management company again returned to the property with the guests to inspect again, finally advising the guests to vacate the property and a refund would be processed to them.
As we explained to them, if we had another property to switch them to, we would have but we had nothing available in our inventory. Therefore, the only option was to offer the refund to them. The guests are the ones who stated they would leave and head back home more than likely because they did not have the funds available to find another place before receiving a refund from VRBO.
The bottom line is, they wanted to stay in a home they said had bed bugs if they got a 75% discount. Our resolution was that we would provide them with a full refund. We sincerely apologize for the inconvenience you experienced.

This property is a 10 out of 10! Stayed a long weekend here with family and had a fantastic experience. The house, outdoor pool, amenities, game room, dock for fishing, wraparound porch, views, it all was perfect for us.

Our stay at Lake O Woods in Bradenton, Florida the week of April 4th - April 9th was exactly what we needed. The house was spacious, clean, and super comfortable, with everything we could want - from a great pool and hot tub to a peaceful pond right in the backyard, with abundant bird wildlife. Watching all the birds while we ate our morning breakfast - was beyond great. The pool table and video games were awesome. We really appreciated the private gated yard, especially with our dogs, who had the best time exploring and hanging out with us outside. The location was perfect - close to shopping, restaurants, and anything we needed, but still quiet and relaxing. For a week it was our own little spot to unwind especially after exploring and shopping. So many great restaurants, stores and grocery stores to choose from.
The host Anchor Down vacation rentals are great hosts, they took care of everything, we had an issue with the patio door lock and it was taken care of immediately. They provided us with a book of all the arrival and departure instructions as well as all the area attractions, including a page dedicated to the pups, we could not ask for a more dedicated host. We had a great time and made some awesome memories here. We will return to vacation at this property. I cannot say enough great things about Lake O Woods or Anchor Down vacation rentals.

The Good, the Bad, the Ugly!

The Good: The mattresses were comfortable, and the house was beautifully decorated with upgraded appliances. The kitchen was fully stocked with everything we needed, which was a big plus. Another highlight was the partnership with The Loaded Kitchen, offering excellent service and food—something I highly recommend. The Bad:
The management company, however, was not as professional as we expected. Despite the house being relatively new, many issues should have been addressed prior to our arrival. Even with an early check-in (15 minutes), we encountered multiple problems. The management seemed unprepared and lacking in attention to detail. The Ugly: One of the major issues was the pool temperature. This had been a known concern before we arrived, yet it was never properly resolved. Although the management came to check, the pool never reached the promised 85 degrees, and only one of the two water spouts worked. Other issues included broken drawer pulls in the master bedroom and a dryer that didn’t work for most of our stay. This led to delays in the cleaning crew finishing their tasks, and they didn’t complete making the beds until 6:30 pm, even though we checked in at 3:45 pm. Upon arrival, we were expected to take out the trash from the previous renters, which was full, since the cleaning crew doesn’t handle it. Additionally, one fire alarm was dangling from the ceiling and beeped throughout the night. The outside TV had to be replaced, and the couch was badly stained, a known issue that the management was aware of. While they did address most concerns, many of these problems should have been resolved before our stay with a proper inspection. Bottom Line: While the location was decent for a vacation, I would avoid properties managed by Anchor Down Vacation Rentals. The issues with both the property and the management significantly impacted our experience.
This property was beautiful! I was originally scheduled for another property on Anna Maria Island but due to unforeseen circumstances, was unable to stay there. Anchor Down contacted me and offered this property instead. I was bummed not to be on the AMI, however after arriving, I discovered this was even better!! This gated community was safe and convenient with only a short drive to the beach. The pool and grills were also very nice! We were very thankful for the assigned and locked storage for each unit. We had brought a hitch mount cargo carrier that we stored in there. Not to mention the unit had everything you could possibly dream of!!! We will be back!

We loved staying at Jerry’s Gem! The home was clean and had everything we needed! Toys for the kids to play with and also for the pool! The house has ceiling fans but we did buy small fans for the bedrooms because we like the extra circulation and noise for sleep. It could use some updating to some of the furniture but otherwise all good!
